Before buying a data center REIT or infrastructure fund, verify four things in order: what the vehicle legally owns, how easily you can exit, whether its facilities have dependable power and water, and whether recurring cash flow can support debt, upgrades and distributions. A data-center label does not tell you whether you are buying stabilized real estate, development risk, infrastructure suppliers, private loans or a daily leveraged trading product.
Use the current prospectus or offering circular, regulatory filings and financial statements. Then test the portfolio’s tenants, leases, sites, technology, financing and valuation assumptions against the price you would pay.

1. Identify the vehicle before judging the theme
The same sponsor can offer a publicly traded REIT, a non-listed perpetual-life REIT, a private infrastructure strategy and a listed real-estate finance company. Those vehicles can have different assets, fees, valuations, leverage and redemption rights. For example, a 2026 SEC registration statement separately describes a non-listed perpetual-life REIT, a non-listed perpetual-life private infrastructure strategy and a publicly listed real-estate finance company: Blackstone Digital Infrastructure Trust II registration statement.
| Vehicle | What your capital may represent | Liquidity and valuation questions | Terms to verify |
|---|---|---|---|
| Listed equity REIT | Shares in a company that owns or operates income-producing real estate and related assets | Shares trade on an exchange, so the market price can differ from reported net asset value | Property ownership, funds available for distribution, debt, lease expiries, development spending and dividend policy |
| Listed fund or ETF | A portfolio of REITs, infrastructure companies, equipment makers, utilities or other securities | Intraday trading, bid-ask spreads, tracking difference and the fund’s stated index or mandate | Holdings, concentration limits, derivatives, securities lending, fees and rebalancing rules |
| Non-listed perpetual-life REIT | Privately valued real-estate interests issued and repurchased by the vehicle under its documents | Review NAV calculation, dealing frequency, repurchase limits, suspensions, transfer restrictions and potential transaction prices away from a public market | Share-class charges, appraisal policy, leverage, conflicts, redemption gates and distribution funding |
| Private infrastructure fund | Direct or indirect stakes in digital infrastructure, power, networks or operating businesses | Appraisal-based valuation, lockups and limited transfer opportunities can make exits slower than listed investments | Fund and asset-level leverage, capital calls, valuation methodology, commitment period and realization timetable |
| Credit or real-estate finance strategy | Loans, mortgages or other debt secured by infrastructure or property | Returns depend on interest income, borrower credit and refinancing rather than only property rents | Loan-to-value ratios, maturities, floating-rate exposure, covenants, defaults, reserves and loss severity |
Do not infer these terms from a fund’s name. Read the current prospectus, statement of additional information, registration statement, offering circular and latest annual and quarterly reports. Tax treatment, fees and redemption rights can vary by jurisdiction, investor type and share class.

- Confirm the mandate. List permitted assets, target geography, concentration limits, development authority and whether the vehicle may use derivatives or borrow at the fund level.
- Map the actual holdings. Separate data centers from towers, fiber, power assets, suppliers, software and unrelated securities. A “digital infrastructure” label may combine several businesses.
- Record every cost layer. Include management and performance fees, property expenses, acquisition and disposition charges, fund operating expenses, financing costs and intermediary charges applicable to your share class.
- Understand entry and exit mechanics. Note NAV calculation dates, subscription pricing, repurchase windows, notice periods, lockups, gates, suspension powers and transfer restrictions.
- Check reporting quality. Look for audited financial statements, debt schedules, lease information, occupancy definitions, related-party transactions and explanations of non-GAAP cash-flow measures.
2. Test the facilities, not just the data-center story
Site and utility capacity
For each major site, identify the available electrical capacity, grid-connection status, backup generation, cooling design, water access, land, zoning and local construction constraints. A building can be physically available yet unable to serve new customers if utility interconnection or water supply is delayed.
“Our ability to lease any available space at our data centers to existing or new tenants could be constrained by our ability to obtain sufficient electrical power and water supply.”

Reliability and operating costs
Review outage history, redundancy levels, maintenance plans, service-level commitments and insurance. Backup systems improve resilience but require capital, testing and fuel. Energy prices can also change operating margins, especially where leases do not fully reimburse utilities.
“Power outages, limited availability of electrical resources and increased energy costs could have a material adverse effect on us.”

Tenants, leases and concentration
Build a tenant schedule showing each customer’s share of revenue, credit quality, lease expiry, renewal options, rent escalators, termination rights and expense reimbursements. A long lease supports visibility but does not remove renewal, re-leasing or counterparty risk. If a few hyperscalers provide most revenue, the loss or downsizing of one customer can matter more than headline occupancy.

Stabilized assets versus development
Separate operating facilities with signed leases from vacant capacity, speculative builds and expansion projects. For each development, record construction milestones, committed capital, expected energization date, pre-leasing and cancellation rights. Development can create growth, but it also exposes investors to permitting, contractor, power-connection, financing and lease-up risk.
A company-specific filing illustrates why portfolio detail matters: StratCap reported two data centers leased to three tenants and a 51% interest in a tower joint venture at year-end 2025. That is a snapshot of one issuer, not a sector benchmark; read the filing for its debt, leases and commitments before drawing conclusions.

Technology adaptability
Evaluate whether the facilities can support rising rack densities, liquid or advanced air cooling, higher-voltage delivery, network diversity and new redundancy standards. Ask who bears the cost of retrofits and whether floor loading, cabling, cooling loops and electrical rooms can be expanded without disrupting customers.

The 2025 StratCap filing warns that changing technology and customer requirements can make infrastructure obsolete or less marketable. A newer building is not automatically safer: its useful life depends on upgrade paths, supplier availability and the economics of replacing equipment.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.3. Connect debt, liquidity and capital spending to cash flow
Review total debt, secured and unsecured portions, fixed and floating rates, maturities, covenants, credit ratings, hedges, lease liabilities and material off-balance-sheet commitments. Then compare those obligations with cash, revolver capacity, recurring operating cash flow, committed development spending and planned distributions.
Use issuer figures as illustrations, not benchmarks
In its filing for the quarter ended June 30, 2026, Equinix reported approximately $22.2 billion of indebtedness, $2.2 billion in cash and short-term investments, and $4.0 billion available under its revolving credit facility: Equinix Form 10-Q.

| Cash and short-term investments | $2.2 billion | Compare immediately available resources with operating needs, maturities and construction commitments |
| Revolving-credit availability | $4.0 billion | Check conditions to draw, expiration, covenants and whether commitments are needed for other purposes |
These numbers describe one company on one reporting date. They do not establish an appropriate debt or liquidity level for another REIT or fund.

Test distribution coverage
Compare declared distributions with recurring cash after maintenance capital expenditure, interest, taxes and required debt amortization. A high yield can reflect a falling share price, elevated leverage or a payout that depends on asset sales, new borrowing or equity issuance. Ask what management would do if refinancing costs rise or development slips: raise capital, sell assets, defer projects or reduce distributions.
For private funds, examine leverage at both fund and asset level. Appraisal-based returns can appear smooth because valuations are not reset continuously; compare cash realizations, income and appraisal changes separately.
4. Compare infrastructure funds on consistent axes
When two candidates remain, compare them using the same questions rather than headline yield or a shared “digital” label.
| Comparison axis | Questions to answer |
|---|---|
| Economic exposure | Does the vehicle own data-center real estate, towers, fiber, power assets, equipment suppliers, software or a blend? |
| Liquidity and pricing | Are shares exchange-traded, periodically repurchased or locked up? Is valuation market-based, NAV-based or appraisal-based? |
| Geography and tenants | How concentrated are revenue, power supply and development in one country, grid, metro area or customer group? |
| Leverage and derivatives | What borrowing exists at fund and asset level? Are derivatives used for exposure, hedging or daily leverage? |
| Total cost | What are management, performance, property, financing, trading and distribution costs after waivers or temporary arrangements expire? |
| Asset maturity | What percentage is stabilized and leased versus under construction, vacant or dependent on future power? |
| Cash policy | Are distributions covered by recurring cash, and how much must be reinvested to keep facilities competitive? |
Understand daily leveraged products
The Corgi ETF Trust II prospectus discusses concentration, dependence on a small set of customers and suppliers, capital-expenditure needs, technology obsolescence and derivative risks. Its filings also describe products targeting approximately two times the underlying ETF’s daily return: Corgi ETF Trust II prospectus and statement of additional information.
A daily 2× objective is reset each trading day. It is not a promise of twice the underlying ETF’s return over a month, year or the life of your investment. Volatility and compounding can produce a materially different result, while financing, derivative, counterparty and tracking costs reduce performance. Compare such a product with an unleveraged fund or individual REIT shares only after matching the holding period and risk objective.
5. A practical pre-investment workflow
- Write the investment case in one sentence. State whether you seek property income, infrastructure growth, credit income or tactical market exposure.
- Classify the vehicle. Record legal structure, listing status, NAV process, redemption terms and every applicable fee.
- Reconstruct the portfolio. List assets, locations, tenants, lease expiries, development projects and non-data-center holdings.
- Map utility risk. Confirm power contracts, water availability, backup systems, interconnection timing and energy-cost exposure.
- Calculate concentration. Measure the largest tenant, site, market, supplier and debt maturity as percentages of the relevant total.
- Stress the leases. Model a major tenant leaving, renewing at a lower rent, delaying expansion or requiring expensive upgrades.
- Stress the balance sheet. Test higher interest rates, refinancing delays, construction overruns and a period of weaker leasing.
- Reconcile cash flow. Compare recurring operating cash with maintenance capex, development commitments, debt service and distributions.
- Check valuation mechanics. For listed vehicles, compare price with operating metrics and asset value; for private vehicles, understand appraisal timing, assumptions and leverage effects.
- Set a monitoring plan. Track quarterly debt maturities, liquidity, tenant concentration, leasing, power delivery, capex and distribution coverage.
6. Red flags that warrant extra work
- Marketing emphasizes sector growth but gives little asset-level information.
- Most projected capacity depends on power, permits or tenants that are not yet committed.
- A small number of customers or suppliers account for a large share of revenue or operations.
- Distributions exceed recurring cash after maintenance investment without a clear, durable explanation.
- Debt maturities cluster before projects are expected to generate cash.
- Repurchases are discretionary, capped or suspendable, yet the product is presented as liquid.
- Reported NAV changes smoothly while realized transactions are rare and leverage is material.
- Daily leveraged exposure is presented as a long-term substitute for unleveraged ownership.
- Technology upgrades, cooling changes or power-density increases are discussed without a funded capital plan.
Bottom line
A data-center investment is only as strong as its specific vehicle, sites, utilities, tenants and financing. Buy only after you can explain how the investment generates cash, what could interrupt that cash, how much capital is needed to keep the facilities useful, and exactly how you would exit. Treat sponsor strategy claims as claims, issuer figures as date-specific disclosures, and every yield or return objective as inseparable from leverage, fees, liquidity and valuation terms.
