If higher mortgage rates push a home beyond your budget, recalculate what you can comfortably pay, compare current written offers, and check whether a lock, loan structure, or assistance program changes the numbers. If the purchase still leaves too little room for other expenses and savings, consider a lower-priced home or waiting rather than counting on rates to fall.
Start with the payment your household can afford
A lender’s approval amount is not a personal spending recommendation. Build your own budget from take-home income, recurring expenses, debt payments, savings goals, and a cushion for unexpected costs. The Consumer Financial Protection Bureau advises buyers to focus on a mortgage they can afford alongside their other priorities, not simply the amount they qualify to borrow (CFPB affordability guidance).

Look beyond principal and interest. Include property taxes, homeowners insurance, mortgage insurance if applicable, and homeowners association fees. Also account for costs that may vary, such as utilities and maintenance. If the payment would consume your emergency savings or crowd out important savings goals, the home or financing plan may need to change.

Request written Loan Estimates from more than one lender using the same loan amount, down payment, loan type, and rate-lock period. Otherwise, differences in assumptions can make offers difficult to compare. Review the interest rate, estimated monthly payment, cash to close, points, lender credits, and fees. The CFPB explains how to review these items in its Loan Estimate guide.

- Date math function
For a useful longer-term comparison, the CFPB suggests looking at the cost of borrowing over five years: subtract the principal paid during that period from the total paid. This estimates interest and fees over those five years, rather than treating the monthly payment as the whole cost. Compare similar offers using the CFPB’s loan comparison guidance.
For an adjustable-rate mortgage (ARM), the Loan Estimate’s five-year comparison assumes the interest rate does not change. It is not a worst-case estimate of what you might pay after adjustments. Consider the ARM’s adjustment schedule and caps separately before choosing it.

Ask about a rate lock before closing
A rate lock can protect the quoted rate for a stated period, but it is conditional and expires. Check the Loan Estimate to see whether the rate is locked and when the lock ends. Ask the lender, in writing, what an extension would cost and what happens if market rates fall while your rate is locked. A lock may keep you from receiving a lower rate, and changes to your application—such as the loan amount, credit score, appraisal, or verified income—may affect the terms. The CFPB outlines these considerations in its rate-lock overview.
Weigh discount points against lender credits
Discount points are upfront charges paid in exchange for a lower interest rate. Lender credits reduce upfront closing costs in exchange for a higher rate. Neither option is automatically cheaper: the better choice depends on the upfront difference and how long you expect to keep the mortgage before selling or refinancing.

Ask lenders to show the offers with and without points or credits, then compare the total cost over several plausible holding periods. Do not spend money needed for emergency reserves just to lower the rate. The CFPB explains the tradeoff in its guide to lender credits and discount points.
Evaluate an ARM at its maximum payment
A fixed-rate mortgage offers predictable principal-and-interest payments. An ARM may begin with a lower rate, but its rate can adjust after the initial period under the loan’s terms and market index. Before considering one, identify:

- The rate caps and maximum interest rate.
- The highest payment permitted under those terms.
Decide whether that stressed payment would fit your budget. Do not choose an ARM on the assumption that you will be able to refinance or sell before a reset; future rates, home value, finances, and loan eligibility are uncertain. The CFPB’s mortgage shopping guidance explains the differences between fixed-rate loans and ARMs.
Check assistance and down-payment options
State and local governments and nonprofit organizations may offer down-payment assistance, but programs have their own eligibility rules, property restrictions, and funding availability. HUD provides links to homebuying information and state programs, while the CFPB’s spending-plan guidance points to local assistance and Freddie Mac’s free Homebuying Budget Calculator.

Some borrowers may qualify for low- or no-down-payment loan options. A lower down payment can increase borrowing costs and leave you with less equity, so compare the full payment and cash requirements rather than focusing only on the amount due upfront. The CFPB notes that in most cases at least 3% down is required, while many loan types or lenders require 5% or more; these are general descriptions, not a guarantee of eligibility. Keep money available for moving, emergencies, and other financial priorities. See the CFPB’s down-payment guide.
A HUD-approved housing counselor can help you understand available programs and assess your finances. Find counseling resources through HUD’s housing counseling page or the CFPB’s counselor search. Confirm program terms and availability with the official administrator because funds and eligibility can change.
Make the decision from the complete budget
Compare each realistic option across the factors that determine whether it works for your household:

- Cash required: down payment, closing costs, any points, and reserves left afterward.
- Rate risk: fixed-rate predictability or an ARM’s adjustment schedule, caps, and maximum payment.
- Time horizon: how long you expect to keep the home or loan, especially when weighing points.
- Eligibility: loan-program requirements and any assistance restrictions by income, property, or location.
- Flexibility: the rate-lock deadline, extension cost, and whether changing lenders or loan structure could disrupt closing.
If no available offer fits your chosen budget while leaving appropriate savings intact, a lower-priced home or postponing the purchase may be the practical choice. That is a decision based on your household’s finances, not a universal rule. Avoid stretching solely because a lender approves a larger loan or because you expect rates to fall.
