That timing gap is a maturity mismatch. It does not mean every AI-infrastructure borrower will default: long leases, strong tenants, valuable collateral, hedges and diversified refinancing access can materially reduce the exposure. The key is to test whether funding maturities, project milestones and dependable cash receipts line up under stressed conditions.
Why short-term debt is a problem for long-lived AI projects
A data center, power connection and cooling system can serve customers for decades, but a construction loan, bridge facility or private-credit loan may mature in a few years or less. The borrower must then repay the principal, refinance it, sell an asset or inject new equity. If the project is still consuming cash at that date, the financing depends on lenders remaining willing to extend credit.

This is the core maturity mismatch: debt repayment is fixed or scheduled while project cash flow is delayed and uncertain. Refinancing terms depend on interest rates, the borrower’s credit quality, collateral values, covenant headroom, lender appetite and conditions in bond, bank and private-credit markets. A project that looks viable over its full life can still face a cash crisis at an interim maturity.

It also notes that declining free cash flow can make hyperscalers more dependent on accommodative refinancing conditions in the future. That observation describes a conditional vulnerability, not a forecast that a particular company will fail.

What happens when an AI data center loan comes due before the project is finished?
Construction continues but principal repayment is due
AI facilities require large upfront spending on land, buildings, substations, transformers, servers, cooling and network connections. Permitting, engineering changes, labor shortages, equipment delays or cost overruns can push completion beyond the original schedule. Interest and operating overhead continue while revenue remains limited or zero. The borrower may need to contribute additional equity, negotiate an extension at a higher spread or sell part of the project.
Power arrives later than the debt
Power availability is often the gating item rather than the building itself. In its 2026 analysis, the International Monetary Fund discusses reported power-interconnection lead times of two to seven years. That range is context-specific, not a universal schedule, but it shows why a short maturity can expire while a facility is waiting for utility work. A finished shell without energized capacity cannot produce the contracted computing revenue used in the original repayment model.
Lease-up takes longer or a tenant changes plans
Many projects rely on a few large tenants, capacity reservations or offtake agreements. A prospective customer may reduce its capacity requirement, delay signing a definitive lease, default or become insolvent. Even a signed long-term lease must be assessed for the tenant’s ability to pay, termination rights, conditions precedent and the timing of rent commencement. A lender may have collateral, but collateral is harder to monetize quickly when a specialized facility lacks power or a replacement tenant.
Refinancing is available only at a punitive price
A lender may agree to refinance but demand a higher interest rate, tighter covenants, more collateral or a larger equity contribution. Higher debt service can consume the cash flow that was supposed to support expansion and maintenance. If the borrower cannot meet the new terms, it may be forced into an asset sale during a weak market even though the long-run project economics remain positive.
How a credit squeeze amplifies the exposure
Short-term borrowing is most fragile when several stresses arrive together: benchmark rates rise, lenders reduce risk, construction costs increase and demand forecasts weaken. A refinancing that was routine in an easy-credit market can become unavailable or too expensive during a downturn. Private-credit facilities are especially likely to use floating rates, so interest expense can increase before the project has reached stable utilization.

The Dallas Federal Reserve has discussed pay-fixed interest-rate swaps as a way data-center managers may synthetically turn floating-rate borrowing into fixed-rate term debt. A swap does not remove risk. Its protection depends on the hedge’s maturity, basis relationship, collateral requirements, counterparty strength and termination provisions. A loan can remain exposed after a hedge expires or if its benchmark does not move in line with the project’s revenue.
Demand and financing can also reinforce each other. The IMF cautions that circular financing can inflate valuations or obscure underlying demand. For example, a capacity commitment, investment and lease may make a project appear fully supported even when the ultimate computing demand is uncertain. The IMF identifies a sharp AI-capital-expenditure retrenchment combined with tighter credit as a channel through which data-center lenders could face refinancing risk. This is a scenario, not an assertion that such a retrenchment is inevitable.
Debt that is not obvious on the parent company’s balance sheet
A hyperscaler or other large technology company may use a project vehicle or joint venture to fund a facility. The vehicle borrows against expected lease payments or capacity purchases; the technology company may retain a minority interest while signing a long lease, providing an offtake commitment or offering a guarantee. The parent’s reported debt can therefore understate the economic obligations supporting the infrastructure.
Bank for International Settlements analysis describes these arrangements as “shadow borrowing”: obligations that are economically akin to debt but largely reside outside corporate balance sheets. Potential transmission channels include refinancing pressure at the project-vehicle level, a change in private-credit appetite and calls on guarantees. A credit review should therefore look through the legal structure rather than stop at consolidated corporate bonds.
Read the notes to financial statements and financing documents for lease commitments, capacity reservations, guarantees, minimum purchase obligations, undrawn but committed lines, project-level maturities and restrictions on moving cash between entities. Ask which entity must fund a cost overrun and what happens if the anchor tenant walks away.

| Statistic | What it measures | Important qualification |
|---|---|---|
| 41% of non-refinance-related U.S. high-yield issuance in the first half of 2026 | Share attributed to AI issuers, according to the Bank of England | The same report says these issuers were 1% of the J.P. Morgan high-yield bond index at the end of 2025. It is an issuance-concentration measure, not a default rate. |
| USD 122 billion of bonds in 2025 | Hyperscaler bond issuance reported by the OECD | Reported as 45% of global technology-firm issuance and more than three times the historical annual average since 2000. It includes bonds generally, not only short-term debt. |
| USD 59 billion of AI-related private-credit transactions in 2025 | OECD estimate of deal volume | Nearly seven times the 2024 amount; private credit’s share of AI-company deals rose from 9% in 2024 to 34% in 2025. Deal volume is not a measure of losses. |
| 85% of new funding raised through debt in 2026 | Australian data-center operators, through the Reserve Bank of Australia’s September 2026 data cut | This is an Australia-specific funding mix and should not be generalized globally. |
Large issuance can reflect investment capacity, refinancing of older debt or strong borrower access. It does not establish that a project has a near-term maturity problem.
A practical framework for assessing a borrower’s exposure
1. Build a maturity-to-milestone timeline
Place every material debt maturity on the same schedule as permits, construction completion, utility interconnection, equipment delivery, commissioning, lease signing, rent commencement and expected cash-flow breakeven. Identify the earliest date on which the project can produce dependable cash, not merely the date a building is expected to be complete.
- Flag any maturity before energized capacity and commissioning.
- Separate interest-only periods from the date principal begins amortizing.
- Include extension options, their fees and the conditions for exercising them.
- Model delays in power, equipment and tenant move-in independently rather than assuming they occur on the base-case date.
2. Test the refinancing plan
Determine whether repayment depends on a bank syndicate, bond market, private-credit fund, asset-backed securities market, asset sale or sponsor equity. Check committed capacity versus an informal expectation that a lender will return. Concentration matters: one lender, one country or one funding channel can close faster than a diversified set of sources.
Ask what happens if the refinancing spread is 200 or 400 basis points higher, the loan-to-value limit falls, or the lender requires partial repayment. A credible plan identifies a backup source and the equity available to cover a shortfall.

3. Examine rate and hedge exposure
Record whether each tranche is fixed or floating, which benchmark resets it, how often it resets and whether a cap or swap covers the entire maturity. Compare the hedge term with the loan term and the expected lease-up period. Include collateral calls and breakage costs in a downside case.
4. Distinguish contracted income from forecasts
Separate signed leases and enforceable capacity payments from management’s forecast demand. For each tenant, assess credit quality, parent guarantees, security deposits, termination rights, renewal assumptions and the percentage of project revenue represented. A single anchor tenant can make cash flow look stable while increasing concentration risk.
5. Review collateral, guarantees and covenants
Identify the assets securing each loan and how readily they could be sold. Land and a permitted, powered facility may support value; an unfinished shell or specialized equipment may not. Review debt-service coverage, loan-to-value, minimum liquidity, completion tests, additional-borrowing limits, cross-default clauses and required equity contributions. Determine whether a parent guarantee is unconditional, capped, time-limited or triggered only by specific events.
6. Look through project and geographic concentration
Map exposure by utility, region, contractor, equipment supplier, tenant and lender. Several apparently separate project vehicles may depend on the same power market or the same hyperscaler. A local permitting or grid problem can then affect multiple maturities at once.

How financing structures compare
No structure is automatically safe. The useful comparison is how each one aligns repayment with construction and operating cash flow.
Best Value
| Structure | Typical timing feature | Questions to ask |
|---|---|---|
| Short-term or bridge loan | Repayment or refinancing arrives before or near completion | Is there committed takeout financing, and can the sponsor fund delays? |
| Syndicated construction loan | Multiple lenders fund staged construction, often followed by refinancing | Are completion tests, lender concentration and extension rights workable under delay? |
| Longer-term bond | Fixed maturity can better match a stabilized asset | Are proceeds available before revenue, and are refinancing or call dates still concentrated? |
| Private credit | Can close quickly and offer flexible terms, often at floating rates | What is the rate cap, hedge, covenant package, lender concentration and renewal risk? |
| Project finance | Repayment relies primarily on project cash flow and contracts | Who bears construction overruns, completion risk and tenant underperformance? |
| Securitization or private-placement bonds | May refinance completed assets using leases or receivables | Are leases seasoned and diversified enough for the market to absorb the issue? |
| Equity-supported structure | Equity absorbs losses before lenders and can fund delays | How much committed equity remains, and can investors meet a capital call? |
The OECD describes a pattern in which construction lending, including syndicated loans, is followed after completion by refinancing through asset-backed securities or private-placement bonds. That sequence can work when completion and lease-up occur on time; it leaves a rollover gap when they do not.
When risks spread beyond one borrower
A project-level refinancing problem becomes a broader financial-stability concern only if losses or forced selling transmit through several institutions. Banks may hold construction loans or guarantees. Private-credit funds and other nonbank investors may hold the refinancing debt. Equipment suppliers, utilities and landlords can be affected if a project is canceled. A simultaneous reduction in AI capital spending could weaken many borrowers’ collateral and tenant assumptions at once.
The IMF presents this as a conditional channel: a sharp capex decline alongside tighter credit could expose lenders to refinancing stress. The Bank of England notes that off-balance-sheet financing and complex debt structures can make it harder to identify where the risk ultimately sits. That does not establish a systemic event or a general default rate; it explains why analysts track interconnected obligations rather than one company’s headline debt.
Warning signs and possible responses
Warning signs
- Debt maturity precedes the contracted power-delivery date.
- Construction budgets rise while contingency funding falls.
- Lease-up assumptions rely on unsigned capacity reservations.
- Floating-rate debt is unhedged or hedges expire before stabilization.
- One tenant, lender, utility or private-credit fund dominates the project.
- Refinancing depends on a single market remaining open.
- Guarantees, leases or capacity commitments are difficult to reconcile with reported corporate debt.
Risk-reduction measures
- Extend maturities beyond conservative completion and lease-up dates.
- Secure committed takeout financing and maintain liquidity for overruns.
- Stage construction and equipment purchases around verified power milestones.
- Use fixed-rate debt or appropriately matched hedges, while monitoring hedge collateral and counterparty risk.
- Require stronger tenant security, diversified leases and realistic rent-commencement dates.
- Limit cross-project contagion with clear guarantees, ring-fenced cash and transparent reporting.
- Stress-test rates, delays, costs, utilization and tenant defaults together rather than one at a time.
Bottom line for readers evaluating an AI-infrastructure borrower
Short-term debt creates a dangerous timing dependency when repayment arrives before an AI facility has reliable power, completed construction, signed tenants and durable operating cash flow. The danger is greatest when that maturity coincides with higher rates, tighter lenders, cost overruns or weaker demand. Long leases, real-estate collateral, committed tenants, hedges, sponsor equity and diversified capital can support debt capacity, but none eliminates refinancing risk. Treat market-issuance figures as indicators of scale, then judge each borrower by its maturity schedule, project milestones, contractual income, rate protection, guarantees, covenants and backup funding.
