A REIT’s required distributions and advertised yield do not prove that its dividend is sustainable or that your income will stay steady. Before relying on a payment, check how it is funded, whether the underlying business can support it, what debt and liquidity risks could disrupt it, and how the REIT’s structure affects your ability to sell or assess its value. This guide covers U.S. REITs generally; it does not evaluate any specific issuer.
Start with the distribution’s source, not its yield
A high yield is a reason to investigate the distribution, not proof that it is safe. Compare the REIT’s latest dividend declarations with its financial statements and ask whether recurring operations support the cash being paid. Look for disclosures that distributions are funded with borrowing, offering proceeds, asset sales, or other sources instead of operating cash flow.

For non-traded REITs in particular, the SEC warns that distributions can exceed funds from operations (FFO) and be funded by offering proceeds or borrowing. That can make a stated distribution look steadier than the underlying business warrants. FFO is a commonly used REIT performance measure, but it is not a universal dividend-safety test; read how the issuer defines it and compare it with the closest GAAP measure.
REITs generally must distribute at least 90% of taxable income annually to maintain their tax status, according to the SEC’s REIT overview. The SEC’s publicly traded REIT bulletin states that most pay at least 100% of taxable income. Neither figure says that the dividend is fully supported by recurring cash flow, will be maintained, or will grow: taxable income and cash available for distributions are not the same measure.

Read the filings for coverage, risks, and trends
Use the latest annual report (Form 10-K) and quarterly report (Form 10-Q), not just a yield quote or dividend summary. The SEC explains where to look in its guide to reading a Form 10-K. The SEC sets disclosure requirements but does not vouch for the accuracy of an individual filing, so evaluate the company’s disclosures rather than treating filing status as a guarantee.
- Business and property exposure: Identify the REIT’s property types, major markets, tenants, or loan categories, and understand where its rent or interest income comes from.
- Risk factors: Look for risks that could weaken occupancy, rent collection, leasing, property values, loan performance, or access to financing.
- Management discussion and analysis (MD&A): Read the discussion of liquidity and capital resources, cash needs, debt, refinancing, and management’s explanation of results.
- Financial statements: Compare annual and quarterly results to see whether operating support for distributions is improving, weakening, or volatile.
- Non-GAAP measures: Check the definition and reconciliation of FFO or other company-defined measures against the closest GAAP figure. Do not assume similarly named measures are calculated identically by different REITs.
- Market-risk disclosures: Review the stated sensitivity to interest rates and other market changes, and how the REIT says it manages those exposures.
A single payout ratio cannot answer every question for every REIT. The business model, the measure used, and the trend over several reporting periods all matter.

Match the risk review to the REIT’s business
Different property types have different demand drivers. The SEC’s REIT overview describes categories including residential, office, retail, industrial, and mortgage REITs. For an equity REIT, consider the tenant demand and leasing conditions behind its rents. For a mortgage REIT, focus on the loans or securities it holds, borrowing, interest-rate exposure, and any hedges or derivatives. The SEC notes that mortgage REITs tend to be more leveraged and that hedging and derivatives involve risks of their own.
Interest-rate changes do not affect every REIT in the same way. A rate move can alter financing costs, refinancing conditions, property valuations, or the economics of a mortgage portfolio; the extent and direction depend on the issuer’s assets, liabilities, and risk management. Review the specific market-risk disclosures rather than assuming that all REITs benefit from, or are harmed by, the same rate environment.

Check debt, liquidity, and refinancing exposure
Use the 10-K and 10-Q to understand whether the REIT can meet obligations while continuing to fund operations and distributions. Read MD&A alongside the debt notes and market-risk disclosures. Consider:
- How much debt the REIT carries and whether borrowing costs are fixed, floating, or a mix.
- When material debt obligations come due and what management says about refinancing them.
- Whether available liquidity appears adequate for stated commitments and near-term needs.
- For mortgage REITs, how leverage, hedges, and derivatives may respond to market changes.
There is no universal safe debt ratio or ideal maturity schedule established by the SEC materials. Assess the figures in context: a REIT’s property or loan portfolio, cash generation, obligations, and access to financing all shape its capacity to keep paying.

Know whether the REIT is traded, non-traded, or private
Structure affects how you can evaluate and exit an investment; it does not by itself establish dividend quality. The SEC distinguishes among publicly traded, non-traded, and private REITs in its REIT overview and publicly traded REIT bulletin.
- Publicly traded REITs: Exchange trading provides a market price and a route to sell through the market, but the price can fluctuate and does not guarantee a sale at a particular value.
- Non-traded REITs: They are not listed on an exchange. The SEC warns that redemption programs may be limited or discontinued, and periodic appraisal-based valuations can be difficult for investors to assess. Review the prospectus and reports for redemption terms, valuation methods, fees, and manager conflicts; do not treat a stated redemption arrangement as guaranteed liquidity.
- Private REITs: Review the offering documents and applicable investor disclosures closely. The access, reporting, valuation, and liquidity available to you depend on the specific offering.
The SEC says, “You can also use EDGAR to review a REIT’s annual and quarterly reports as well as any offering prospectus.” For non-traded offerings, the prospectus and ongoing reports are especially important for understanding fees, valuation practices, conflicts, and distribution funding.

Compare total return, fees, and after-tax income
A distribution is only one part of investment performance. Consider the income paid alongside changes in the investment’s value and the costs that reduce what you retain. The SEC warns that fees charged by non-traded REITs can reduce the value of an investment. Review offering documents and reports for fees and potential manager conflicts rather than comparing headline yields in isolation.
For U.S. investors, SEC guidance says REIT dividends generally receive ordinary-income tax treatment rather than the reduced rates that apply to certain corporate dividends. Your actual tax result depends on your circumstances, the tax year, and the account in which you hold the investment. Check the applicable tax treatment for your situation; a quoted yield is not the same as after-tax income.
Compare REITs on like-for-like evidence
If you are comparing candidates, first group REITs with broadly comparable property or loan exposures. Then use the same questions for each and note where a disclosure is missing or not directly comparable:
Recommended Free Tools
- What property or loan types drive income, and how concentrated is the exposure?
- Do recent operating results support distributions, and what sources does the REIT disclose for funding them?
- What do debt, liquidity, interest-rate, and refinancing disclosures show?
- Is the REIT publicly traded, non-traded, or private, and how transparent are its valuation and exit options?
- What fees, potential conflicts, and tax considerations affect the income you may keep?
Do not rank unlike REIT models solely by headline yield. A useful comparison depends on the business and the evidence behind each payment, not just the percentage shown beside the share price.
