Google is expanding its home-listing search format nationwide through a partnership with HouseCanary, but that does not mean every U.S. listing will appear. Listings come from participating multiple listing services (MLSs), and local participation and listing rules determine what buyers can see.
What the Google–HouseCanary partnership does
Announced June 11, 2026, the expansion builds on a pilot that began in 2025 across eight markets. Participating MLSs provide broker listings to HouseCanary’s ComeHome marketplace, which distributes them to Google’s mobile search experience. Google describes the format as Home Listings Ads within Local Services Ads: property information can appear alongside promoted buyer agents, whom prospective buyers can contact by call or message. HouseCanary’s announcement and Google’s documentation describe the arrangement.
This is MLS-based distribution through HouseCanary, not a claim that Google independently gathers every home listing. Google says the expanded format is rolling out across all 50 U.S. states, but a particular home’s availability depends on its MLS, data feed and applicable rules.
Are Google real estate listings available in your area?
HouseCanary’s program page lists Bright MLS, California Regional MLS, My State MLS, REcolorado and San Diego MLS as participating. That is the list published on the page checked for this article, not a guarantee that participation remains unchanged. The program is described as mobile-only. Check HouseCanary’s current program information and ask your MLS whether it participates and permits the relevant listings to be sent to the feed.

Even in a participating MLS, display depends on the feed arrangement and brokerage opt-in rules. HouseCanary says brokers generally must belong to a participating MLS or work with it to establish a data feed; whether a broker can opt in or out depends on MLS rules. Agents must be licensed with a broker in a participating MLS. HouseCanary’s FAQ explains these eligibility conditions.
Which listings may appear
The program draws exclusively from participating MLSs. HouseCanary says active listings are eligible and some pre-market listings may be included, subject to local MLS rules and feed arrangements.

- Residential listings: the program is described as covering MLS residential inventory.
- Pre-market homes: some may be included, but inclusion is not guaranteed.
- Commercial property, rentals and land: these are generally not included.
Ask the MLS or brokerage about a specific listing’s status and property type rather than assuming that participation makes every listing eligible.
Is listing placement free for agents?
HouseCanary describes placement through this listing program as free to participating brokers and agents, with no additional cost beyond existing MLS fees. Eligibility and the ability to participate still depend on MLS membership, feed setup and local rules.

That free placement is distinct from paid Local Services Ads. Google says Local Services advertisers pay for leads rather than clicks or impressions, with lead prices varying dynamically by market. Its documentation describes Home Listings Ads as a format within Local Services Ads and says advertisers can opt into buyer’s agent or seller’s agent job types in the Real estate category. HouseCanary’s announcement quotes Chief Revenue Officer Chris Rediger: “As real estate marketplaces face unprecedented fragmentation, this program gives brokers and agents a simple, easy way to ensure more buyers can discover their listings from the industry’s most validated, comprehensive source: the MLS.” The statement explains the company’s rationale; it is not evidence of a quantified increase in buyer traffic or sales.

How brokers and agents can check eligibility
- Check whether your MLS appears on HouseCanary’s program page; because participation can change, confirm directly with the MLS.
- Ask the MLS whether it has established the required data feed and whether its rules allow your brokerage to opt in and the listing to be distributed.
- Confirm that the property is an eligible residential listing and that its status can be included under local rules.
- Keep free listing placement separate from any decision to buy Local Services Ads, which are paid lead advertising.
