Rising Treasury yields can push up mortgage rates and other long-term borrowing costs, but they do not set a borrower’s rate by themselves. Mortgage pricing also reflects yields on mortgage-backed securities (MBS), lender and market spreads, loan terms, and fees. The practical takeaway: Treasury yields are a useful market signal, not a substitute for comparing actual loan offers.
Why do mortgage rates rise when Treasury yields rise?
Longer-term Treasury yields influence the benchmark cost of long-term borrowing. As Federal Reserve Governor Michelle W. Bowman explained in a March 7, 2025 speech, “Although credit card rates move closely in line with the policy rate and include a time-varying spread that depends on the default risk profile of the borrower, longer-term private fixed rates on mortgages and corporate bonds depend on the expected path of the federal funds rate, the term premium embedded in longer-term Treasury yields, and risk spreads relative to Treasury securities of comparable maturity.” (Bowman’s speech)

In other words, a long-term Treasury yield reflects market expectations about future short-term rates as well as compensation investors require for holding a longer-maturity security—the term premium. Private borrowers generally pay an additional spread that reflects credit risk and the particular loan or security. If Treasury yields rise and those other components do not offset the move, the benchmark part of long-term financing costs tends to rise too. Expectations, term premiums, and spreads can all change, however, so the pass-through is not mechanical. The Federal Reserve discusses long-term rates and credit costs in its February 2026 note on far-forward Treasury rates.

Mortgage rates have an MBS pricing channel
Mortgage lenders and investors also look to agency mortgage-backed securities: bonds backed by pools of eligible home loans. The Federal Reserve describes agency MBS yields as an important factor in setting home mortgage interest rates. The spread between MBS yields and Treasury yields can widen or narrow, so mortgage rates may rise by more or less than Treasury yields over a given period. The Federal Reserve’s July 2026 Monetary Policy Report said agency MBS yields had risen modestly since the start of the year through the report’s data period, while MBS spreads over Treasury yields were little changed on net.

The federal funds rate is not the 10-year Treasury yield
The federal funds rate is a short-term policy rate; the 10-year Treasury yield is a market yield on a longer-term government security. Long-term borrowing rates reflect expectations about the future policy-rate path, term premiums, and risk spreads, rather than simply matching the current policy rate. A change in the federal funds rate therefore does not guarantee an equivalent change in mortgage rates.
How much have Treasury yields risen?
The Federal Reserve’s H.15 monthly data put the 10-year constant-maturity nominal Treasury yield at 4.99% for September 2026, compared with 4.14% for December 2025—a difference of 0.85 percentage points between those monthly observations. These are monthly figures, not a daily quote for October 4, 2026. See the Federal Reserve H.15 release.

Separately, the July 2026 Monetary Policy Report said that, on net since the beginning of 2026 through the report’s data period, nominal yields had risen by about 60 basis points for 2-year Treasuries and about 35 basis points for 10-year Treasuries. The report’s home-mortgage contract-rate data extend through July 1, 2026; they should not be read as October rates.

| Borrowing category | Main rate channel | What a Treasury-yield rise can mean |
|---|---|---|
| Long-term fixed mortgages | Expected policy-rate path, Treasury term premium, agency MBS yields, and mortgage-specific spreads. | Mortgage rates can tend to rise, but their move need not match the Treasury move; MBS spreads can change. |
| Long-term fixed corporate bonds | Long-term benchmark yields plus risk spreads. | Higher benchmark yields can raise financing costs if spreads and other pricing factors do not offset the rise. |
| Credit cards | More closely tied to the policy rate, with a spread that can vary by borrower risk. | The direct channel is different from the long-term Treasury channel; a 10-year yield move alone does not establish a card-rate change. |
| Auto, adjustable-rate, and specific business loans | Depends on the loan’s benchmark, reset schedule, lender pricing, and terms. | No exact Treasury pass-through is established across these products; check the loan’s stated index and repricing terms. |
The distinctions between credit-card and longer-term fixed rates are described in Bowman’s March 2025 speech. The response of a particular loan depends on its own pricing structure, not just a broad Treasury quote.

What determines the rate and total cost on a mortgage offer?
A Treasury yield is not a mortgage quote. A lender’s price may also reflect funding costs, the loan’s product and fixed or adjustable structure, whether the lender plans to sell or hold the loan, and the channel through which it is originated. The Federal Reserve’s HMDA guidance on loan pricing explains these factors and distinguishes the contract interest rate from APR.
APR incorporates the contract rate along with points, fees, and other finance charges, making it a broader cost measure for comparing offers. Review the Loan Estimate for each offer and compare the same loan amount and term, along with:

A Treasury move does not imply that every lender changes its quote by the same amount. Nor do the cited data establish a universal monthly-payment increase for a given Treasury-yield rise: an estimate would require the loan amount, term, actual offered rates, points, fees, and other assumptions.

What rising Treasury yields do—and do not—tell a borrower
Rising Treasury yields signal pressure on one benchmark component of some long-term borrowing costs. To understand your own cost, use the actual lender offers and loan terms: mortgage rates also depend on MBS pricing and spreads, while APR captures costs beyond the contract rate. A Treasury quote alone cannot determine your rate, monthly payment, or total borrowing cost.
