A 52-week high is a historical reference point, not an estimate of fair value. A price falling from a high can reflect changed expectations, business conditions, market-wide moves, or other factors; the percentage alone does not explain the cause or indicate what the share will do next. The cited figures do not support a forecast or a buy/sell conclusion.
What does Y.H. Dimri do?
In its Q2 2026 interim report, the company describes three main business areas: residential development, residential urban renewal, and income-producing real estate. Its portfolio therefore combines housing projects at different stages with rental properties; those activities have different revenue and cash-flow patterns.
#1 Best Overall
Residential development and urban renewal
As of 30 June 2026, the company reported approximately 44,424 housing units in Israeli development and urban-renewal projects, including approximately 39,530 units attributable to the company. The reported total comprised about 18,852 units in residential development and 25,572 in urban renewal; the figures include partner and landowner interests as described in the report. A pipeline count is not the same as completed homes, near-term sales, or units wholly owned by the company.
Income-producing properties
At 30 June 2026, Y.H. Dimri reported about 92,000 square meters of commercial and office properties in southern and central Israel, approximately 92% overall occupancy, and income-producing property valued at about ILS 980 million. These are company-reported, approximate figures for that date; they describe a separate rental-property component alongside development.

| Gross margin | 34.18% | 46.14% |
| Net cash used in operating activities | ILS 447.039 million | ILS 247.338 million |
The company said the prior-year gross-margin comparison included approximately ILS 150 million of profit from a land sale in Hadera, and that the project mix also differed. That context matters: the margin comparison is not a like-for-like measure of recurring performance by itself. The report also said taxes related to that transaction were paid in the current period, which is relevant to the year-over-year operating cash-flow comparison.
How should investors read the cash-flow and liquidity figures?
Net cash used in operating activities was ILS 447.039 million in the first half of 2026, compared with ILS 247.338 million in the first half of 2025. The company attributed part of the comparison to the prior period’s one-off land-sale profit and the associated taxes paid in the current period. Negative operating cash flow is still an important measure to monitor, particularly for a property developer whose projects require substantial investment before sales or rental receipts arrive.
At 30 June 2026, cash, cash equivalents, restricted deposits, and financial assets totaled approximately ILS 325 million, according to the interim report. The report noted continuing negative operating cash flow as a warning sign. The board said it did not expect a liquidity problem, citing positive working capital over the following 12 months, unused credit facilities, land assets, and expected cash surpluses from projects. That is the board’s assessment, not a guarantee of future liquidity or cash generation.
