Worli commands some of Mumbai’s highest residential prices because it combines a coastal setting, luxury high-rise homes, strong road links and proximity to major business districts. High-end transactions are concentrated there, too. These factors help explain the premium, but they do not make every Worli home equally expensive: views, building, unit and carpet area all matter.
How expensive is Worli?
ANAROCK Research’s WORLI | South Central Mumbai 2025 report puts the locality’s average base selling price at ₹75,000 per sq. ft., calculated on carpet area. It reports 4,600 units of residential supply since 2008 and says sea-facing apartments often exceed ₹1 lakh per sq. ft. Those figures describe the report’s market snapshot, not a guaranteed price for a particular home.

The report also records 30% price appreciation in Worli from 2022 to 2024. That is a change over the stated two-year period, not an annual growth rate or a forecast.
Why buyers pay a premium
Coastal location and sea views
Worli’s position along the coast gives some homes a sea-facing outlook, a feature ANAROCK identifies as part of the area’s appeal. Its report says Worli Sea Face apartments often exceed ₹1 lakh per sq. ft., compared with the locality’s ₹75,000 average base selling price. The report does not isolate how much of the difference is due to the view alone, and not every Worli residence has an open sea view. ANAROCK’s locality report describes the market and its price measures.

Luxury homes and a high-rise skyline
The locality is known for luxury apartments and penthouses in high-rise developments. In ANAROCK’s 2025 snapshot, three- and four-bedroom homes made up 56% of the reported BHK mix, while homes in the ₹6 crore–₹12 crore budget segment accounted for 52% of its reported distribution. These are categories in that report, not an inventory guarantee or a statement that every home fits those ranges.
Road links and access to business districts
The Bandra-Worli Sea Link and Mumbai Coastal Road are among the major road connections cited by ANAROCK. The report also points to proximity to commercial areas such as Lower Parel, BKC and Nariman Point. Together, access and nearby employment centres can make Worli attractive to business owners, corporate professionals and other buyers who value a central address. No journey-time estimate follows from those connections; actual trips depend on destination and traffic.
ANAROCK also discusses the Mumbai Trans Harbour Link, Worli-Sewri Elevated Corridor and Metro Line 3 in its account of infrastructure and demand. Savills India’s H1 2025 market report described Metro Line 3 phases and the coastal promenade using dates that were future expectations when it was published. Those dates should be read as forecasts made then, not as confirmation of current project status. Savills India’s H1 2025 market report provides that dated infrastructure context.

ANAROCK’s locality overview maps an established mix of services and destinations, including Podar International School, ESIS Hospital, Four Seasons Hotel, High Street Phoenix and Atria Mall. Their presence helps describe the neighbourhood’s amenity ecosystem; it does not mean every address is equally close to them. Names, operations and travel distances can change, so buyers should check the specific facility and route relevant to a property.

What the luxury-home sales figures show
ANAROCK reports 20 Worli transactions in 2024 for homes priced at ₹40 crore or above, with a combined value of ₹2,690 crore. For 2023, it reports 10 such transactions worth ₹2,172 crore. In this ₹40-crore-and-above segment, Worli accounted for 62% of the Mumbai Metropolitan Region’s transaction value in 2024.
A separate report by CRE Matrix and India Sotheby’s International Realty found that Worli accounted for 31% of luxury-home sales among Mumbai’s top ten localities in the first half of calendar year 2024. That is a share for a defined period and luxury segment, not a ranking of every home or a current, all-neighbourhood price comparison. Business Standard’s March 13, 2025 report covered ANAROCK’s ultra-luxury transaction figures; the CRE Matrix and India Sotheby’s report was published July 11, 2024.

Worli’s sea-facing homes, luxury developments and large share of high-value sales establish it as a leading premium residential market. But the cited figures measure different things: an average base selling price by carpet area, appreciation between 2022 and 2024, and transaction shares in particular luxury segments and periods. They cannot be combined into a current price ranking against every Mumbai neighbourhood.
ANAROCK attributes demand to high-net-worth individuals, non-resident Indians and corporate executives, alongside connectivity, commercial activity, limited supply, larger homes and premium amenities. This is the report’s explanation of market appeal, not a study assigning a separate price effect to each factor. For an individual purchase, compare the specific building and unit, carpet area, configuration, view and price basis rather than treating the locality average as a quote.
