To find the current servicer, check your latest mortgage statement. Then ask that servicer for the owner’s name and contact information. A change in payment address alone does not prove that ownership changed.
What is the difference between a mortgage owner and a servicer?
The owner holds the legal right to the mortgage debt. The servicer administers the loan: it collects payments, sends account statements, tracks balances, and handles other account matters. In the Consumer Financial Protection Bureau’s words, “The company that you send your monthly mortgage payments to is your mortgage servicer.” CFPB consumer guidance explains that the servicer and owner can be different companies.

A servicer may also use a subservicer to perform servicing tasks on its behalf. The subservicer does not own the right to service the loan. If the loan is held in a securitization trust, the owner-related response to a borrower’s information request may identify the trust and its trustee; the trustee is not necessarily the servicer.
Labels such as investor, guarantor, and insurer do not automatically mean “owner.” Federal rules distinguish legal ownership of the debt from beneficial interests or exposure to credit risk. For example, Ginnie Mae’s guarantor role alone does not make it the owner for purposes of a mortgage-owner information request.

How to find who owns and services your mortgage
- Check your latest mortgage statement or coupon book. It should identify the company that receives your payments and provide contact information. That company is your starting point for identifying the servicer. You can also use MERS ServicerID to look up a servicer.
- Ask the servicer who owns the loan. CFPB guidance says the servicer must provide, to the best of its knowledge, the owner’s name, address, and telephone number. Contact information and instructions may be on your statement or the servicer’s website.
- Check the Fannie Mae and Freddie Mac lookup tools if relevant. The CFPB links to tools for checking whether either government-sponsored enterprise owns a mortgage: Fannie Mae loan lookup and Freddie Mac loan lookup. A “not found” result from one of these tools does not establish who else owns the loan.
- Send a written information request if you need a formal response. CFPB provides instructions and a sample letter for a Request for Information or Qualified Written Request. Include your name, enough information for the servicer to identify your loan account, and the information you want. If the servicer has designated an address for these requests, use that address.
The answer may name a company, a trust and trustee, or—under specific circumstances—provide information under additional instructions that apply to Fannie Mae or Freddie Mac. A lookup tool is a useful lead, but your loan-specific statement, notices, and servicer response are the relevant records to check together.
What changes when a mortgage is transferred?
Ownership of the loan and the right to service it can move separately. A lender or owner may transfer servicing rights, hire a subservicer, sell the loan itself, or transfer both. As a result, a new payment address does not by itself show that the debt has a new owner.

If the servicer changes
When servicing transfers, the old and new servicers generally must send notices explaining when the old company stops accepting payments, when the new company begins, and how to contact the new servicer. CFPB consumer guidance describes general notice timing of 15 days before and 15 days after the transfer, subject to applicable rules and circumstances. The notices are the place to confirm the effective date and payment instructions.

Update any autopay instructions, then check your statements to make sure payments are credited correctly. See the CFPB’s guidance on a change in mortgage servicer.

If ownership changes
A separate federal disclosure rule generally requires a covered person acquiring legal ownership of a mortgage loan to disclose the transfer on or before the 30th calendar day after it occurs, subject to exceptions. The rule concerns legal title to the debt; acquiring only a beneficial or security interest, or assuming credit risk without legal title, is not treated as acquiring ownership under that provision. The current rule is in Regulation Z, § 1026.39.

- What changed? Did the notice describe a change in legal owner, servicing rights, or both?
- Where should you pay now? Follow the effective date and payment instructions from the servicer-transfer notice.
- Who does the servicer identify as owner? Ask directly or use a written information request if you need a formal answer.
- Is a trust or trustee named? That can be part of the ownership information; it does not necessarily identify the company servicing your account.
- What does a lookup establish? Fannie Mae and Freddie Mac tools can help check whether those entities own the loan; MERS ServicerID helps locate a servicer. Neither a negative GSE result nor a servicer lookup, by itself, proves who owns the loan.
