What to Do If Your Mortgage Credit Score Is Lower Than Expected

A mortgage score can be lower than the number shown in a credit-card account or consumer app because the lender may use a different credit bureau, a mortgage-specific FICO version, or report data that is not identical across bureaus. Ask the lender exactly which reports and score versions it used, then compare all three credit reports with that information. If an item is wrong, dispute it with both the bureau and the company that supplied it; if the report is accurate, compare loan options and decide whether improving your finances or delaying the application is realistic.

Why your mortgage score may not match the score you see

A credit report is the underlying record of accounts, balances, payment history and personal information. A credit score is a calculation made from that record. You can therefore have several legitimate scores at the same time.

The lender may use a different scoring model

Most mortgage lenders use FICO scores, according to the Consumer Financial Protection Bureau (CFPB). FICO has multiple versions, and those versions weigh information differently. A score supplied by a banking app, card issuer or general monitoring service may use a different model from the version used for a mortgage. Some mortgage-related versions may be used by Fannie Mae, Freddie Mac or other home-lending entities, but there is no single mortgage score model used for every loan.

The lender may use a different bureau file

Mortgage underwriting can involve Equifax, Experian and TransUnion. The information reported to each company can differ in timing, account details, balances, limits or payment status. CFPB says a lender may review all three and may use the middle score. That means the number you saw from one bureau is not necessarily the number that controls the application.

Your reports may contain an identity or reporting error

A mixed file, an account belonging to someone else, a duplicate debt or an incorrect late payment can depress one bureau’s score. A balance, credit limit or account date that is wrong can also change utilization or the age of an account. Treat a lower score as a signal to inspect the underlying data, not as proof that the lender made a mistake.

First, ask the lender what it actually used

Do this before trying to “fix” a number from an app. A loan officer can tell you whether the difference comes from the bureau, model, report date or a specific account.

  1. Ask which bureaus were pulled. Confirm whether Equifax, Experian, TransUnion or all three were considered.
  2. Ask for the score version. Request the name of the scoring model or FICO version, not just a label such as “mortgage score.”
  3. Ask which borrower score was used. If there is a co-borrower, ask how each person’s scores were handled.
  4. Request the factors affecting the result. Ask which report items or score factors lowered the underwriting score.
  5. Get written information when available. For a preapproval or application denial, review the lender’s notice and any score disclosure. CFPB denial guidance says that when a score was used to deny a preapproval, the lender must send a notice with the score and instructions for obtaining a free credit report; you may also request the explanation in writing and copies of the score used.

Keep the lender’s report or disclosure if it is provided. It gives you a reference point when you compare your own files.

Use a side-by-side checklist

  • Identity: name variations, addresses, Social Security number details and employers should belong to you.
  • Account ownership: verify every credit card, loan, collection account and inquiry.
  • Payment status: check whether an account marked late, in collections, charged off or closed is being reported correctly.
  • Dates: review the opening date, closing date, date of first delinquency and date of the reported update.
  • Balances and limits: compare current balances and credit limits; an incorrect limit can make utilization appear much higher.
  • Duplicate information: look for the same debt listed more than once or a collection shown alongside an account in a way that duplicates the balance.
  • Recent updates: note whether a payment, payoff or limit change has reached each bureau.

Compare the reports with the lender’s report when you can. Concentrate on concrete inaccuracies or incomplete information. Accurate negative history is not an error simply because it lowers a score.

Dispute an error the right way

Send a dispute to every bureau that shows the incorrect item and separately contact the company that furnished the information, such as the lender or collection agency. The FTC says a credit bureau generally has 30 days to investigate a dispute.

  1. Identify the exact item. Include the account name and number (use only the last few digits where appropriate), the bureau page or section, and the field that is wrong.
  2. Explain why it is inaccurate or incomplete. State the correct balance, date, payment status or ownership and how you know.
  3. Attach copies of supporting records. Useful documents can include statements, payment confirmations, account-closure letters, identity-theft records or court documents. Send copies, not originals.
  4. Send to the bureau and furnisher. Use the dispute method each organization specifies and retain proof of delivery or electronic submission.
  5. Keep a complete file. Save the report page, your letter or online form, attachments, dates and any response.
  6. Review the result. Read the written investigation response and obtain an updated report. If the item remains and you still have evidence, follow the organizations’ escalation or complaint procedures.

A bureau may stop investigating a request it considers frivolous or irrelevant, but FTC guidance says it must notify you and give a reason. A dispute is not a method for deleting accurate, current negative information. The FTC also warns that credit-repair companies cannot legally remove correct history; consumers can take the available dispute steps themselves.

Tell the lender while a material correction is being investigated

Notify your loan officer that a specific account or identity issue is under dispute and provide the dispute confirmation. Ask whether underwriting can review the evidence, refresh the credit report after the investigation or reconsider the application when corrected data is available.

Do not assume a dispute will finish, a bureau will change a score or a lender will re-underwrite the file before a particular closing date. Timing depends on the facts, the bureau, the furnisher and the lender’s process. Keep your closing team informed so you understand any documentation deadline or rate-lock consequence.

If the report is accurate, understand what the score means

CFPB score guidance is broad orientation, not a current rate sheet, guarantee or universal approval rule:

Approximate score range CFPB general description How to use the information
Mid- to high-700s or above Borrowers generally receive the lowest rates. Still compare lenders; income, debt, assets and loan type remain relevant.
680–740 Borrowers typically pay somewhat higher rates. Ask each lender how pricing and mortgage insurance would change.
620–680 Borrowers generally face the highest rates and fewest choices. Compare total costs and determine whether a delay to strengthen the file is workable.
Below 620 Borrowers generally have trouble qualifying. Ask about realistic programs and eligibility rather than assuming an automatic denial.

CFPB emphasizes that there are no firm rules for exactly how a score affects a mortgage rate. FHA, VA and USDA programs may be options for some borrowers, but eligibility, pricing and documentation depend on the program, lender and the rest of your application.

Other underwriting factors can outweigh a single score difference

  • Income stability and the documentation supporting it.
  • Debt obligations and the resulting debt-to-income calculation.
  • Savings, assets and cash available for closing and reserves.
  • Down payment, loan type, property and occupancy.
  • The complete credit report, including recent delinquencies, collections and outstanding obligations.

Ask lenders to explain the options available for your complete file. A score alone cannot establish a universal approval result or interest rate.

Compare Loan Estimates instead of chasing one number

When you have a viable application, request official Loan Estimates from multiple lenders and compare the complete terms.

Item to compare Why it matters
Interest rate and points Shows the price of the loan and the upfront cost used to obtain that rate.
Principal and interest payment Lets you compare the recurring payment for the same loan amount and term.
Mortgage insurance Can materially change the monthly and total cost, especially with a smaller down payment.
Cash to close Shows how much money is required at closing, including lender and prepaid charges.
Loan type and down-payment requirement Determines eligibility rules, insurance and the amount of cash needed.
Assumptions and conditions Reveals documentation, reserves or other requirements that could affect approval.

CFPB recommends requesting and reviewing multiple Loan Estimates. Compare like-for-like loan amounts and terms, and ask each lender to explain any fee or condition you do not understand.

Shop for a mortgage without creating avoidable damage

CFPB says mortgage lender credit checks made within a 45-day window are recorded on the report as a single inquiry. This window allows you to seek preapprovals and compare lenders. The guidance was last reviewed August 28, 2026.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Group mortgage applications and formal rate requests within that shopping period when possible.
  • Do not open a new credit card, finance a vehicle or apply for unrelated credit while preparing for the mortgage unless your lender advises you to do so.
  • Do not close old accounts or move balances without discussing the effect with the loan officer.
  • Checking your own reports and scores is a soft activity and does not lower them.

A single lender inquiry typically has a small negative effect, while unrelated applications can create additional inquiries and new debt that complicate underwriting.

Practical ways to strengthen an accurate file

There is no guaranteed point increase or fixed timetable, but CFPB recommends habits that support stronger credit:

  • Pay every bill on time and set reminders or automatic payments for at least the minimum due.
  • Pay down credit-card balances where possible, especially before the statement balance is reported.
  • Avoid taking on new debt or applying for new accounts in the months before buying.
  • Keep records of payoff confirmations and payment corrections so you can document an update if needed.

Ask a lender to model two scenarios: applying now with the current file, and applying later after a realistic period of on-time payments or lower balances. The lender can explain whether waiting changes eligibility, pricing or cash requirements; no source establishes a particular score increase or date for an individual borrower.

If you are denied

Read the adverse-action or denial notice carefully. Ask the lender for the specific reasons, the score used and instructions for obtaining the report. Check whether the stated reason is an inaccurate report item, a score factor, debt-to-income, insufficient assets, income documentation or a loan-program requirement.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

After reviewing the notice, you can:

  1. Dispute any factual error with the relevant bureau and furnisher.
  2. Ask the lender whether a different loan type, down payment or documented asset changes the available options.
  3. Compare another lender’s underwriting and Loan Estimate; lenders can apply different overlays and pricing.
  4. Contact a HUD-approved housing counselor for help understanding credit, budgeting and mortgage choices.

Another lender is not required to approve the application, and a government-backed program is not automatically available. Treat each conversation as a chance to obtain specific eligibility and cost information.

What not to do

  • Do not assume an app’s score is the mortgage score or pay someone merely to obtain a number you can request from the lender.
  • Do not dispute every negative entry indiscriminately. Dispute only information that is inaccurate or incomplete.
  • Do not pay a credit-repair company that promises an overnight increase or removal of accurate history.
  • Do not make large financial moves, close accounts or borrow money for the down payment without telling the lender.
  • Do not wait for a score to improve without comparing the cost of waiting, including rate-lock, housing-market and closing-time considerations specific to your situation.

A decision path you can follow

  1. Clarify the score: obtain the bureaus, versions, borrower scores and adverse factors from the lender.
  2. Verify the data: download all three reports from AnnualCreditReport.com and mark ownership, payment, date, balance, limit and duplicate-entry errors.
  3. Correct documented mistakes: dispute each error with every bureau reporting it and with the furnisher; retain evidence.
  4. Coordinate timing: tell the lender about the dispute and ask about a refresh or reconsideration process without assuming a deadline.
  5. Price the accurate file: request multiple Loan Estimates and compare rates, points, payment, mortgage insurance, cash to close and conditions.
  6. Choose timing: if the file is accurate, decide with lenders whether to proceed, adjust the loan structure or wait for improvements that are achievable without a promised score outcome.
