If your boiler has stopped working in Barnet, first check for danger: if you smell gas or suspect carbon monoxide exposure, leave and call the National Gas Emergency Service on 0800 111 999. If there is no emergency warning, check the power, controls and fuel using the manufacturer’s instructions. Do not open a gas boiler or attempt gas work. Renters should report the fault to their landlord or managing agent; owner-occupiers can contact the warranty provider or a suitably qualified Gas Safe registered engineer.

What should I do if my boiler stops working?

Work through these steps in order, stopping if you encounter a safety warning:

As an Amazon Associate I earn from qualifying purchases.

  1. Check for an emergency. A gas smell, a carbon monoxide alarm or possible exposure means you should leave the property and follow the emergency instructions below—not troubleshoot the boiler.
  2. Check external causes. Look for a local power cut, an empty prepayment meter, a switched-off boiler or wall switch, or a heating programmer or thermostat set incorrectly. Use the boiler manual for your model.
  3. Note what is not working. Record any display message or error code, whether you have heating, hot water or neither, and what you have already checked. This helps the person diagnosing the fault.
  4. Contact the responsible person. If you rent, tell your landlord or managing agent. If you own the home, check the warranty or installer route, then arrange an appropriately qualified engineer if needed.

Do not remove the boiler casing, attempt gas work or repeatedly reset a circuit breaker that trips again. A breaker that continues to trip needs attention from a registered electrician.

What should I do if I smell gas or suspect carbon monoxide?

Gas smell

If you smell gas, do not investigate the source or try to repair anything. Barnet Council advises calling the National Gas Emergency Service on 0800 111 999, opening doors and windows, and turning off appliances and the gas at the mains if you can do so safely. Do not operate electrical switches or appliances, smoke or light a flame. Leave first if that is necessary to make the call safely. Barnet Council’s gas-leak advice sets out the local emergency steps.

Carbon monoxide alarm or possible exposure

If a carbon monoxide alarm sounds or someone may have been exposed, stop using appliances and evacuate immediately. Call 0800 111 999 or the HSE Gas Safety Advice Line, and do not return until you are told it is safe. Get immediate medical help; if someone feels unwell or is worried after possible exposure, contact NHS 111 or a GP. Call 999 in an emergency. These are the steps in GOV.UK’s carbon monoxide guidance.

Possible symptoms include headache, dizziness, breathlessness, nausea, tiredness, chest or stomach pain, confusion and visual problems. They can resemble common illnesses, so do not wait for symptoms if an alarm sounds or exposure is suspected. A carbon monoxide alarm does not replace regular servicing and may not detect lower-level exposure, according to GOV.UK’s alarm guidance.

Which boiler checks are safe to do yourself?

Keep checks external and follow the manufacturer’s instructions. Do not adjust unfamiliar controls or assume settings are the same across boiler models.

Power, fuel and controls

Check whether there is a power cut, whether a prepayment meter has credit, and whether the boiler’s power switch and any wall switch are on. Confirm that the thermostat and programmer are calling for heat and that the heating has not been left in off or summer mode. If hot water alone is affected, consult the manual for the hot-water setting. On a combi boiler, the hot-water temperature or eco/pre-heat setting may help explain water that feels cool. With a separate hot-water cylinder, check its timer and controls according to the system instructions. Citizens Advice provides a broader set of safe boiler troubleshooting checks.

Low-pressure message

If the gauge is below 1 bar, Citizens Advice says you may follow the manufacturer’s repressurising instructions with the heating off and the boiler cool, aiming for a pressure between 1 and 1.5 bar. Close the valves properly and do not dismantle anything. If the pressure changes over the following week, arrange an inspection by a Gas Safe registered engineer. See Citizens Advice’s pressure guidance and use your own model’s manual.

Pilot light or frozen condensate pipe

If an older boiler has a pilot light, relight it only by following that boiler’s manufacturer instructions, and only if there is no gas smell or other warning. If you smell gas or the flame looks abnormal, turn the boiler off, leave and call 0800 111 999.

In cold weather, a frozen external condensate pipe may cause an error code, gurgling or dripping. If the pipe is safely reachable, Citizens Advice suggests warming it with a hot-water bottle, heating pack or cloth soaked in hot water. Do not use boiling water, put weight on the pipe or attempt unsafe access. Reset the boiler only as its manual directs; if the fault remains, call an engineer. The steps are in Citizens Advice’s boiler troubleshooting guide.

Who should arrange boiler repair in Barnet?

If you rent

Tell your landlord or managing agent first. Citizens Advice says the landlord is responsible for repair or replacement, and tenants should not try to fix the boiler themselves. Its guidance is for renters in England; see what to do if a landlord does not carry out repairs.

If an essential repair remains unresolved in a privately rented home, Barnet Council may investigate issues such as restoring heating or hot water and making a dangerous gas appliance safe. Its page asks for details including your address, contact information, landlord details and the problem. The council says it generally makes contact within five working days, or within one working day if it considers the matter urgent; that is a contact timeframe, not a promise that the repair will be completed by then. See Barnet Council’s private-tenant repair support.

If you own the home

After safe external checks, contact your installer or warranty provider if appropriate. Otherwise, find an engineer registered for the type of work required. HSE says domestic gas appliances, flues and pipework should be installed, maintained and serviced at least annually by a Gas Safe registered engineer. Check the engineer’s ID card on arrival and verify both their registration and relevant qualification for the job through the Gas Safe Register. HSE explains the requirements in its guidance for homeowners’ gas safety.

If a vulnerable resident has no heating

Barnet Council’s gas safety and emergency page says Social Care Direct may be able to assist vulnerable residents in an emergency without heating. It lists 020 8359 5000 and 020 8359 2000 out of hours. Check the council page for current contact details.

How do I choose an engineer and compare repair quotes?

Gas Safe registration is essential for gas work, but it does not by itself tell you whether a proposed repair is good value. Ask more than one engineer for a quote where practical, and ask whether there is a charge for a visit or quote. Citizens Advice explains how to get and compare quotes.

Compare the scope and terms, not just the total:

  • Is the engineer registered and qualified for this specific job?
  • What diagnosis supports the proposed work, and what parts or labour are included?
  • Are VAT, follow-up visits and any guarantee included?
  • What are the call-out charge, availability and payment terms?

No current Barnet-wide call-out price or response time is established here; confirm those details directly with the engineer before booking.

What should I check before paying for a repair?

Before agreeing to pay, check whether the boiler is covered by a warranty or guarantee, home-emergency or boiler cover, home insurance, a workplace benefit or a packaged bank account. Review the limits, exclusions and excess rather than assuming a policy covers the fault. Citizens Advice outlines possible boiler and heating grants, including support that may depend on ECO or council schemes. Eligibility and availability vary, so confirm current rules with the relevant scheme or council.

A fault alone is not enough to decide that a boiler should be replaced. Establish the diagnosis, appliance condition, age, repair quote and household needs first. Citizens Advice notes that heat pumps or biomass systems may be alternatives, but installation can take time, require home upgrades and cost more upfront. For replacement or installation, Barnet Council says building regulations may apply; a suitably registered competent-person scheme may handle notification. Emergency boiler repairs do not need advance approval, subject to the applicable rules. Check the requirements for the specific work with the council or installer.

How can I stay warm while waiting for the repair?

Use safe measures that do not create another hazard. Citizens Advice suggests wearing extra layers, socks and slippers; using a hot-water bottle, heated throw or electric blanket if available; eating regularly, including at least one hot meal a day; and moving gently if you are able. A portable electric heater may help, but can be expensive to run. Staying with friends or family may also be an option. Follow product instructions, and never use outdoor combustion equipment indoors. See Citizens Advice’s advice on keeping warm.
