Borrowing for repairs or cosmetic work before listing can make sense only when the project is clearly defined, the total financing cost is known, and the expected sale proceeds can cover the balance at closing. Get multiple written estimates, compare every available financing option, and calculate your likely net proceeds after project costs, interest, fees and loan payoff. Do not assume that spending more on preparation will automatically raise the sale price by the same amount.
Start with a sale-readiness decision test
Separate work that protects the transaction from work that is merely attractive. A leaking roof, unsafe electrical system, failed heating equipment or an unresolved code issue may affect whether buyers can obtain financing or whether an inspection derails the sale. Fresh paint, landscaping, staging and upgraded fixtures may improve presentation, but their financial return depends on your neighborhood, listing price, buyer expectations and timing.

Before discussing a loan, create a written scope for each proposed job. Include materials, labor, permits, cleanup, temporary housing or storage, and a contingency for surprises. HUD’s guidance on financing home improvements advises homeowners to understand all costs, obtain more than one contractor estimate, read documents before signing and include interest, payments and service charges in the decision. Some work also requires local approval or permits.

Repair common Windows errors and clear accumulated junk for a smoother, more stable PC - no reinstall needed.Free scan · no reinstall- Essential work: repairs needed for safety, habitability, insurance, code compliance or a lender-required correction.
- Marketability work: cleaning, minor repairs, paint, lighting, landscaping or staging that may help photos and showings.
- Optional upgrades: projects whose benefit is uncertain or whose completion could delay the listing.
Then estimate your cash position using this formula: expected sale price minus selling costs, mortgage payoff, preparation costs and the proposed loan payoff. Use a conservative sale-price range rather than one optimistic number. If the transaction would leave little cash after paying the debt, a loan adds substantial risk even when the monthly payment appears manageable.

Know which type of financing you are considering
Products that sound similar can have very different collateral, rate and sale consequences. Compare only options you can actually obtain, because pricing and approval depend on your credit, income, equity, location and lender.
| Financing type | How funds are provided | Rate and payment features | What to check before a sale |
|---|---|---|---|
| Cash or existing savings | You pay contractors directly without new borrowing. | No new interest or lender fees, but it reduces your reserves. | Keep enough cash for mortgage payments, moving expenses and emergencies. |
| Home equity loan | Usually a lump sum secured by the home. | Often a fixed rate and scheduled installment payment; upfront costs may apply. | The balance is generally required to be paid when the home sells. Ask for a written payoff quote and any prepayment terms. |
| HELOC | A revolving line from which you draw as needed during a draw period. | Rates are usually variable. Payments can rise when the draw period ends and repayment begins; some plans require rapid or full repayment. | Confirm the draw-period end date, repayment schedule, rate-change rules, fees and closing payoff process. A lender may freeze or reduce the line in some circumstances. |
| Unsecured personal loan or credit line | Funds are not secured by the home. | Pricing, term and payment depend on the borrower and lender; rates may be fixed or variable. | There is no home lien, but the payment still reduces the cash available from the sale. Compare the total repayment, not just the monthly amount. |
| PACE financing | Financing for qualifying improvements that is repaid through a property-tax assessment where the program is available. | Payments can increase the property-tax bill and follow local program rules. | Ask how the assessment is handled at sale or refinance. A tax lien, payment strain or tax-sale risk can complicate the transaction. |
| Home equity contract | An investor provides money in exchange for a settlement amount tied to the home’s future value, rather than a conventional loan balance. | Settlement formulas are complex and may not resemble interest on a normal loan. | Read how a sale triggers settlement and how the amount changes with appreciation, depreciation, fees and time. |
The Consumer Financial Protection Bureau (CFPB) says a personal credit line does not use the home as collateral, while both home equity loans and HELOCs do. Missing payments on a home-secured product can put the property at risk of foreclosure.
Compare the full cost, not the advertised payment
A low introductory payment can conceal a higher rate, a short draw period or a large final balance. Request a written disclosure for each option and compare the same borrowing amount and expected payoff date.

Rate and rate behavior
Record whether the rate is fixed, variable or temporarily discounted. For a variable-rate HELOC, ask what index and margin determine the rate, how often it can change, and whether a lifetime cap applies. Model the payment at today’s rate and at a materially higher rate. Ask whether a fixed-rate conversion is available and what it costs.

Fees and third-party charges
CFPB lists possible HELOC charges including application, origination, appraisal, title, annual, inactivity, cancellation and conversion fees. Home equity loans can also include appraisal, title, recording, origination and other closing costs. Ask which fees are refundable, which are charged even if you never draw the line, and whether cancelling early triggers a fee.
Repayment shape
Get the required payment during every phase: initial draw, repayment, and any final balloon or lump-sum date. A HELOC payment may rise when principal repayment starts, even if you have stopped drawing. A loan with a longer term can reduce the monthly bill while increasing total interest. Compare the total amount you would repay if the home sells in three, six or twelve months, not only the amount due over the first billing cycle.
Sale payoff mechanics
Ask the lender for its payoff procedure in writing. Confirm who orders the payoff, how many days the quote remains valid, whether daily interest accrues, how wiring or recording is handled, and whether a lien release is issued after payment. Include the payoff amount and any per-diem interest in your estimated seller’s net sheet. CFPB explains that a home equity loan or second mortgage is often paid off when the property is sold.
Build a project budget before signing
- Define the scope. List each task, materials, labor, permit and completion date. Avoid financing a vague promise to “freshen up” the house.
- Obtain at least two or three written estimates. Require itemized labor and materials, payment milestones, warranty terms, insurance information and a change-order process.
- Verify local requirements. Ask the building department, homeowners association or utility provider whether permits, inspections or approvals apply.
- Add financing costs. Include interest through the expected sale date, origination and closing charges, annual or inactivity fees, cancellation costs and any appraisal or title expense.
- Set a cash reserve. Keep funds for mortgage, taxes, insurance, utilities, moving and an unexpected repair. Do not commit every dollar to a project that may be delayed.
- Set a stop rule. Decide in advance what cost overrun, delay or appraisal result would cause you to cancel the work or list without it.
Give the same scope to every contractor so estimates are comparable. A cheaper bid that excludes permits, surface preparation or disposal is not necessarily cheaper.

Protect yourself from contractor-arranged financing
The Federal Trade Commission’s consumer guidance says: “Never agree to financing through your contractor without shopping around and comparing loan terms.” Treat a contractor’s lender referral as one quote, not as an obligation.
- Do not sign on a tablet or phone until you have received copies of the loan, security agreement, payment schedule and cancellation terms.
- Check whether the contractor is paid before the work is inspected and whether you can withhold a final payment for incomplete work.
- Be wary of pressure to sign immediately, claims that a discount exists only today, blank contract fields, or requests to misstate the home’s value or your income.
- Confirm that the lender, contractor and any broker are licensed or registered where required.
- Never allow a contractor to start a home-equity application using your credentials without reviewing every field.
FTC guidance describes scams combining high rates, points and fees with incomplete or poor-quality work. If a contractor refuses to provide a detailed written scope or independent financing comparison, pause the project.
Special issues with PACE financing
PACE payments are collected through property taxes rather than an ordinary monthly loan bill. CFPB warns that the added assessment can increase the tax bill and create payment strain. Failure to pay property taxes can create tax-sale risk, and selling or refinancing before the assessment is paid may be difficult.

Before signing, obtain the local program’s rules for transfer, payoff, notice to a buyer, escrow treatment and lender approval. Ask the title company how the assessment will appear on the title report and settlement statement. If the program requires the buyer to assume payments, confirm that assumption is acceptable in your market instead of assuming it will be.

Understand home equity contracts separately
A home equity contract is not interchangeable with a home equity loan or HELOC. The provider advances money now and receives a settlement amount later, often when you sell, refinance or reach the contract’s end date. The amount can depend on the home’s later value and the contract’s formula, fees and valuation rules.
In its 2025 report, CFPB said settlement amounts under many home equity contracts grow at 19.5% to 22% per year in the early years. That is a reported range for many contracts, not a universal rate or an individual quote. Ask for worked examples showing what you would owe if the home value falls, stays flat or rises, and how an appraisal dispute is resolved. Have a real-estate attorney or housing counselor explain any clause you do not understand before you accept funds.
Calculate whether the sale can repay the debt
Prepare a conservative net-proceeds worksheet with three sale-price scenarios. Deduct the first mortgage payoff, agent and seller closing costs, transfer taxes where applicable, repairs still outstanding, moving expenses, and the full payoff of the new financing. For a HELOC, use the balance you expect to draw plus accrued interest and fees, not merely the approved credit limit.
Recommended Free Tools
Ask the lender and closing agent to confirm whether payoff is automatic through escrow or whether you must provide separate authorization. If the loan is secured by the home, the title company generally needs evidence of payoff to release the lien. A delayed payoff quote or missing lien release can postpone closing.
Best Value
When borrowing is especially risky
- The project has no fixed scope, written price or completion date.
- You need the highest possible sale price just to repay the debt.
- Your income cannot support the payment if the property takes longer to sell.
- The financing has a variable rate, short draw period or balloon payment you cannot cover from other funds.
- The work could uncover structural, environmental or permit problems.
- The contract adds a lien, tax assessment or value-based settlement that a buyer’s lender may reject.
In these situations, consider listing in the home’s current condition, completing only safety or lender-required repairs, or using available cash in stages. A real-estate professional can explain how local buyers price deferred maintenance, but no general source establishes that a particular preparation project will return its cost.
If you are already struggling with mortgage payments
Do not add a renovation loan to an existing payment problem without help. Contact your mortgage servicer promptly and speak with a HUD-approved housing counselor about options. The CFPB also advises comparing alternatives that may cost less or involve less risk than a HELOC, depending on the borrower’s circumstances. Keep records of every quote, disclosure, payment and payoff statement.
A final pre-signing checklist
- Written scope and at least two comparable contractor estimates.
- Permit and approval requirements confirmed.
- Fixed or variable rate identified, with a higher-rate payment example.
- All upfront, annual, inactivity, cancellation, conversion and third-party fees listed.
- Payment schedule shown for draw, repayment and any balloon phase.
- Collateral, lien, tax-assessment or equity-settlement consequences understood.
- Written payoff process, validity period and lien-release procedure obtained.
- Conservative net-proceeds worksheet completed for several sale prices.
- Independent review completed before signing contractor-arranged financing.
Keep the signed contract, estimates, invoices and lender disclosures together for your closing agent. Confirm the final payoff shortly before closing because interest and fees can change the amount.
