What to Do if Your Home Develops Cracks or Uneven Floors

A crack or sloping floor does not identify a single problem by itself. It may reflect finish shrinkage, soil or foundation movement, drainage, or a deteriorating support. Treat the pattern, its change over time, water conditions, and related movement as the evidence. If the home has recently flooded and you see new exterior cracks, non-straight walls, missing supports, or leaning basement walls, crawl spaces, or piers, do not enter until a qualified professional verifies that it is safe. The U.S. Environmental Protection Agency (EPA) gives that warning specifically for returning to flooded homes.

For a home that has not flooded, document the changes before patching anything. Worsening cracks, noticeable floor distortion, sticking doors or windows, persistent water, or movement in posts and piers justify an assessment by an appropriately qualified structural professional. Check your local building department before starting repairs.

1. Decide whether you should leave immediately

Flooded homes with structural warning signs

After flooding, the EPA says to assume a home is unsafe to enter when you find any of these conditions:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • New cracks on the exterior
  • Walls that are no longer straight
  • Missing supports
  • Leaning basement walls, crawl-space walls, or piers

Do not go inside to collect belongings or begin cleanup until a qualified professional verifies the building. Electrical, gas, contamination, and structural hazards can exist at the same time. The advice applies to returning after a flood; it is not a complete universal emergency standard for every crack in every house. See the EPA’s current guidance at Coming Home.

Non-flooded homes with rapidly changing symptoms

Leave the affected area and seek urgent professional advice if movement appears to be accelerating, a wall is visibly leaning, a support has shifted or failed, or a floor has become suddenly unsafe to walk on. Do not remove or jack a support yourself. If there is no immediate danger but several symptoms are worsening together, limit loads in the area and arrange an inspection promptly.

2. Understand what cracks and uneven floors can—and cannot—tell you

A photo, a crack width, or a sloping floor is a symptom, not a diagnosis. The same appearance can result from different building systems, soils, moisture conditions, and construction details. HUD’s Residential Rehabilitation Inspection Guide (a National Institute of Building Sciences guide accepted in February 2000 and posted by HUD in 2006) explains that differential settlement can move connected parts of a building, including beams, joists, floors, and roofs. It also discusses settled or rotated piers, frost heave, deteriorating or overstressed piers, and loss of bearing. The guide is technical background, not a current local code or an individualized conclusion: HUD Residential Rehabilitation Inspection Guide.

Moisture and drainage can be part of the chain. Soil settlement, wall movement, water against a foundation, and changes in the ground around the house may all contribute to cracking. The University of Minnesota Extension describes drainage and moisture as important factors in basement and foundation problems: Moisture in basements: causes and solutions.

What you observe Possible context Why it is not conclusive
Crack in drywall or plaster Finish movement, framing movement, or movement transferred from a foundation The finish material and framing connection must be examined; width alone does not establish severity.
Crack in masonry or a foundation wall Settlement, lateral soil pressure, moisture-related movement, frost action, or another load-path issue Orientation, location, displacement, water, and whether it is changing matter as much as the visible opening.
Uneven, sloping, or buckled floor Movement of joists, beams, piers, a slab, or supporting soil; prolonged moisture can also affect materials A floor surface can be uneven without the same cause as a nearby wall crack.
Sticking doors or windows and new gaps Frame movement or building movement Seasonal humidity and ordinary material movement can also affect operation.
Water, dampness, stains, or ponding near the house Roof, site, plumbing, groundwater, or drainage conditions that may be affecting the building Finding water identifies a condition to investigate, not automatically the structural mechanism.

Do not label a crack “normal” or “structural” from a general rule about width. An old guide, a photograph, or a consumer gauge cannot certify that a house is safe.

3. Document the pattern before you patch or repair it

Good records help a professional distinguish a stable cosmetic condition from active or connected movement. Use the same viewpoints and scale each time.

  1. Photograph every affected area. Put the date in your notes and include a ruler or another known scale beside each crack. Take overview photographs showing the room and close-ups showing the detail.
  2. Map locations. Mark each crack and uneven area on a simple room sketch. Identify, if you know, whether it is on an interior finish, masonry, a foundation wall, or a slab.
  3. Record dimensions and change. Note the approximate opening, length, direction, height, and any vertical or horizontal displacement. Repeat photographs from the same position so changes are comparable.
  4. List related symptoms. Record newly binding doors or windows, floor distortion, gaps at trim, water entry, stains, ponding, or movement in posts, beams, and piers.
  5. Record timing and triggers. Note when you first noticed the symptom and whether it followed heavy rain, rapid snowmelt, flooding, excavation, construction nearby, an earthquake, or a plumbing leak.
  6. Check outside and below the house. Look for water directed toward the building, pooled ground, damp crawl-space soil, seepage, or displaced supports. Do not enter a potentially unsafe space merely to inspect it.
  7. Preserve evidence. Do not skim-coat, fill, or repaint a potentially active crack before documenting it. A basic crack-width ruler or monitor can record visible change, but it cannot diagnose settlement, predict failure, or certify safety.

EPA moisture guidance recommends checking for new cracks and changes in existing cracks, along with drainage and moisture signs, after heavy rains or rapid snowmelt and periodically during normal maintenance: EPA Moisture Control Guidance for Building Design, Construction and Maintenance.

4. Look for water and drainage conditions without assuming they are the cause

Inspect what can be seen safely from the ground: gutters and downspouts that discharge beside the foundation, low spots where water ponds, soil that slopes toward the house, saturated crawl-space areas, and stains or seepage. Also consider less obvious sources such as a leaking supply or drain line, a failed sump system, roof runoff, or a high groundwater period.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Correcting a downspout extension or surface drainage may reduce a moisture problem, but it is not a substitute for evaluating a floor that is buckling or a wall that is cracking. Oklahoma State University Extension advises involving qualified structural and drainage specialists when persistent water under a house occurs with significant floor buckling or wall cracking: Addressing Drainage Issues in the Urban Landscape.

5. Choose the right professional assessment

Structural or soils engineer

For serious settlement, multiple connected symptoms, or uncertainty about the load-bearing system, HUD recommends advice from a structural or soils engineer. A structural engineer evaluates the building’s framing and load path; a soils engineer evaluates ground and foundation interaction. Depending on the site, one professional may recommend the other.

Drainage or water-intrusion specialist

Persistent water, ponding, or wet crawl-space conditions may require drainage expertise. When water accompanies major cracking or buckling, arrange structural and drainage input rather than treating only the visible water symptom.

Building department or licensed inspection professional

A local building official can explain permit and inspection requirements. A general building inspector may document conditions, but ask whether the person is qualified to evaluate the structural question you have; an inspection report is not automatically an engineering opinion.

Questions to ask before authorizing work

  • What mechanism do you believe explains the pattern?
  • Which observations, measurements, or tests support that conclusion?
  • Does the movement appear active, and what should be monitored?
  • What must be stabilized immediately, if anything?
  • Which proposed work addresses the cause rather than only covering the symptom?
  • What work is excluded, and who handles permits, inspections, and engineering details?
  • What monitoring period, warranty terms, and maintenance obligations apply?
  • Can you provide a written scope and total price for the assessed work?

Compare professionals and proposals on licensing and relevant experience, the stated diagnosis and evidence, whether the repair addresses the cause, scope and exclusions, monitoring or warranty terms, permit responsibility, and the complete written price. No national repair-cost figure is reliable for this situation; pricing depends on the site and the work identified after assessment.

6. Understand what repair may involve after diagnosis

There is no universal “crack repair.” The appropriate sequence is diagnosis, stabilization if needed, correction of the contributing condition, and then repair of finishes.

  1. Confirm the mechanism. Establish whether the concern involves settlement, a rotated or deteriorated pier, frost-related movement, loss of bearing, moisture, lateral pressure, framing, or another condition.
  2. Make the area safe. Follow the professional’s instructions about temporary shoring, restricted access, utility isolation, or load limits.
  3. Address the cause. Depending on the assessment, this may involve drainage changes, water control, replacement or reinforcement of a support, correction of bearing, or another engineered intervention.
  4. Use an engineered structural intervention when specified. HUD discusses adding structural elements and underpinning as possible responses in some settlement cases. These are examples for assessed conditions, not do-it-yourself prescriptions or guarantees that either method fits your home.
  5. Repair finishes last. Patching drywall, repointing masonry, or leveling a surface before movement is understood can hide evidence and lead to repeat damage.
  6. Verify completion. Obtain required inspections, keep engineering documents and invoices, and continue the monitoring plan if the professional recommends one.

7. Check permits, flood rules, and local reporting requirements

Rules vary by jurisdiction, building type, flood zone, and scope of work. EPA directs owners repairing flooded properties to consult local building and floodplain officials about permits before repairs: EPA Coming Home guidance. Ask the building department whether structural drawings, licensed design, inspections, flood-elevation requirements, or special contractor licensing apply.

New York City illustrates why a national assumption is unsafe: its Department of Buildings has a specific process for reporting and inspecting potentially compromised structures: Structurally Compromised Buildings. Elsewhere, contact your own building department and licensing authority. A city-specific rule should not be presented as a requirement for every homeowner.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

8. Common mistakes to avoid

  • Judging severity by width alone. Location, displacement, pattern, change, moisture, and connected movement are essential context.
  • Filling the crack before recording it. Preserve dated evidence first.
  • Buying a monitor as a safety test. A gauge records visible change; it does not diagnose or certify a structure.
  • Fixing drainage and stopping there. Water control may be necessary, but combined water and structural symptoms still need appropriate assessment.
  • Hiring a repair company before obtaining a diagnosis. Ask what evidence supports the proposed method and whether an independent structural or soils professional should review it.
  • Ignoring a floor because the wall crack looks small. Floor distortion, new gaps, sticking openings, and support movement can be more informative than a single crack.
  • Starting work without checking rules. Unpermitted structural or flood-related work can create safety, insurance, resale, and compliance problems.

9. A practical decision checklist

  • Has the home flooded recently? If yes, check the EPA warning signs before entering.
  • Are cracks, slopes, or related symptoms changing? Compare dated photographs.
  • Is there a combination of floor distortion, wall cracking, sticking openings, support movement, or persistent water?
  • Have you documented locations, dimensions, moisture, drainage, and timing?
  • Do you need a structural engineer, soils engineer, drainage specialist, or more than one?
  • What local permits, inspections, floodplain rules, or reporting steps apply?
  • Does the written repair scope address the assessed cause and state exclusions, monitoring, warranty, and total price?

When the pattern is worsening or combines structural-looking movement with persistent water, professional assessment is the safest next step. Cosmetic repair should wait until the building and moisture conditions have been evaluated.
