What to Do If Someone Claims to Own Your Home or Directs Your Contractors

Do not accept an unexpected claim of ownership or authority as verified. Independently confirm who the person is and what right or written authorization they rely on before paying, signing, sharing personal information, handing over keys, or allowing disputed work to continue. If the claim involves a deed, check with the relevant land-records office; if it concerns a contractor, verify the contractor and the work authorization. The steps below are U.S.-framed, and property rights and remedies depend on your location and the documents involved.

What to do first

  1. Verify the claim independently. Ask the person to identify themselves and explain the basis for the ownership claim or work instruction. Contact the homeowner’s known contractor, organization, or public office using contact details you locate independently—not a phone number, link, email, or document provided only by the claimant. The FTC advises consumers to verify unexpected requests through independently found contact information, because impersonators may use convincing names, caller ID, or personal details.
  2. Limit immediate exposure. Do not pay, sign paperwork, share sensitive information, or turn over keys solely because someone makes an unexpected claim. If a contractor is already at the property and their authority is disputed, tell them in writing to pause the disputed work while you check who authorized it. This is a practical interim step, not a statement that every homeowner has the same legal right to stop every job.
  3. Save the evidence. Keep texts, emails, letters, estimates, contracts, permits, invoices, payment records, photographs, and any documents the claimant presents. Note dates, times, names, what was said, and which contractor acted on an instruction. The FTC recommends keeping notes and copies of documents in home-improvement disputes.

If someone is directing your contractors

Confirm who hired them and what they were told to do

Ask the contractor who engaged them, what scope of work they received, and for a copy of the written contract, work order, or authorization. Compare that paperwork with your own agreements and records. Do not assume that a person’s confidence, access to property details, or presence at the home proves they can authorize work.

Check credentials and paperwork

Check the contractor’s license with the relevant state or county government, and request proof of insurance. The FTC also recommends written agreements, careful review before signing, and avoiding full payment before work is complete and satisfactory. Licensing, contract, payment, and cancellation rules can differ by state, so confirm local requirements rather than relying on a general rule.

If someone hired a contractor without your permission

Keep a record of the work already done and any instructions, invoices, or demands for payment. Ask the contractor in writing to identify the person who engaged them and provide the authorization and contract they relied on. Avoid signing or paying under pressure. Whether someone can demand payment, claim a lien, or require work to stop depends on the facts and local law; consult a real-estate attorney or local legal-aid service if that issue is contested.

If someone claims the deed or ownership has changed

Contact the relevant state or local land-records office using details you find independently. Ask how to search recorded deeds and other filings for the property. The FTC says homeowners can check title for free through their state land-records office; some areas also offer free alerts about changes to property records.

Paid “title lock” monitoring does not prevent title fraud, according to the FTC. Treat monitoring as an alert service if available, not as a lock or insurance policy that stops a fraudulent filing.
