If an AI-supported mortgage process contains wrong information about you, act on the data source first: ask the lender or broker in writing what information was used and why, dispute any credit-report error with both the credit-reporting company and the company that supplied it, and preserve every notice and response. If the problem concerns an existing loan’s servicing rather than an application or underwriting decision, use a different process.
These steps reflect U.S. federal guidance. They do not decide a state-law claim, establish a deadline for your individual file, or replace advice from a qualified attorney or housing counselor.

Start by locating the error
“AI mortgage tool” can describe data extraction, income or asset verification, fraud screening, credit scoring, document classification, or a lender’s internal decision model. The remedy depends less on the word AI than on where the incorrect fact entered the process and what stage of the loan was affected.

| Where the wrong information appears | Typical example | First recipient | Relevant federal path |
|---|---|---|---|
| Consumer report | A debt, late payment, balance, identity item, or public record is inaccurate | The credit-reporting company and the company that furnished the item | Dispute the report and the furnisher; follow the report’s instructions and keep the results |
| Lender-held application or underwriting data | Income, employment, assets, occupancy, address, debt, or document information was extracted or entered incorrectly | The lender or mortgage broker handling the application | Request the source, correction, use of the data, decision status, and any adverse-action reasons in writing |
| Another verification or data provider | A payroll, bank, tax, identity, or fraud-screening record is wrong | The lender and, when identified, the provider that supplied the record | Ask the lender to identify the provider and correction route; preserve proof of the accurate information |
| Servicing of an existing mortgage | A payment, balance, escrow, payoff, or account-transfer error after origination | The mortgage servicer | Evaluate the Regulation X error-resolution procedure; it is not a general underwriting remedy |
Do not assume that a model-generated result is itself the record holder. A lender may have received a wrong value from a credit bureau or another provider, or an extraction system may have misread a document that was otherwise accurate. Identify both the original source and the party that relied on it.

Preserve evidence before asking for a correction
Create a dated file while the application, rate lock, appraisal, or closing is still active. Keep the original documents and a copy of everything you send.
- The application, disclosures, authorization forms, uploaded documents, and corrected versions.
- Adverse-action notices, conditional-approval letters, underwriting conditions, rate-lock paperwork, and closing communications.
- Credit reports and scores used around the decision date, including the report source named in a notice.
- Emails, portal messages, call dates, names or identification numbers of representatives, and screenshots showing the disputed value.
- Proof of the accurate fact, such as pay statements, employer records, bank statements, tax documents, payment histories, or identity records. Redact account numbers when a full number is not needed.
Write a short chronology: when you applied, when the information appeared, who told you about it, when you supplied a correction, and how the decision changed. A clear timeline helps the lender distinguish a data correction from a disagreement about an underwriting rule.
Ask the lender or broker for specifics in writing
Send a focused written request through the lender’s secure portal or the contact listed on your application, and keep proof of delivery. Identify each disputed field rather than saying only that “the AI is wrong.” Ask for:

- The exact value the lender used and the date or version of the record.
- The source of that value, including the consumer-reporting company, furnisher, verification provider, or lender-held document.

- Whether the application is pending, conditionally approved, withdrawn, or denied, and what action will be taken while the correction is reviewed.
- The specific principal reasons for any adverse action and the instructions for obtaining any consumer report that contributed to it.
- How to submit replacement documents and when a re-underwrite or reconsideration will occur.
Request a written answer even if a representative offers to fix the issue by telephone. If the lender says the result came from an automated or proprietary model, that does not eliminate the duty to provide usable reasons for an adverse credit decision.
When you receive an adverse-action notice
Save the notice exactly as delivered. Under the Equal Credit Opportunity Act (ECOA) and Regulation B, a creditor must give specific principal reasons for an adverse action. CFPB Circular 2022-03 states: “The adverse action notice requirements of ECOA and Regulation B, however, apply equally to all credit decisions, regardless of the technology used to make them.” The same circular explains that creditors may not use a complex algorithm when doing so means they cannot provide specific and accurate reasons.
A notice that merely says “the model score was insufficient,” “internal policy,” or “algorithmic risk” may not tell you the principal factors you need to challenge. Ask the creditor to clarify the concrete reasons and the data associated with each one. Do not substitute your own theory for the notice; preserve the original and ask for clarification in writing.

If the error is in a credit report, dispute with both parties
When a consumer report contains inaccurate or incomplete information, send a dispute to the credit-reporting company and separately to the company that furnished the information. The CFPB’s consumer guidance, last reviewed December 31, 2024, describes this two-party approach; FTC guidance also explains accuracy disputes and adverse-action notices.

List the account or record, the field that is wrong, why it is wrong, and the correction you seek. Include a copy of the relevant report page and readable supporting documents, not irreplaceable originals.
- Use the reporting company’s stated dispute method. Follow the report or the company’s current instructions for online, mail, or other submissions. Save the confirmation, submission date, attachments, and a complete copy of what you sent.
- Dispute with the furnisher. Send the same factual explanation and evidence to the company that supplied the information. If the lender’s adverse-action notice identifies the report source, use that information to locate the correct parties.
- Track each investigation separately. Record the response date, what was changed or verified, and whether the lender received an updated report. A corrected bureau file may not automatically cause a pending lender decision to be reconsidered, so notify the lender and ask what it needs.
- Review the result. Obtain the updated report or investigation response and check every field, not only the line that prompted the dispute.
If an investigation does not resolve the problem, CFPB guidance says you generally may add a statement that the information is disputed. A statement does not replace correcting the underlying record, so continue preserving proof and ask the lender how it will treat the unresolved item.
Understand the report and adverse-action rights that may apply
If a lender rejected your application, reduced the amount, changed terms, or took another adverse action because a consumer report contributed to the decision, the notice may trigger report-related rights under the Fair Credit Reporting Act (FCRA), as described in CFPB and FTC guidance. Follow the actual notice for the name of the reporting company and the method for obtaining or reviewing the report. The applicable process can differ depending on whether the report was used for credit, pricing, identity, or another permissible purpose.

Separately, ECOA and Regulation B require specific principal reasons for the credit decision. Those obligations apply even when a human did not manually choose the factors. Ask for reasons that connect to facts you can verify, such as an incorrectly reported delinquency, an overstated debt, or income that was extracted from the wrong document.

Regulation X has an error-resolution procedure for certain mortgage-servicing errors. CFPB’s official interpretation of §1024.35 expressly excludes errors relating to underwriting and origination from that procedure. An inaccurate income extraction during a new application, a wrong debt used to approve or deny the loan, or an adverse-action explanation that omits specific reasons is therefore not automatically converted into a servicing Notice of Error.

Labeling the issue correctly prevents a time-sensitive complaint from being routed to the wrong department.

Escalate when the lender does not fix the record
Protect a closing or rate lock
Tell the lender in writing if the error threatens a scheduled closing, a rate-lock expiration, a housing move, or another concrete deadline. Ask what temporary step is available while the correction is investigated, such as placing the file on hold rather than closing it as a final denial, accepting corrected documents, or conducting a new review. Do not assume a lender must extend a rate lock or closing date; ask for the answer and any cost in writing.
Use qualified assistance for a high-stakes dispute
If the decision remains unresolved, consider a HUD-approved housing counselor or an attorney experienced in mortgage lending, credit reporting, or fair-lending law. Give the adviser your chronology, notices, reports, disputes, and responses. State and local protections, loan-program rules, contract terms, and facts about identity theft or discrimination may change the available options.
Keep escalation factual
Describe the incorrect value, its source, the evidence proving the correction, the date you asked for a fix, and the practical consequence. Avoid claiming that a model was discriminatory, illegal, or defective unless the evidence and a qualified adviser support that conclusion. A precise record is more useful than speculation about how the software was built.

A concise written request you can adapt
Subject: Request to correct inaccurate information used in my mortgage application
Application number: [number]
Property: [address]
I believe the following information used in my application is inaccurate:
- Field or account: [describe it]
- Value used: [value]
- Correct value: [value]
- Evidence attached: [list documents]
Please identify the source of the value, how it was used, and whether my application is pending, approved with conditions, or denied. If adverse action has been taken, please provide the specific principal reasons and the instructions for obtaining any consumer report that contributed to the decision. Please confirm how to submit a correction and when the file will be reviewed again.
Please respond in writing. I have retained the original records and a copy of this request.

Common mistakes that delay a correction
- Blaming the tool instead of naming the field. The lender needs to know whether the error is an address, balance, payment history, income figure, document extraction, or another data element.
- Disputing only with the lender. If the source is a consumer report, also dispute with the reporting company and furnisher.
- Disputing only with the bureau. The furnisher may hold the records needed to correct the item; send it a separate dispute.
- Sending originals or unredacted data unnecessarily. Keep originals and disclose only what is needed to establish the correction.
- Assuming a corrected report automatically reopens the loan. Tell the lender about the update and ask for a documented reconsideration.
- Using a servicing procedure for an application dispute. Underwriting and origination errors are outside the covered §1024.35 servicing-error process.
- Relying on a phone promise. Follow every call with a dated written summary and request confirmation.
- Waiting until after closing. Raise the issue as soon as you see it, especially when a rate lock or closing date is at risk.
What remains fact-specific
Federal guidance supplies the framework, not a guaranteed outcome. The right recipient, response process, and timing depend on the data source, the loan program, the decision stage, the notice you received, and whether the issue involves identity theft, discrimination, or a servicing account. The CFPB’s Regulation B materials indicate amendments in 2026, so verify the current regulation and controlling law for a live dispute. Neither the general CFPB and FTC guidance cited above nor this article establishes a universal deadline or an individual state-law remedy.
