What to Check Before Buying a Pickleball Franchise in 2026

Before signing a pickleball franchise agreement, verify five things with documents and local evidence: the franchisor’s current Franchise Disclosure Document (FDD), a site-specific build-out and lease budget, the quality of any Item 19 earnings data, the operating record of current and former franchisees, and demand at your proposed address. National participation growth can be encouraging, but it does not prove that one club will achieve adequate occupancy, pricing or profit.

Start with the current FDD, not a sales presentation

The FDD is the primary diligence document. Obtain the complete, current version for the brand and the state in which you will operate, together with every exhibit and the proposed franchise agreement. A brochure or discovery-day presentation cannot replace the contract disclosures.

As an Amazon Associate I earn from qualifying purchases.

Use the FDD items as a working checklist

FDD item What to examine Why it matters
Items 3–4 Litigation, arbitration, bankruptcy and related proceedings Shows legal and financial distress that may affect support, reputation or contract enforcement.
Items 5–6 Initial and continuing fees, payment timing, advertising charges and other recurring amounts These charges determine your fixed cost base and may be payable before revenue begins.
Item 7 Initial investment table, assumptions and additional funds Reveals what the franchisor includes, excludes or leaves for you to estimate.
Item 8 Required purchases, approved suppliers and supplier-affiliate relationships Restrictions can affect price, availability, margins and construction scheduling.
Item 19 Financial performance representations Defines what revenue or profit evidence the franchisor is legally presenting to prospects.
Item 20 Outlet openings, closures, transfers, ownership and franchisee contacts Provides the operating history and a way to speak with people who have experienced the system.
Item 21 Audited or otherwise provided franchisor financial statements Helps you assess whether the franchisor appears able to fund training, technology and field support.

Read the franchise agreement alongside these items. The agreement controls territory, renewal, transfer, default, termination, insurance, construction deadlines and post-termination obligations. Have a franchise attorney identify provisions that differ from the sales explanation, and have an accountant test the financial assumptions. Confirm applicable state registration or filing requirements independently; they can vary by jurisdiction.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Record the version and the date

Write down the FDD date, the date you received it, the state-specific addenda and every amendment. A 2024 document is historical evidence, not a 2026 promise. Ask for an updated FDD before making a decision if the brand has issued a newer version or if material terms have changed.

Turn the headline investment into a site-specific budget

A franchisor’s investment range is a starting point, not a project budget. It may assume a particular building, landlord contribution, construction market and opening schedule. Rebuild the estimate for the exact property you are considering.

What one 2024 FDD example actually included

Ace Pickleball Club’s 2024 FDD, Item 7, estimated total initial investment of $940,250 to $1,894,850 and listed a $60,000 initial franchise fee. The FDD described a typical club with 8–16 courts in approximately 25,000–40,000 square feet. Its largest ranges included:

Cost category Range in the Ace 2024 FDD Qualification
Leasehold improvements and architecture $375,000–$1,000,000 Estimate for the disclosed format; varies with location, existing conditions and construction requirements.
Court design and installation $112,000–$224,000 Depends on the number and specification of courts.
Equipment and supplies $100,000–$150,000 System-specific assumptions; verify required vendors and quantities.
Additional funds for three months $120,000–$175,000 One stated working-capital allowance, not a guarantee that three months is enough.

Those figures describe one brand’s 2024 estimate. They are not a current quote for another brand, another city or your proposed building. Ask the franchisor to identify which costs are paid to it, which are paid to affiliates or suppliers, and which you must obtain yourself.

Reconcile every line with outside estimates

Obtain a preliminary lease proposal and have a commercial real-estate adviser or tenant representative test the rent, escalations, options, common-area charges, property taxes and insurance pass-throughs. Obtain contractor pricing after a site walk. Include demolition, structural work, electrical capacity, HVAC, fire protection, accessibility work, bathrooms, parking, signage, permits, professional fees, technology, insurance, pre-opening payroll, recruiting, launch marketing and contingency.

Ask specifically whether the franchisor’s table includes landlord improvement allowances, security deposits, rent during construction, utilities before opening, court surfacing, furniture, point-of-sale hardware, software implementation, legal and accounting fees, financing costs and taxes. If an item is not stated, put it in your own model rather than assuming it is included.

Model a longer opening and ramp-up

Construction delays, permit revisions and membership growth below plan can consume cash before the first stable month. Build scenarios for a delayed opening, a slower membership ramp, higher payroll, higher utilities and an unexpected repair. Keep a separate cash reserve for debt service and personal living expenses; do not treat the franchisor’s “additional funds” line as a universal safety margin.

Interpret Item 19 without turning sales into profit

Item 19 is useful only when you understand exactly what was measured. Record the number of outlets, ownership type, operating dates, geography, data source, audit status and whether the measure is gross sales, operating income or net profit.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

What the Ace example does—and does not—show

Ace Pickleball Club’s 2024 FDD reported unaudited point-of-sale gross sales of $464,798 for one affiliate-owned club in Roswell, Georgia, covering July through December 2023. The figure is six months of gross sales from one outlet. It excludes operating costs and does not establish cash flow, owner compensation, debt service or profit.

The same Item 19 disclosure states: “This outlet has earned these amounts. Your individual results may differ. There is no assurance that you’ll earn as much.” Treat that qualification as central, not as fine print.

Questions to ask about any earnings representation

  • How many outlets are included, and how many eligible outlets are omitted?
  • Are the locations franchisee-owned, affiliate-owned, company-owned or a mixture?
  • What were the opening dates and operating periods for each location?
  • Are the figures audited, generated from point-of-sale records or prepared another way?
  • Does the table show gross revenue, contribution margin, operating income or profit after all expenses?
  • Are membership dues, court rentals, events, food and beverage, retail or other streams separated?
  • What occupancy, labor, marketing, maintenance and payment-processing costs were incurred?
  • How many outlets met or exceeded the displayed result, and how many did not?

Use the answers to build your own monthly revenue and expense model. Do not divide a single outlet’s sales by your planned investment and call the result a return on investment.

Understand the operating format before comparing brands

Pickleball franchises are not all the same business. A court-focused club may depend primarily on memberships, court reservations, leagues, lessons and tournaments. An entertainment-driven venue may add food, beverage, parties, retail or other attractions. The second format can create more revenue streams but usually adds kitchen, alcohol, event, staffing, compliance and maintenance complexity.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Compare the economics of each format

  • Capacity: court count, hours available, peak-time utilization and programming that converts off-peak hours.
  • Membership: initiation fees, recurring dues, freezes, cancellations, guest rules and retention.
  • Programming: lessons, leagues, tournaments, clinics and private events, including instructor compensation.
  • Ancillary sales: food, beverage, retail and party packages, with their inventory and labor requirements.
  • Staffing: general manager, front desk, coaches, maintenance, event staff and management coverage by shift.
  • Maintenance: court surfaces, nets, lighting, HVAC, restrooms, cleaning and equipment replacement.

Ask for a typical weekly operating schedule and a staffing plan, not just a list of services. A concept that appears inexpensive to build may require substantial labor or programming to keep courts occupied.

Compare investment ranges, but keep the comparison historical

FRANdata’s July 2024 industry paper reported the following estimated initial-investment ranges:

Concept named in the paper Estimated initial investment range How to use the figure
Dill Dinkers $328,961–$765,046 Historical comparison only; replace with the current FDD.
Ace Pickleball Club $940,250–$1,894,850 Consistent with the 2024 FDD example above; verify any newer disclosure.
Pickleball Kingdom $867,000–$2,237,600 Historical estimate in the July 2024 paper; investigate assumptions.
Crush Yard $6,518,580–$9,965,715 Reflects a materially different, larger investment profile in that report.

Do not rank concepts by the lowest number alone. Compare the facility size and court count assumed, required liquidity and net worth, initial and recurring fees, working-capital allowance, revenue mix, supplier rules, territory, renewal and transfer terms, and the quality of Item 19 and Item 20 evidence. Replace every historical range with the current FDD before using it in a financing application or investment decision.

Validate local demand instead of relying on national growth

FRANdata’s July 2024 paper attributed more than 13.6 million U.S. pickleball players in 2023 and 8.9 million in 2022 to the Sports & Fitness Industry Association (SFIA), an increase of 85.7 percent. The same paper reported a sixfold increase—from 420 to 2,788 public pickleball courts—in the 100 largest U.S. cities since 2017. These are national or large-city figures cited in that paper, not a demand study for your address, and the underlying SFIA publications were not independently reviewed here.

Build an address-level demand study

  1. Map alternatives: list public courts, private clubs, recreation centers, tennis facilities converting space and entertainment venues within the realistic drive-time catchment.
  2. Measure access: record court count, lighting, indoor or outdoor status, reservations, waiting lists, leagues, lessons, parking and seasonal closures.
  3. Study pricing: collect membership, drop-in, reservation, lesson, league and event prices, noting whether taxes or guest fees are extra.
  4. Define the customer base: analyze population, households, income, employers, schools, retirees, traffic patterns and the distance customers will travel for recurring recreation.
  5. Test seasonality: model weather, daylight, school calendars, tourism and competing seasonal activities. Indoor capacity does not eliminate demand fluctuations.
  6. Use primary signals: interview local players, instructors, recreation directors and event organizers; distinguish anecdotes from measurable reservations or waitlists.

Convert the findings into an occupancy model by hour and day. Revenue depends on the number of sellable court-hours, the price per occupied hour, membership retention and ancillary purchases—not on player counts alone.

Scrutinize the site, lease and territory

The building is often the largest source of irreversible risk. Confirm ceiling height, column spacing, slab condition, acoustics, lighting, HVAC capacity, fire protection, restrooms, parking, accessibility, delivery access and permitted use before signing a long lease.

Lease questions that affect survival

  • Does the permitted use expressly cover indoor sports, instruction, tournaments, events, food or beverage if those are part of the model?
  • When does rent start: lease execution, possession, construction commencement or opening?
  • Who pays for structural work, HVAC upgrades, utility increases, roof repairs and code compliance?
  • Is there a construction period with abated rent, and does it match the franchisor’s opening timetable?
  • What personal guarantees, letters of credit, security deposits and restoration obligations apply?
  • Can the lease be assigned on a franchise transfer, and does the franchisor have approval or step-in rights?
  • What renewal options, rent resets, exclusivity and co-tenancy protections are available?

Read the franchise territory language with the lease. Ask whether the franchisor can open company-owned, affiliate or other franchised locations nearby, sell online memberships into your area or approve nontraditional venues that compete for the same customers. “Protected territory” can have detailed exceptions.

Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Support on Ko-Fi

Check supplier rules and required technology

Item 8 may require purchases from named suppliers or affiliates. In the Ace 2024 FDD, court installation is purchased from an affiliate, and the disclosure lists approved suppliers for certain furnishings and required point-of-sale equipment. That means a generic marketplace quote may not be acceptable under the contract.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Obtain the current supplier list and ask:

  • Which purchases are mandatory and which are merely recommended?
  • Can the franchisor or affiliate change specifications or prices after you sign?
  • Are rebates, commissions or other supplier relationships disclosed?
  • What warranties, installation responsibilities and lead times apply?
  • Who owns customer, membership and payment data, and what happens to it at termination?
  • What software, payment processing, support, cybersecurity and renewal charges continue each month?

Price compliant alternatives only after the franchisor confirms in writing that they are permitted. Include replacement cycles for nets, balls, flooring, lighting, HVAC and technology in the long-term budget.

Test the franchisor’s stability and support capacity

Franchise sales growth is not the same as support capacity. Item 21 financial statements can help you assess the franchisor’s resources, while Items 3 and 4 disclose litigation and bankruptcy history. Ask how training, site selection, construction review, marketing, software support, opening assistance and field visits are staffed today.

Use Item 20 to find the operating record

Item 20 should show outlets opened, closed, transferred or otherwise changed during the disclosed periods, along with contact information for current and former franchisees where provided. Look for closures, repeated transfers, long gaps between signing and opening, and concentrations of outlets under one owner. None is automatically disqualifying, but each requires an explanation.

Interview a balanced sample

Speak with new operators, mature operators, owners in markets resembling yours and former operators. Ask when they signed and opened, how membership ramped, what labor and occupancy costs actually ran, whether construction stayed on budget, how much personal cash they added, what support arrived on schedule and what they would budget differently. Former operators may be especially useful for understanding termination, transfer, renewal and exit issues.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Build financing and downside cases

Prepare a sources-and-uses schedule that separates equity, debt, landlord contributions and franchisor financing. Include interest-rate changes, origination fees, required guarantees, working-capital reserves and the possibility that lenders discount projected revenue.

Stress-test the model

  • Opening is delayed by three, six or nine months while rent and pre-opening payroll continue.
  • Membership reaches only 50%, 75% or 90% of the base case after the first year.
  • Average pricing is lower because competitors discount or customers buy fewer premium services.
  • Payroll, insurance, utilities or repairs exceed the estimate.
  • Peak courts fill but off-peak hours remain underused.
  • A required supplier or software change creates an unplanned capital expense.

Set a maximum cash contribution and a walk-away point before negotiating. A model that works only if every court is busy, construction is on budget and the opening occurs on time is not a resilient model.

Red flags that warrant a pause

  • The seller emphasizes national player counts but cannot provide address-level assumptions for occupancy and pricing.
  • An Item 19 example covers one affiliate outlet, a short period or gross sales only, yet is presented as expected owner income.
  • The investment table omits rent during construction, utilities, permits, contingency or adequate working capital.
  • Current and former franchisee contacts are difficult to obtain, or interviews reveal materially different economics from the FDD.
  • Required suppliers, affiliates or technology fees are unclear or can change without a transparent process.
  • The territory language permits nearby competing locations despite an informal promise of exclusivity.
  • The lease requires a long term or personal guarantee before zoning, construction and financing are confirmed.
  • Franchisor financial statements or litigation disclosures raise questions that the sales team will not answer in writing.

A practical decision sequence

  1. Request the current FDD, agreement, state addenda, supplier list and latest financial statements.
  2. Build a line-by-line investment and monthly cash-flow model using a specific property.
  3. Obtain independent construction, lease and financing assumptions.
  4. Analyze local competitors, pricing, catchment, seasonality and realistic court utilization.
  5. Read Item 19 and Item 20, then interview current and former operators.
  6. Have qualified franchise counsel and an accountant review the documents and model.
  7. Ask the franchisor to resolve discrepancies in writing and update the model.
  8. Proceed only if the downside case remains financeable without relying on unproven earnings.

The central test is not whether pickleball is popular. It is whether one legally permitted, properly financed facility can acquire and retain enough customers at realistic prices to cover its lease, labor, maintenance, debt and franchise obligations. The current FDD and franchise agreement, supported by independent site economics and candid franchisee interviews, are the evidence needed to answer that question.
