An exploratory data analysis (EDA) of the Ames Housing dataset can show how recorded sale prices vary alongside property characteristics and location. It cannot, by itself, establish why one home sold for more than another or describe today’s housing market. The dataset covers Ames, Iowa sales from 2006 through 2010, so the most useful takeaway is how to examine historical housing data carefully—not a current price estimate.
What the Ames Housing dataset represents
Dean De Cock’s 2011 paper describes 2,930 residential property sales in Ames, Iowa, spanning 2006–2010. It identifies 80 explanatory variables: 23 nominal, 23 ordinal, 14 discrete, and 20 continuous (De Cock’s paper).

Those variables describe sale price and many aspects of each property: zoning, lot size and shape, neighborhood, building style, overall quality and condition, construction and remodeling dates, exterior and foundation, basement, utilities, rooms and baths, garage, outdoor features, and sale timing and conditions. This breadth makes the dataset useful for learning how to inspect mixed data types before fitting a regression model.

Why dataset versions and field counts matter
The maintained AmesHousing R package distinguishes its raw ames_raw data from its processed make_ames() form. Its documentation describes 82 recorded fields overall, while De Cock’s paper counts 80 explanatory variables. These figures refer to different representations and counting conventions; they should not be presented as competing counts of the same thing. Name the version whenever reporting a column count. The package also notes six properties with identical geotags, a detail to investigate before treating mapped points as unique locations (AmesHousing package documentation).

What an EDA can reveal about sale price
Sale price is a natural outcome to examine, and the Ames chapter of Tidy Modeling with R presents EDA as an important first step toward a reliable model (Tidy Modeling with R: Ames Housing). A careful analysis can explore whether prices differ across property quality, size, age, and neighborhood, and whether patterns appear in the distribution of prices or in relationships between features.
Those are questions an analysis can investigate, not results that can be asserted without its data outputs. No specific price pattern, correlation, ranking, or model performance follows from the dataset description alone. To substantiate a claim such as “quality is the strongest price predictor,” the underlying notebook or computed results would need to identify the data representation, filters, sample counts, and method used.
How to read price comparisons responsibly
Check the outcome and units
Inspect how sale price is distributed before comparing groups or fitting a model. State whether values are shown in their recorded units, transformed, or filtered, and report the denominator when rows are excluded. A chart without these details can conceal how much of the dataset it represents.
Keep feature meanings intact
Nominal categories identify groups; ordinal categories express an order; discrete variables are counts or distinct values; continuous variables measure quantities. A numeric code assigned to a class does not automatically represent a meaningful numerical distance. Preserve documented category meanings in charts and models rather than treating every coded field as an ordinary continuous measurement.

Separate association from cause
If prices differ across neighborhoods or quality categories, that is a descriptive association in these recorded transactions. It does not show that changing a single feature would cause a particular price change: other property characteristics and sale circumstances may differ too. A regression can help summarize conditional relationships, but its estimates still depend on the variables, assumptions, and data used.
Take care with location
Geographic analysis should state the coordinate source and account for the package’s note about six properties sharing identical geotags. Duplicate coordinates can affect maps or location-based summaries, and a map point should not automatically be interpreted as a distinct property location.

What the findings can—and cannot—be generalized to
The observations concern one city over a historical five-year period. They can support learning about EDA and modeling with a substantial housing dataset, but they do not establish current Ames prices, patterns in other cities, or effects that apply to housing markets generally. Readers seeking present-day market information need current local sales data.
