Does Nuveen Mortgage and Income Fund (JLS) Have a Forward EV/EBITDA Multiple?

JLS is a leveraged closed-end fund, not an operating company, so forward EV/EBITDA is not a standard valuation measure. Here are the fund metrics to examine instead.

There is no verified, meaningful forward enterprise-value-to-EBITDA (EV/EBITDA) multiple for Nuveen Mortgage and Income Fund (NYSE: JLS). JLS is a leveraged closed-end investment fund, not an operating company; EBITDA is therefore not a standard basis for valuing it. The label “BOATS” is not explained by the available official sources, which identify the fund’s common-share ticker as JLS.

Why forward EV/EBITDA is not a useful standard measure for JLS

EV/EBITDA is commonly used to compare operating businesses by relating enterprise value to earnings before interest, taxes, depreciation and amortization. JLS is instead a diversified closed-end management investment company. Its value and performance are tied to its investment portfolio, liabilities and leverage, rather than to a conventional operating business’s EBITDA.

Nuveen describes the fund’s objective as generating high current income through opportunistic investments in securitized credit. Its strategy and structure make fund-specific measures more informative than an operating-company multiple.

What the BOATS:JLS label establishes—and what it does not

The SEC registration statement identifies JLS as the NYSE symbol for the fund’s common shares. The official material available here does not explain the “BOATS” prefix, identify a data vendor behind the phrase “enterprise value to EBITDA forward,” or provide a forward EBITDA figure or formula. A number displayed under that label should not be treated as a verified comparable valuation metric without first identifying the provider and its methodology.

Measures that better fit a closed-end fund

For JLS, analysis should focus on the fund’s portfolio and the price investors pay for its shares. When comparing JLS with another closed-end fund, use consistent dates and definitions for each measure.

  • Market price versus NAV: Compare the share price with net asset value to see whether shares trade at a premium or discount.
  • NAV and market-price total returns: Review both over matching periods; they show portfolio-level performance and the experience of a shareholder buying at the market price.
  • Distribution rate and sources: Examine the distribution alongside reported estimates of where the cash comes from. A distribution can include realized gains or return of capital, so the rate alone does not show investment performance.
  • Leverage: Consider the amount, sources, cost and risks of leverage, which can affect returns and risk for common shareholders.
  • Expenses and portfolio risk: Compare expenses and the portfolio’s credit composition, including its exposure to mortgage-related and other asset-backed securities.

How to interpret JLS’s investment and distribution policies

Investment policy

Nuveen says that, under normal circumstances, the fund invests at least 80% of Assets in mortgage-related and other income-producing securities. It also says at least 50% of Managed Assets are invested in mortgage-backed securities (MBS), with up to 50% in non-mortgage-related asset-backed securities (ABS). These are policy descriptions, not a snapshot of current holdings.

Leverage

The fund uses leverage. Its SEC registration statement says leverage may come from borrowings, debt securities, preferred shares, and certain derivatives or other financing instruments. That financing can affect the risks and results experienced by common shareholders.

Monthly distribution policy

In its shareholder report for the period ended June 30, 2026, the fund said common-share distributions are intended to be regular monthly cash distributions, subject to change by the Board. A distribution may include realized gains or return of capital. The report cautions that, when distributions exceed fund returns, NAV per share can erode; it states, “To the extent that a distribution includes a return of capital the NAV per share may erode.”

Bottom line for someone looking up JLS

Do not rely on an unverified forward EV/EBITDA figure as a standard valuation multiple for JLS. Confirm that a financial-data service’s label refers to this fund, find out how it calculates the figure, and use the fund’s NAV, market-price performance, distributions, leverage, expenses and portfolio risk for analysis.
