If you suspect a fire was deliberately set, prioritize safety, leave the scene intact, contact police and your insurer, and document damage only from a safe, authorized location. Do not enter a restricted area, move debris, or discard damaged belongings until the investigator and insurer have had a chance to advise you. Procedures and coverage vary by location and policy, so follow the lead investigator and your insurer’s instructions.
1. Stay safe and respect scene restrictions
Leave an unsafe building and keep away from areas restricted by police or fire officials. Do not cross a barrier or enter to retrieve belongings, take photos, or look for evidence. Scene access, searches, and evidence handling in suspected arson cases can have legal requirements; coordinate any access with the investigating authority.

The National Institute of Justice warns: “The scene may contain devices specifically designed to kill or maim public safety responders.” If you notice anything suspicious, do not approach, touch, or move it. Move away and notify emergency services or police. The NIJ warning is aimed at scene safety; it is not a reason for residents to search for hazards themselves. National Institute of Justice, A Guide for Investigating Fire and Arson
2. Report the suspected arson and get a reference number
Confirm with police that the incident has been reported. Ask for the incident or reference number and the appropriate contact for questions about scene access or evidence. Alaska’s Division of Insurance advises reporting losses involving possible arson to police as well as notifying the insurer. Alaska Division of Insurance: Property Claims

3. Leave possible evidence in place
Do not clean, move debris, handle suspicious objects, make permanent repairs, or throw damaged belongings away before the investigator and insurer have had an opportunity to inspect and advise you. Keep others out of restricted areas. Ask police or the fire investigator before entering or changing anything, and do not try to collect or package evidence yourself.
The NIJ handbook is guidance for investigators and first responders, not a homeowner’s evidence-collection manual. It emphasizes securing and documenting the scene before disturbing evidence, preventing contamination, and maintaining chain of custody. For residents, the useful course is to leave potential evidence where it is and let authorized personnel handle it. NIJ fire and arson investigation guide
The U.S. Fire Administration also emphasizes the importance of incident observations and tells responders not to overhaul a scene before the fire investigator arrives. That responder instruction is not a direction for residents to interfere with firefighting or scene control. U.S. Fire Administration: Fire Investigation for First Responders

4. Contact your insurer promptly
Ask how to open a claim, who will inspect the damage, what records or forms are required, and what emergency mitigation is permitted. Where practical, request instructions in writing. Record the claim number, adjuster’s contact details, dates, and a brief summary of each conversation.
Ask specifically whether temporary accommodation or other additional living expenses may be covered, and whether cleanup, mitigation, or repair work needs approval before you hire anyone. Do not assume a cost will be reimbursed: coverage, exclusions, deductibles, deadlines, and proof requirements depend on the policy and jurisdiction. Recovery guidance in New South Wales and Queensland advises residents to contact their insurer and check applicable accommodation or claim provisions. Once authorities allow it, photograph or video visible damage from a safe, authorized location before cleanup or repairs. Do not enter an unsafe or restricted area to improve a shot. If a detail is unknown, mark it as unknown rather than guessing.

6. Keep damaged belongings until inspection or approval to dispose
Do not discard damaged goods before the insurer’s assessor has had a chance to inspect them or has told you what to do. Fire and Rescue NSW recommends making an inventory and retaining damaged goods until the assessor’s inventory; Alaska advises preserving damaged property until the adjuster directs otherwise. Check with the investigator as well if an item or debris could be relevant to the fire investigation. Coordinate cleanup and repairs with both parties where relevant. How the process varies by location and policy
The practical priorities—safety, scene preservation, prompt reporting, and careful records—are broadly useful, but the sources here do not establish one universal legal or insurance procedure. The NIJ guide is U.S. investigator guidance; the consumer recovery advice cited above comes from Alaska, New South Wales, and Queensland. Scene access, police procedures, claim deadlines, required forms, and coverage can differ. Follow the lead investigator’s directions and ask your insurer what applies to your policy and location.
