A free scan shows the junk files, broken settings and background clutter dragging Windows down - then fixes them in one click.Free scan · Windows 10 & 11The right mortgage AI purchase starts with a narrowly defined workflow, not a promise that one model will automate lending. Define the task, decide whether the software merely organizes information or can influence a credit decision, and require evidence from your own files. Your evaluation should cover error handling, human review, adverse-action explanations, security, vendor governance, integration, and measured operational impact.
Mortgage AI spans document extraction, income and employment verification, underwriting decision support, policy search, anomaly detection, servicing assistance, and collateral-risk workflows. Those uses have different data, controls, and consequences. A lender can use automation to assist its process, but it cannot outsource its responsibility for a sound risk assessment and a supportable loan file.

Start by defining what “mortgage AI” means for your team
“Mortgage AI software” is a category label, not a single product type. A document-classification tool, an income-verification service, an automated underwriting system, and a collateral-risk application may all use machine learning while producing very different outputs. Procurement becomes clearer when you name one job and the boundary around it.

|---|---|---|---|
| Document intake and extraction | Classified documents, fields, or a list of missing items | Usually assistive, but an incorrect field can flow into underwriting | File-type coverage, extraction errors, confidence indicators, source-page references, and exception routing |
| Income and employment verification | Verified data, calculated income, or a discrepancy flag | Can affect capacity, eligibility, and conditions | Data provenance, borrower authorization flow where applicable, calculation rules, stale-data handling, and correction procedures |
| Underwriting decision support | Risk findings, eligibility recommendations, or conditions | Directly influences a credit decision | Inputs, rules or model version, review and override controls, reason-code mapping, and file documentation |
| Collateral risk | Appraisal-data checks, risk flags, or messages | Can influence collateral acceptance and loan-to-value analysis | Data sources, coverage by property and appraisal type, escalation rules, and how a reviewer validates a flag |
| Policy and guide search | Retrieved passages or answers to policy questions | Indirect, but an incomplete answer can lead to a wrong decision | Source version and date, citations to the controlling text, handling of conflicting guidance, and an escalation path |
| Servicing or anomaly assistance | Prioritized cases, summaries, or suspected anomalies | May affect customer treatment, compliance work, or loss mitigation operations | Alert thresholds, false-positive handling, access controls, and audit history |
Fannie Mae’s materials illustrate several of these tasks: Desktop Underwriter is an automated mortgage-loan underwriting system; workflow guidance discusses scanners and optical character recognition, income-analysis and verification data, standardized appraisal information, and Collateral Underwriter risk scores, flags, and messages. Those examples show the range of mortgage technology; they do not establish that a particular vendor is accurate, approved for every use, or suitable for your institution.

Set the decision boundary before you invite vendors
Write a one-page use-case statement that a business owner, compliance officer, and technology lead can all approve. Include:
- The exact process step to improve, such as classifying pay stubs, calculating qualifying income, locating a selling-guide requirement, or prioritizing a collateral review.
- The users and the systems that will receive the output.
- Whether the output is informational, recommends an action, sets a condition, or can directly influence approval, denial, pricing, eligibility, or servicing treatment.
- Which decisions remain exclusively with trained lender staff.
- What must be saved in the loan file or operational record to reproduce the final decision.
A tool that summarizes documents can generally be tested with different controls from one that recommends a denial. Treat the latter as a higher-impact use even if a person must click the final button. The boundary determines the depth of testing, review, documentation, and legal analysis you need.
Lender accountability does not move to the software
Fannie Mae’s Selling Guide states that the lender is responsible for evaluating delinquency risk, reviewing credit information, assessing collateral, and supporting that assessment with loan-file documentation, whether the risk assessment is automated or manual. An automated result therefore becomes an input to the lender’s process, not a replacement for the lender’s judgment and file support.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
Make that principle operational. Your procedures should identify who reviews a result, what evidence the reviewer sees, when a result must be corrected or overridden, how disagreements are escalated, and how the final rationale is recorded. Ask vendors to demonstrate these controls rather than accepting a statement that a human remains “in the loop.” A nominal approval click is not a meaningful review if the employee cannot inspect the underlying data or challenge an error.
Evaluate the principal mortgage AI use cases
Document classification and extraction
OCR and machine-learning extraction can sort packages, identify document types, and populate fields. The important buying question is not whether a demonstration recognizes a clean sample. It is how the system behaves with rotated pages, handwritten entries, mixed statements, duplicate documents, poor scans, and forms that changed after the model was trained.
Require a view that links every material extracted value to its source page or image region. Define what happens when confidence is low, two documents conflict, or a required document is missing. The reviewer should be able to correct a value without silently changing the original record, and the correction should be auditable.
Income and employment verification
Verification products may use borrower-provided documents, authorized data connections, or other sources. Establish exactly which source is used, what consent or authorization is required, how often data is refreshed, and how the system treats a source that is unavailable or inconsistent with the file.
Ask the vendor to show the income calculation, not just the final number. Your staff should see the periods included, exclusions, averaging or trending logic, and any assumptions. Build an exception route for self-employment, variable pay, gaps in employment, multiple jobs, and documents that require manual interpretation. Confirm how the finding enters the loan file and which employee owns the final determination.
Automated underwriting and decision support
Desktop Underwriter is Fannie Mae’s automated mortgage-loan underwriting system, designed to help lenders assess credit risk and establish eligibility for sale and delivery to Fannie Mae. Fannie Mae also describes manual underwriting as an option. Whether you use an agency system or another decision-support product, the lender still must perform and document its risk assessment.

For any recommendation that can affect a credit decision, request the complete input set, applicable rules or model version, findings, conditions, and reason codes. Test how the system handles missing, contradictory, or out-of-date information. Verify that an underwriter can override a recommendation, record why, and retain both the original output and the final decision.
Collateral-risk tools
Collateral workflows may combine appraisal data, property characteristics, standardized appraisal fields, and risk messages. Ask which property types, geographies, and appraisal formats are covered and where coverage ends. A flag should lead to a defined review action, not an automatic rejection.

Fannie Mae’s references to standardized appraisal data and Collateral Underwriter risk scores, flags, and messages describe agency resources. They are not evidence that a third-party valuation or risk product is reliable. Have an appraiser or collateral specialist review the proposed escalation and document how the lender resolves a disputed result.
Policy and guide search
Fannie Mae describes an AI-powered policy-search capability for its own Selling Guide. A policy assistant can reduce time spent locating requirements, but it is not underwriting authority. Require the answer to identify the controlling guide section and its effective date, distinguish binding requirements from explanatory text, and acknowledge when no reliable answer was found.
Define a fallback: the user should be able to open the source, contact the appropriate policy owner, and record the interpretation used for the loan. Test searches containing exceptions, overlays, and terms that have changed between guide versions.
Use a lender-specific evidence plan
1. Build a representative, controlled test set
Assemble files that reflect your channels, products, document quality, borrower profiles, property types, and exception volume. Separate development or demonstration files from the files used for acceptance testing. Remove or protect personal information according to your privacy and security requirements, and document who may access the set.
Include both straightforward and difficult cases. Label the expected result before testing so that reviewers can distinguish a correct answer from a plausible-looking one. Keep the test date, software version, configuration, and input files with the results; otherwise you cannot explain a later change.
2. Measure errors that matter to the workflow
Track more than an aggregate accuracy percentage. Record incorrect extractions, missed information, unsupported conclusions, duplicate alerts, and cases sent to the wrong queue. Measure how often a reviewer must correct an output, how long correction takes, and whether an error could have changed eligibility, a condition, collateral treatment, or a customer notice.
Do not repeat a vendor accuracy number as if it were a market benchmark. A number is meaningful only when the vendor defines the population, sampling method, metric, date, and error treatment, and your team determines that those conditions resemble your process. The cited official materials do not provide comparable vendor accuracy or return-on-investment results.

3. Test exceptions and recovery
Deliberately submit incomplete, contradictory, unreadable, and out-of-scope inputs. Observe whether the system declines to answer, produces a warning, or confidently invents a result. Confirm that an exception reaches a named queue, carries the relevant source material, and can be resolved without restarting the file.
Ask what happens during an upstream outage, a data-provider change, a model update, or a failed interface. Your continuity plan should specify a manual process, service-level contacts, data reconciliation, and the point at which the lender pauses automated use.
4. Preserve reviewability
Require a record of the input data, output, model or rules version, user actions, corrections, overrides, and final disposition. Decide how long those records are retained and who can retrieve them. For a material finding, a reviewer should be able to answer: “What did the system see, what did it say, what did I change, and why did the lender decide?”
Make adverse-action explainability a procurement requirement
If software can affect a credit decision, your process must support specific and accurate adverse-action reasons. The Consumer Financial Protection Bureau has said that a creditor cannot use a generic checklist when it does not reflect the actual reason for the action. Then-CFPB Director Rohit Chopra stated: "Creditors must be able to specifically explain their reasons for denial. There is no special exemption for artificial intelligence."
Ask vendors to demonstrate the entire path from input and finding to decision and notice:
- Which input or rule produced the material finding?
- Can the lender distinguish a missing-data condition from a substantive risk factor?
- Are reason codes stable, understandable, and mapped to the lender’s notice process?
- Can staff edit or reject a reason that does not describe the actual action?
- Is the evidence supporting the reason retained with the decision record?
Have compliance and legal teams review the implementation, wording, and allocation of responsibilities. A vendor’s claim that its model is explainable does not, by itself, prove that your notice will be accurate.
Scrutinize security, privacy, and vendor governance
Request written answers and supporting documents rather than relying on a sales presentation. Cover:
- Where data is stored and processed, how it is encrypted, and how access is authenticated and logged.
- Retention and deletion schedules, backup handling, and the procedure for returning or destroying lender data.
- Whether submitted data can be used to train, tune, or improve a shared model, and how the lender can opt out or restrict reuse.
- Incident detection, notification, investigation, and customer or regulator communication responsibilities.
- Subcontractors, data providers, hosting locations, and the vendor’s process for approving and monitoring them.
- Business-continuity and disaster-recovery objectives, including how the lender operates if the service is unavailable.
- Change management for models, prompts, rules, interfaces, and data sources, including advance notice and regression testing.
Fannie Mae Lender Letter LL-2026-04, dated April 8, 2026, calls for applicable-law and lender-contract compliance, documented AI/ML development and use policies, risk management, and compliance with its Information Security and Business Resiliency Supplement. It also requires governance of vendors and subcontractors at least as protective as the stated requirements. The letter says: "Upon request by Fannie Mae, the seller/servicer must promptly disclose the types of AI/ML used, the purpose and manner for such use, the safeguards the seller/servicer has implemented to mitigate risks related to the use of AI/ML, and such other information as Fannie Mae may require." The letter states that it becomes effective 120 days after publication; confirm its current status and the terms of the lender’s applicable contract during procurement.
Validate integration and operational ownership early
Draw the data flow from intake through the loan-origination, document, verification, underwriting, and servicing systems that are in scope. For every handoff, identify the system of record, field mapping, authentication method, error response, and owner. Clarify whether the integration is an API, file exchange, embedded screen, or manual upload, and what happens when a field is changed after the AI result was generated.

Fannie Mae’s account of its 2023 lender survey reports that mortgage banks viewed integration complexity as a serious challenge and that data-security and privacy concerns had grown since 2018. Those are dated survey findings, not a current industry-wide benchmark, but they justify testing implementation effort before signing a long contract.

An entry is not an endorsement, proof that an interface will work in your environment, or evidence of an affiliate relationship. | Dimension | Questions for the vendor and your team | Acceptance evidence |
|---|---|---|
| Workflow scope and decision impact | What exact task is supported? Does the output influence credit, collateral, pricing, servicing, or notices? | Approved use-case statement and decision-boundary map |
| Evidence quality | What was tested, when, with which error definitions and exception rules? | Results from representative lender files, with version and test conditions |
| Human control | Who reviews, overrides, escalates, and signs off? | Demonstrated queues, permissions, override records, and audit trail |
| Compliance support | Can staff trace a result to source data and produce an accurate reason for an adverse action? | End-to-end notice demonstration and compliance review |
| Integration | Which interfaces, mappings, monitoring, and implementation resources are required? | Technical design, pilot timeline, reconciliation test, and support commitments |
| Security and governance | How are data, subcontractors, model changes, incidents, and continuity managed? | Security documentation, contract terms, change notices, and continuity plan |
| Total cost and value | What licensing, implementation, usage, training, review, and exit costs apply? | Lender-specific baseline and measured pilot results |
Run a controlled pilot before production
A pilot should answer a business question, not merely create a demonstration. Establish a baseline for the current process: staff minutes per file, queue time, rework, defects, throughput, and cost. Then run the same representative work through the proposed workflow while keeping a documented manual path.
Quick wins for a faster PC:
Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Clear out junk files and repair common Windows errorsFree Scan →Scan for outdated or missing drivers - takes under a minuteDriver Scan →Compare the pilot and baseline on:
- Time saved or added, including review and exception work.
- Rework and escalation rates.
- Material and non-material error types.
- Percentage of outputs that reviewers can verify from source evidence.
- Integration failures, manual handoffs, and reconciliation effort.
- Security, privacy, and access-control findings.
- Staff training burden and user adoption.
Set stop conditions before launch. Examples include an unresolved material error, an inability to produce a decision record, an unacceptable outage process, or a notice reason that does not match the actual action. Define who can approve expansion, which files are excluded, and how the lender returns to manual processing.
Calculate value with local inputs, not a market promise
Fannie Mae reported that 73% of surveyed lenders cited improving operational efficiency as their primary AI/ML adoption motivation in 2023, compared with 42% in 2018. The figures describe what survey respondents said motivated adoption; they do not predict savings or performance for a particular lender or product.
Use your baseline and pilot to model value. Include subscription or usage charges, implementation, integration maintenance, data-provider fees, reviewer time, quality assurance, training, security assessments, legal review, and exit costs. Credit benefits only when the measurement method is agreed in advance. If a faster process increases correction work or creates additional compliance review, include that cost rather than presenting gross processing time as savings.
Common buying mistakes and how to correct them
Buying a platform before defining the job
Failure: A broad “AI for underwriting” project accumulates unrelated features and no clear owner.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteCorrection: Start with one workflow, one decision boundary, one accountable business owner, and a written success measure.
Best Value
Accepting a single accuracy percentage
Failure: A headline metric hides missed fields, unsupported conclusions, or a test set unlike your files.
Correction: Request the population, date, metric, error taxonomy, and exception results, then reproduce the test on controlled lender data.
Treating a human click as sufficient oversight
Failure: Staff approve an output they cannot inspect or challenge.
Correction: Require source-linked evidence, correction and override functions, escalation queues, and an audit record of the final decision.
Leaving adverse-action work until after implementation
Failure: The system produces a recommendation but cannot supply the actual reason for a notice.
Correction: Test reason-code mapping and the complete notice workflow during vendor selection and pilot acceptance.
Ignoring model and vendor change management
Failure: A silent update changes outputs, interfaces, or data use.
Recommended Free Tools
Correction: Put version notices, approval rights, regression tests, rollback, incident reporting, and subcontractor disclosures in the operating procedure and contract.
Assuming an interface list proves interoperability
Failure: A published connector is treated as proof that your fields, permissions, and workflows will work.
Correction: Conduct a field-level technical workshop, test failure and reconciliation paths, and assign operational ownership for every handoff.
Final procurement checklist
- We can state the exact workflow, users, systems, and decision boundary in writing.
- We know which outputs are assistive and which can influence a credit, collateral, pricing, servicing, or notice decision.
- We tested representative files, difficult exceptions, and out-of-scope inputs under a recorded software version.
- Every material output can be traced to source data, and reviewers can correct, override, escalate, and preserve the record.
- Our adverse-action process can identify and communicate the actual reason for the action.
- Security, privacy, retention, permitted data use, incident response, continuity, subcontractors, and change management are documented.
- Integration, reconciliation, monitoring, support, and manual fallback have named owners.
- The business case uses our baseline and pilot results, not an unqualified vendor accuracy or savings claim.
- Compliance, legal, risk, operations, and technology have approved the production boundary and acceptance criteria.
The sound buying decision is the option that performs a defined job under controls your lender can operate and audit. Evaluate it with your own files, preserve a human decision path, and verify current agency guidance and contract obligations before production use.
