For a straightforward purchase of bare agricultural land in the Republic of Ireland, stamp duty is usually the main purchase tax: 7.5% of the chargeable consideration for transfers executed on or after 9 October 2019. Eligible farmers may qualify for relief that reduces or eliminates some or all of that duty. Legal, title, registration, search and survey costs are additional and depend on the property and transaction. VAT needs transaction-specific advice.
How much stamp duty do you pay on farmland in Ireland?
Revenue classifies agricultural land as non-residential property for stamp duty. The standard rate is 7.5% of the chargeable consideration for a transfer executed on or after 9 October 2019, unless a relief applies. The purchaser is generally the accountable person, and stamp duty is charged on the transfer instrument. Most buyers have their solicitor file the return and arrange payment on their behalf. Revenue’s stamp duty rates and guidance on stamp duty on property explain the rules.

For illustration, a €500,000 chargeable purchase at 7.5% would mean €37,500 in stamp duty before any relief. That example is not a quote: the deed’s chargeable consideration and the buyer’s eligibility for relief determine the actual liability.

The rate is not the same as residential stamp duty. A site bought with a connected agreement to build a house, or a mixed-use property, may need a different classification analysis. The rate above concerns agricultural land as such.

Can a farmer get stamp duty relief?
Two reliefs may be relevant, but they have distinct eligibility rules. Check the conditions and claim procedure with a solicitor or tax adviser before the transfer is completed.
Young trained farmer relief
A farmer may qualify if under 35 when the transfer is executed and holds, or obtains within the applicable period, a relevant agricultural qualification. The relief is conditional, not an automatic exemption for young purchasers. Revenue says the Finance Act 2025 extended the qualifying period through 31 December 2029. See Revenue eBrief 029/26 and its young trained farmer relief guidance.
Rank #2
Farm consolidation relief
This relief may apply where qualifying land is bought and sold in linked transactions within 24 months, the purchaser obtains a Teagasc consolidation certificate and the other statutory conditions are met. The reduced rate is 1% on the excess value of qualifying land bought over qualifying land sold. If the qualifying sale value equals or exceeds the purchase value, duty may be nil. The purchaser must intend to retain the land and use it for farming for five years.

The relief therefore depends on more than buying farmland: linked transactions, certification, timing, intended use and other conditions matter. Details are in Revenue’s Section 81C farm consolidation relief manual and eBrief 074/26.
Do LPT or Vacant Homes Tax apply to bare farmland?
Local Property Tax (LPT) and Vacant Homes Tax are not ordinary purchase taxes on bare agricultural land. LPT applies to relevant residential properties; Revenue’s buyer checklist advises obtaining the seller’s LPT property identification number and valuation and checking that returns and payments are up to date where LPT applies. Vacant Homes Tax concerns residential property in use as a dwelling for fewer than 30 days in a 12-month chargeable period. A dwelling included in the purchase, or a mixed-use property, can change what checks are relevant. See Revenue’s property-buying checklist and Vacant Homes Tax guidance.
Is VAT charged when buying agricultural land?
There is no safe one-size-fits-all answer for an unspecified land sale. Whether VAT applies depends on the facts of the supply and seller; do not assume it is always charged or never charged. Ask the solicitor or tax adviser handling the actual contract to confirm the VAT position before relying on a cost estimate.

Beyond stamp duty, a transaction may involve solicitor’s professional fees, searches, title work, land registration charges, and survey or mapping costs. The route and outlay depend on the title status and application type; there is no dependable universal total or national average established here. Tailte Éireann describes registration procedures, including solicitor-certified first registration in appropriate cases, in its first-registration guidance.
Ask for an itemised quote and keep distinct the solicitor’s professional fee, statutory registration and search outlays, survey or mapping work, VAT on services, and stamp duty. These are not all taxes, and their amounts cannot be inferred from the land price alone.
