Why a Compass scraping recipe is not appropriate
Compass’s terms restrict access to its content to personal, non-commercial purposes and prohibit crawling, spidering, harvesting, and scraping. They also prohibit many forms of commercial use or reproduction. Some listing data is subject to MLS, IDX, and VOW rules that can impose additional limits, including personal-use restrictions and requirements to preserve accurate data and broker attribution.

The terms also prohibit using Compass services or content to train, fine-tune, validate, or develop AI models, or to create derivative datasets, embeddings, or similar representations, absent express written authorization. Do not assume that listing photos, descriptions, contact details, or other material can be reused in a commercial product.

Browse AI documents two general ways to build data workflows: Table Studio, which creates a table from a URL, and Robot Studio, which uses visual, point-and-click training. A permission-first workflow for an approved source
- Confirm permission before entering a URL. Check the source’s terms, the data license, any applicable MLS or other restrictions, privacy obligations, and rules for your intended personal or commercial use. If the scope is unclear, obtain written authorization.
- Choose a suitable source and workflow. For a permitted, table-oriented page, assess whether Table Studio fits. For permitted pages that require visual selection or interaction, assess Robot Studio. Neither choice overrides source restrictions.
- Define only the fields you are allowed to collect. Review the output for completeness, accuracy, and any required attribution. Do not republish or repurpose data beyond the license or permission you have.
- Configure navigation and monitoring only within the allowed scope. Use schedules and page interactions only when authorized, and observe applicable rate limits. Do not try to evade access controls or restrictions.
- Export or connect the approved data. Send it only to workflows and recipients covered by your permission and privacy obligations.
Compatibility limits and common failure causes
Even on sites where automated extraction is permitted, a robot may not work reliably. Browse AI’s compatibility guidance identifies several constraints; none should be treated as a reason to bypass a site’s controls.

- High-security login pages: some may not work reliably. Browse AI identifies unsupported MFA/2FA; do not attempt to defeat login protections.
- CAPTCHAs: the service does not handle every custom CAPTCHA. A CAPTCHA or bot check is a signal to stop rather than evade.
- Virtual lists and dynamic pages: content that loads or changes as a visitor interacts may be difficult to capture consistently. A page changing its layout can also break a previously configured robot.
- Site changes or incomplete results: verify fields and records against the authorized source, and pause the workflow if it produces inaccurate or unexpected data.
Browse AI says users are responsible for checking source terms, robots.txt, rate limits, privacy obligations, and copyright considerations. Tool capability alone does not establish permission.
Safer ways to obtain listing data
If you need Compass listings, request written authorization from the relevant rights holder or use a properly licensed feed or provider that expressly permits your intended use. The reviewed material does not establish a specific authorized Compass API, feed, or provider, so do not assume one is approved.
Before adopting any source, compare the permission and license scope, personal versus commercial use, geographic and MLS coverage, field completeness and attribution requirements, update frequency, and integration effort. Confirm these details directly with the rights holder or provider.
