What to Do if You Think a Mortgage Application Contains Inaccurate Information

By Freedom251 Team · · 9 min read

If a mortgage application contains information you believe is wrong, identify the exact field, gather records showing the correct facts, and contact the lender or loan officer promptly. Ask how the application file will be corrected, provide the supporting documents, and keep dated copies of your request and the lender’s response. Do not sign or certify information you believe is false.

The right next step depends on where the inaccurate information appears: the pending application, a credit report, closing documents, or the servicing of an already-open loan. Those situations use different contacts and procedures.

Identify where the suspected error appears

Start by locating the precise statement or number that seems inaccurate. It might involve income, debts, employment, occupancy, the property, identity information, loan terms, or a credit-report account. Write down what the document says, what you believe is correct, how you know, and when you noticed the discrepancy. Save the application version, disclosures, emails, pay records, bank statements, tax documents, and other records already in your possession.

Where the suspected error appears First practical route What to do
Pending mortgage application Lender or loan officer handling the application Request a file correction and ask what updated documentation is required.
Credit-report entry Credit reporting company and information furnisher Dispute the inaccurate or incomplete item with both, then tell the lender the item is disputed.
Closing Disclosure or other closing document Lender or settlement agent Raise the discrepancy immediately and compare the document with the latest Loan Estimate.
Existing loan-servicing account Mortgage servicer’s designated error-resolution address Use the servicer’s written notice-of-error process; this is different from correcting a pending application.
Unresolved application problem or denial Consumer Financial Protection Bureau or HUD-approved housing counselor Seek assistance after documenting your efforts with the lender.

For closing-document mistakes, the Consumer Financial Protection Bureau (CFPB) says to contact the lender or settlement agent and have the error corrected immediately. See the CFPB’s guidance, last reviewed April 3, 2024: What should I do if I find an error in one of my mortgage closing documents?

Correct a pending application step by step

1. Pin down the exact statement

Be specific rather than saying that “the application is wrong.” Identify the page, section, account, date, amount, or name. For example, you might say that the application lists an old employer, includes a debt you paid off, shows the wrong occupancy plan, or gives an incorrect Social Security number. Note whether the error is a typo, outdated information, a misunderstanding, or a statement supplied by someone else.

2. Assemble proof of the correct information

Use records that directly address the disputed field: current pay statements or employment letters for income and employment, account statements for debts and balances, identification documents for personal details, and purchase or property records for transaction information. Send only documents the lender requests or that are reasonably necessary to explain the correction, and protect sensitive information when transmitting files.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

3. Contact the application lender in writing

Call the loan officer or processor if a deadline is close, but follow up through an email, secure portal message, or letter so there is a dated record. State the inaccurate item, the correct information, the attached evidence, and the action you want. Ask whether the lender will amend the application, replace a form, obtain a new verification, or require you to sign an updated disclosure. Ask for written confirmation when the file is corrected and for instructions if underwriting has already relied on the old information.

CFPB guidance encourages borrowers to check important loan details and question anything that seems odd. Prompt notice gives the lender an opportunity to verify the facts before underwriting, disclosures, or closing documents are finalized.

4. Keep a communication log

Record the date, person, department, phone number, documents sent, and response for each contact. Save the original version of the application as well as every corrected version. If a representative says the issue was fixed by phone, ask for confirmation in writing. This record can clarify what you disclosed and when if the same inaccurate item appears later.

5. Do not certify information you believe is false

Read every application, certification, and closing form before signing. If a form still contains an error, stop and ask the lender to correct it rather than signing and relying on a later promise. CFPB’s 2015 home-loan toolkit, Your home loan toolkit: Don’t fudge numbers or documents, states: “Mortgage fraud is a serious offense.” That warning is a reason to be candid and correct the record; it does not establish that every mistake is mortgage fraud. The toolkit also cautions that hiding negative information can delay or derail an application. Read the CFPB toolkit.

When the information came from a credit report

A lender may be using a credit file that contains an identity mix-up, an account that is not yours, an incorrect balance or payment status, duplicate information, or another incomplete or inaccurate entry. Review the credit report the lender relied on and mark each item that needs investigation.

Dispute with both responsible parties

CFPB guidance says to contact the credit reporting company and the company that supplied the information, often called the furnisher. Describe the account or entry, explain why it is inaccurate or incomplete, identify the correction you seek, and include copies of supporting records. Keep a copy of the dispute, attachments, delivery confirmation, and any response. The CFPB’s list of common errors is available at What are common credit report errors that I should look for on my credit report? (page last reviewed September 2, 2026).

The Federal Trade Commission also advises checking credit reports before applying for a mortgage and disputing errors with the credit bureau. Its mortgage guidance is at Mortgage Discrimination. Follow the dispute instructions supplied by the reporting company and furnisher; do not assume that telling the lender alone changes the underlying credit file.

Tell the lender the item is disputed

Send the loan officer or processor a concise notice identifying the disputed entry, the date you filed the disputes, and the documents supporting your position. Ask how the lender will handle the pending application while the credit information is being investigated and whether it needs an updated report or additional explanation. A dispute does not guarantee that underwriting will ignore the item, approve the loan, or finish before a purchase-contract deadline, so ask about timing and available alternatives.

Review closing documents before signing

If the inaccurate information appears in a Closing Disclosure, settlement statement, note, or another closing document, contact the lender or settlement agent immediately. Compare the document with the most recent Loan Estimate and with the terms you agreed to. Check at least:

  • Borrower names and other personal details
  • Loan amount, interest rate, product type, and term
  • Monthly payment and whether taxes, insurance, or other amounts are included
  • Origination charges, lender credits, other closing costs, and cash to close
  • Property address, occupancy, and transaction details

Ask why any difference exists and request a corrected document when the difference is an error. Do not treat a last-minute explanation as a substitute for reading the revised paperwork. Keep each version so you can see what changed.

Know the normal review timing

CFPB’s Closing Disclosure explainer says a lender generally must provide the Closing Disclosure three business days before the scheduled closing. Use that review period to raise discrepancies and obtain answers. The three-day timing is a general rule, not a promise that every loan follows the same document schedule.

CFPB notes that exceptions or different documents can apply to reverse mortgages, home equity lines of credit, certain manufactured-housing loans, and some subordinate assistance loans. If your transaction falls into one of those categories, ask the lender which disclosure and timing rules apply rather than assuming the standard Closing Disclosure process.

If the lender does not fix the problem

Escalate inside the lender first

Ask for a supervisor, compliance contact, or closing department when the original contact does not respond. Restate the facts and attach the earlier dated request. Set out any approaching lock-expiration, contract, or closing date so the lender understands the practical urgency. Continue to avoid signing documents that you believe are inaccurate.

Request an explanation after a denial

If the lender denies the application, request the reason and review your credit report for related errors. CFPB’s guidance for a denied mortgage application identifies explanation, credit-report review, and housing-counselor assistance as available steps: I applied for a mortgage loan and my lender denied my application. What can I do? Keep the denial notice and the documents showing that you reported the suspected inaccuracy.

Use a CFPB complaint or housing counselor

For an unresolved mortgage-application problem, you can submit a complaint to the CFPB and explain the timeline, lender responses, and documents exchanged. You can also seek a HUD-approved housing counselor through the CFPB’s mortgage-help resources at Get answers to your mortgage questions. These channels can help you understand options or communicate with a company, but neither guarantees that an item will be corrected, changes underwriting criteria, or decides whether conduct was unlawful.

Do not use mortgage-servicing error procedures for an application mistake

A pending application is handled by the lender or broker processing that application. A mortgage that has already closed is handled by its servicer, the company managing payments and other account functions. CFPB’s “notice of error” guidance concerns covered errors by the servicer of an existing mortgage account, not a general-purpose way to correct an application before closing.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The servicing process can require a written notice containing borrower and account-identifying information sent to the servicer’s designated address. The applicable regulation and CFPB explanation are available at How do I dispute an error or request information about my mortgage? and 12 CFR § 1024.35, Error resolution procedures. Follow the address and content instructions for an actual servicing dispute; sending that notice for a pre-closing application issue may route your complaint to the wrong department.

When another person supplied the inaccurate information

Sometimes the borrower discovers a statement entered by a co-applicant, mortgage broker, seller, employer, or another person. The official consumer guidance cited here does not establish one universal reporting duty, deadline, or reporting destination for every such situation. The consequences can depend on the facts, loan program, documents signed, and state or federal law.

Tell the lender factually what you know, identify the portion you believe is inaccurate, and provide records supporting the correction. Do not speculate about another person’s intent or accuse anyone of a crime in a message that only needs to correct the file. If you believe the issue could expose you to legal liability, involves deliberate falsification, or cannot be resolved through the lender, consult a qualified attorney promptly. A lawyer can assess your specific jurisdiction and role; general consumer guidance cannot determine whether particular conduct is unlawful.

A practical message you can send the lender

Adapt the following structure to the secure channel your lender provides:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Subject: Correction requested for mortgage application — [application or property reference]

“I reviewed my mortgage application and believe the following information is inaccurate: [identify the exact page, field, account, or statement]. The correct information is: [state the correction]. I have attached [list the records] supporting this correction. Please tell me what documentation or updated form you need, confirm whether the application file and any related disclosures will be corrected, and provide written confirmation when the change is complete. I have not signed any document that I believe contains this error.”

Keep the sent message, attachments, and response with your application records. If the lender requests a different format or a new verification, follow that instruction and retain the replacement document.

Checklist before moving forward

  • Identify the exact inaccurate field and the document where it appears.
  • Write down the correct information and the evidence supporting it.
  • Save the original application, disclosures, reports, and correspondence.
  • Contact the application lender or loan officer promptly and in writing.
  • Ask what correction, replacement form, or updated verification is required.
  • If a credit report is involved, dispute the item with both the reporting company and the furnisher.
  • Tell the lender that the credit item is disputed and ask how underwriting will proceed.
  • Before closing, compare the Closing Disclosure with the Loan Estimate and question every unexplained difference.
  • Do not sign or certify information you believe is false.
  • If the issue remains unresolved, consider a CFPB complaint, a HUD-approved housing counselor, or fact-specific legal advice.
  • Use the servicer’s designated notice-of-error process only for an error in an existing mortgage account.
