What to Do If Your Home Floods: Safety, Cleanup, and Mold Prevention

If your home floods, stay out until local officials say it is safe to return. Then document the damage, check for utility and water hazards, and remove wet materials and dry the home as quickly as you safely can. The CDC recommends cleaning and drying within 24 to 48 hours if possible; that window is a goal, not a reason to enter an unsafe building.

During a flood, put safety before property

Follow evacuation orders and local alerts. Do not walk, swim, or drive through floodwater: it can conceal debris, sewage, chemicals, and electrical hazards. Downed or underground power lines can energize water.

After the water recedes, do not return until local authorities say the area and building are safe. Floodwater may leave structural damage, live electrical hazards, gas or sewer problems, or unsafe drinking water. Do not touch wet electrical equipment or use powered cleanup equipment until electrical safety has been established.

Before cleanup, document damage and check utilities

  1. Contact your insurer and take photos. Photograph the building, rooms, and damaged belongings before cleanup begins, if you can do so without entering an unsafe area. Keep following your insurer’s instructions about documenting damage and the claims process.
  2. Get local clearance on hazards. Check with local authorities and the relevant utility providers about structural damage, electricity, gas, sewer service, and other hazards. Do not improvise a universal shutoff procedure or enter standing water to reach a switch.
  3. Check drinking-water instructions. Do not assume tap water is safe after a flood. Follow notices from your local health department or water utility.
  4. Set up fuel-burning equipment safely. Use generators outdoors, at least 20 feet from buildings and openings, and away from standing water and wet areas, as Ready.gov and EPA advise. Never operate one inside a home or other enclosed space.

Decide whether to clean up yourself or call professionals

Homeowner cleanup may be reasonable only when officials have cleared the building, electrical and structural hazards are addressed, and the contamination and wet area are manageable. EPA says qualified professionals may be the better choice when cleanup is too difficult or dangerous. Use this comparison to decide whether to seek an assessment:

Consideration Limited homeowner cleanup Professional evaluation or restoration
Building and utility safety Authorities and utility providers have addressed hazards, and the work area is safe. Structural, electrical, gas, or other hazards are unresolved or suspected.
Water and contamination The affected area and contamination are manageable, and salvageable items can be cleaned and dried. Floodwater may contain sewage or chemicals, or contamination is extensive.
Drying and materials Wet materials can be removed and the remaining area dried promptly. Water reached extensive areas, moisture persists, or removal and drying are beyond your capacity.
Mold and HVAC There is no significant mold or contaminated HVAC system to assess. Mold is extensive, moisture remains, or the HVAC system may be contaminated.
People doing the work Workers can use appropriate protective equipment and are not in a higher-risk group. Cleanup would expose someone with asthma or another lung condition, or immune suppression, to a building with leaks or visible or smelled mold.

When hiring help, EPA recommends looking for relevant certification, training, or experience in water-damage restoration, mold removal, or building drying. Local building and permit requirements may also apply.

Protect yourself and others during cleanup

EPA’s flooded-home guidance says, “At a minimum, wear protective gloves, an N95 respirator, and goggles without holes.” Protective equipment does not make an unsafe building safe, so first follow official clearance and address electrical and structural hazards.

Smart Vent Flood Vent Sealing Kit Model 1540-526 for Insulated Smart Vent
  • Smart Vent Flood Vent Sealing Kit creates a tight seal behind the flood vent opening and finish off the interior space while the vent is not in use
  • When a flood event occurs, the precision cut, engineered material is dislodged, creating an unobstructed opening allowing the engineered flood vent to fully function.
  • This simple, energy efficient upgrade is for any new or existing SMART VENT Insulated Model #1540-520 in your home or business, which exceeds the 2018 energy codes.
  • Because the Homasote is composed of 98% recycled material, it is biodegradable and will decompose leading to less post-flood cleanup.
  • Keep children out of disaster cleanup, as CDC advises.
  • People with asthma or other lung conditions, and people with immune suppression, should not enter buildings with indoor water leaks or visible or smelled mold, according to CDC.
  • Floodwater can contain bacteria from sewage and agricultural or industrial waste. CDC says skin contact by itself does not pose a serious health risk, but eating or drinking contaminated food or water can cause illness. Wash exposed cuts with soap and clean water; seek appropriate medical advice for an injury or illness.

Remove wet materials and dry the home quickly

Once the building is safe to work in, remove standing water and wet materials promptly. CDC recommends cleaning and drying within 24 to 48 hours if possible. EPA says to assume mold growth if the home and belongings could not be dried within 24–48 hours. This is a rapid-response target; it does not guarantee that mold will be prevented.

  1. Remove flood-contaminated porous materials. CDC says to discard drywall and insulation contaminated by sewage or floodwater. Remove other wet items that cannot be cleaned and dried quickly.
  2. Clean salvageable hard surfaces and objects. For items that can be cleaned, CDC advises using hot water and laundry or dish detergent, then drying them promptly. Follow material-specific directions where applicable.
  3. Ventilate and dry only when safe. Open doors and windows during work and leave them open when conditions permit. Once electrical safety is established, use fans and dehumidifiers to aid drying. CDC recommends positioning fans to blow outdoors or toward windows.
  4. Keep the HVAC system off during cleanup and drying. EPA advises not turning it on until cleanup and drying are complete and needed repairs or remediation are addressed; the system could spread debris or mold spores.

Fans and dehumidifiers support drying; they do not replace removing contaminated porous materials or finding and correcting the source of moisture.

  • REUSEABLE WATER ABSORBENT SOCKS can be left down long-term, then once wet air-dry and reuse 1-3 times. These flexible socks stop leaks, drips and condensation
  • WATER-ABSORBING MATS PULL IN LARGE VOLUMES OF WATER on contact; superfast wicking helps you quickly eliminate pools and puddles to prevent damage and injuries; Wring and re-use during a single water clean-up

Prevent mold from returning

Drying is only part of mold prevention. Remove damaged wet materials that cannot be salvaged, clean remaining mold rather than covering it, and correct the moisture problem. CDC warns not to mix cleaning products: mixing bleach and ammonia can create toxic vapors. Do not assume bleach is suitable for every surface or that a surface treatment will address moisture hidden inside a wall or other material.

Do not paint or caulk over mold. Clean it and fix the underlying moisture problem first. If dampness persists, mold is extensive, or HVAC contamination is possible, seek qualified evaluation rather than restarting the system or concealing the damage.
