The number that matters is the final payable total for the exact room and dates you selected—not the first nightly rate you see. Before paying, expand every price line, identify taxes and mandatory fees, read the rate’s cancellation, prepayment and no-show terms, confirm what is included, and save the checkout details and confirmation.
Why a cheap hotel rate can cost more at checkout
A search result usually highlights a base room price. The reservation you actually buy can also include mandatory property charges, government taxes, deposits, optional extras and different payment rules. Some charges are calculated per night, some once per stay, and some depend on the number of guests or the services you select.

The displayed amount can also change when you switch occupancy, bed type, meal plan, dates or refundability. A low nonrefundable rate may look cheaper than a flexible rate until you account for the risk of losing the entire payment if your plans change.

In the United States, the Federal Trade Commission’s lodging rule requires businesses to include mandatory fees they know about and can calculate upfront in the displayed total price. The FTC describes this principle in its FAQ as: "The total price includes all charges or fees businesses know about and can calculate upfront." The rule is U.S.-specific; local laws and enforcement differ elsewhere.

Government taxes can be treated differently from mandatory business fees. An advertised total may exclude government taxes, but the seller must disclose their amount and purpose before asking for payment and include them in the final payment amount. That is why the checkout total, rather than a search-page headline, should be your comparison price.
Build the true, all-in price
Expand the complete price breakdown
Open links labeled Price details, Room rate breakdown, Taxes and fees or similar before entering payment information. Record each line separately:
- Nightly room rate and the number of nights it covers.
- Mandatory resort, destination, facility or service fees.
- Government taxes, tourism assessments and other public charges.
- Deposits or holds charged now or collected at the property.
- Optional extras such as breakfast, parking, transfers, pets, rollaway beds or late checkout.
Check whether a figure is per room, per person, per night or for the whole stay. A fee shown as a nightly amount can be multiplied by every night, while a one-time destination charge appears only once. If the page gives a range or estimate for a tax, note that the final amount can depend on local rules or the property’s calculation.

Separate mandatory charges from choices
A mandatory fee remains payable even if you do not use the associated amenity. An optional add-on should appear only after you select it. Remove extras you do not want, then verify that the total changes as expected. If a charge cannot be removed, ask the property or seller what it covers and whether it is already included in the quoted total.

Check payment timing and currency
Some rates collect the entire amount at booking; others charge a deposit and collect the balance later; a pay-at-property rate may still require a card authorization or deposit. Confirm the currency, conversion method and whether the amount shown is an estimate. A card issuer can add its own foreign-transaction or exchange fees, which are outside the hotel’s displayed total.
Verify the final amount after every selection
Changing dates, guests, room configuration or meal plan can recalculate taxes and fees. Review the final screen after all choices are made and before submitting payment. Keep the total visible at the moment you book, not just the initial search result.
Read the rate-specific cancellation and payment rules
Cancellation rights belong to the specific reservation, not simply to the hotel brand. Marriott’s terms state that policies—including cancellation, no-show and reservation-change rules—may vary by property and reservation type. A property can therefore offer several rates for the same room with different deadlines and penalties.
Find the free-cancellation deadline
Look for a sentence such as “cancel by” followed by a date, time and time zone. The deadline may be based on the hotel’s local time rather than your own. Save the exact wording and convert it to your calendar. A deadline of 6 p.m. at the property is not automatically 6 p.m. where you live.

Hilton explains that a cancellation made after the hotel’s stated cancellation date may incur a fee that varies by hotel. Treat the displayed deadline as binding unless the property confirms an exception in writing.
Identify the rate’s refundability
- Fully refundable: the amount paid is returned when you cancel within the stated window, subject to the listed conditions.
- Partially refundable: only a specified portion is returned, or a fee is deducted.
- Nonrefundable: cancellation normally forfeits the amount charged, although a property may voluntarily offer a credit or change.
- Pay later: payment is deferred, but the reservation can still carry a cancellation penalty.
Do not infer refundability from labels such as “deal,” “member price” or “pay at property.” Open the full rate terms and look for prepayment language, refund amounts and exceptions.
Check no-show exposure
A no-show occurs when nobody checks in and the reservation was not cancelled under its terms. The consequence can be a charge for the first night or the full stay. Booking.com’s documentation describes cancellation, prepayment and no-show penalties as conditions tied to the property and room rate. Find the exact no-show amount in your selected offer and note whether the room will be held after the first night.
Review changes, early departure and arrival requirements
Cancellation is not the only way plans can change. Check whether you may alter dates, names, occupancy or room type, and whether a modification is treated as a new booking with a different price. Read early-departure terms: leaving before the reserved checkout date may still trigger payment for unused nights. Confirm the latest arrival time, whether a late arrival must be reported, and whether the property requires a physical card or identification at check-in.

Use this step-by-step booking check
- Set the comparison facts. Enter identical arrival and departure dates, number of adults and children, bed configuration, room category and meal plan for every offer.
- Open the room’s full conditions. Select the exact rate, then expand the room description and policy panels. Do not compare a flexible rate with a nonrefundable rate without recording that difference.
- Inventory every charge. Write down the nightly rate, mandatory property fees, government taxes, deposits and any selected extras. Mark each item as per night, per person, per room or one-time.
- Confirm what is included. Check breakfast, Wi-Fi, parking, resort or facility access, housekeeping charges, extra-person fees, child fees, pets and accessibility features. “Available” does not necessarily mean free.
- Check payment timing. Note the amount charged immediately, the balance due later, the payment location and any card authorization or deposit. Verify the currency and whether taxes are estimated.
- Capture the cancellation rule. Record the free-cancellation date, exact local time zone, deadline for modifications, refund amount after the deadline and no-show penalty.
- Recalculate after options. Add or remove extras, change occupancy if needed, and wait for the total to refresh. Compare only the final amount for the configuration you would actually book.
- Save evidence before paying. Download or print the checkout page if possible, or take screenshots showing dates, guests, room type, total, taxes, mandatory fees, payment timing and policy text.
- Store the confirmation. Keep the booking number, seller contact details and property contact information. Put the cancellation deadline and a reminder on your calendar.
Compare two offers on equal terms
The cheapest headline is not necessarily the lowest-risk or lowest-cost reservation. Use the same facts for both offers and compare the following:

A refundable offer can be the better value even when its initial total is higher if your dates are uncertain. Conversely, a nonrefundable rate may make sense only when the trip is fixed and the savings justify the forfeiture risk.
What to do when the price or policy looks wrong
The total rises at checkout
Stop before payment. Reopen the breakdown and identify the new line. Check whether you changed occupancy, dates, currency, room type or an optional service. If a mandatory fee known and calculable in advance was omitted from the displayed U.S. total, ask the seller to explain the discrepancy and keep screenshots of both stages.

A tax is marked estimated
Ask whether the estimate can change at the property and what event causes the change. Confirm the amount that will be charged to your card and the amount payable on arrival. Keep the explanation with your confirmation.
The cancellation wording is vague
Do not rely on a banner that says “free cancellation” without a date and time. Open the detailed terms or contact the seller and property through a traceable channel. Request the deadline, refund amount, no-show charge and payment status in writing.
You may miss the deadline
Cancel through the same channel used to book and save the cancellation number or email. Do not assume that failing to arrive cancels the reservation; it can trigger the no-show penalty. If an emergency occurs after the deadline, contact the property immediately and ask whether it will waive or reduce the charge, but treat any concession as discretionary until confirmed.
Keep a record that proves what you bought
Your evidence should show the reservation number, property, dates, occupancy, room and bed configuration, total price, taxes, mandatory fees, payment schedule, cancellation deadline, refund terms and no-show penalty. A screenshot is useful when a page changes; a PDF or downloaded confirmation is easier to search later. Save the record outside the booking app as well, because access can be lost if you are offline or logged out.
Set two reminders: one several days before the deadline to reassess your plans, and another on the deadline itself. Include the property’s local time zone in the reminder title.
What the U.S. fee rule does—and does not—settle
The FTC’s lodging requirement addresses mandatory fees that a business knows about and can calculate upfront. It does not create one worldwide hotel-pricing format, set a universal resort-fee amount, or guarantee that every tax is included in the first advertised figure. Destination, property, room rate and booking channel still determine the terms shown for your reservation.
In 2024, the FTC estimated that its junk-fee rule for live-event tickets and short-term lodging could save consumers up to 53 million hours of search time per year. That estimate does not provide an average hotel tax, resort-fee amount or cancellation percentage; no universal averages were established in the cited official materials.
A practical decision rule
Choose the offer whose final total you understand and whose cancellation risk you can afford. Before selecting Book, you should be able to answer five questions without guessing:

If any answer is missing, choose a clearer rate or obtain written clarification before paying. Once the terms are clear, save the evidence and monitor the deadline rather than relying on the original low headline price.
