A sub-division survey number is the jurisdiction-specific identifier for a recorded piece of a larger surveyed parcel. It normally has to be read together with the parent survey number, the village or ward, and other location details; there is no single numbering format used across every Indian state.
Buyers should verify it by checking the official revenue extract, the cadastral map or field sketch, and the deed and registration history as separate pieces of evidence. A matching number alone does not prove ownership, transferable title, or that a wall on the ground is on the recorded boundary.

What a survey number and sub-division number identify
Land-revenue and cadastral systems assign a survey number to a field or parcel so it can be identified in official records. When that surveyed parcel is divided and the division is recorded, the resulting part receives a sub-division identifier. The format may look like a parent number followed by a suffix, but the exact punctuation, letters, numbering sequence, and record names depend on the state and the local jurisdiction.
For a buyer, the useful identity is therefore a bundle of details rather than a number in isolation:

- Village, town, or urban ward

- Recorded extent or area

The sub-division suffix is part of the parcel’s recorded identity. Omitting it can direct a search to the parent holding or to a different recorded part. Conversely, a suffix copied from a deed without the village and administrative location may not be enough to find the correct parcel on a state portal.
Why cadastral maps matter
A text extract tells you how the parcel is described in the revenue record. A cadastral map, field measurement book sketch, or equivalent map connects that identity to a depicted location and shape. Survey of India describes cadastral maps as depicting identifying numbers for fields. They are intended to support field identification, not merely provide a list of owners or entries.
“Cadastral Surveys ( also called Settlement Surveys) are carried out mainly to determine the location, class, ownership, tenancy and area of each field, for entry in the records for the purpose of determining the land revenue.”

A map can reveal that the parcel lies on a different side of a road, has a different shape, or shares a boundary with another sub-division than the sales description suggests. It does not, by itself, replace a title examination or establish that every visible fence is legally placed.

How buyers can verify a sub-division survey number
1. Gather the complete location and document trail
Start with the sale deed or draft deed, prior conveyances, tax or possession documents supplied by the seller, and any existing revenue extract. Record the number exactly as written, including slashes, hyphens, letters, and suffixes. Also note the parcel’s stated extent, boundaries, parent survey number, village or ward, and the registration or document number.
Do not begin with a number copied from an advertisement or a hand-drawn site plan. State portals generally require jurisdictional fields before they will return a record. In Tamil Nadu’s rural workflow, for example, a search requests the district, taluk, village, survey number, and subdivision number. A search that uses only a number can return no result or an unrelated result.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitches2. Use the relevant state land-record portal
Go to the revenue or land-record service maintained for the state in which the property is located. Portals are not interchangeable: names, search fields, language options, and downloadable extracts differ by state and may differ between rural and urban systems.
Retrieve the record that corresponds to the parcel’s jurisdiction. Tamil Nadu lists Patta, A-Register, FMB/Chitta, and TSLR records among its land-record services. Goa’s directorate presents record-of-rights, mutation, and map services. These labels are not universal; use the equivalent official record offered for the particular state.
Save the displayed details and any downloadable copy, including the date or reference number shown by the service. If the portal offers a certified or signed extract, determine whether the transaction or legal professional needs that version rather than an informational screen print.

3. Obtain the cadastral map or field sketch
Use the state survey department or the map function associated with the revenue service to obtain the cadastral sheet, field measurement book sketch, village map, or urban equivalent. Check that the map covers the same village, ward, and survey series as the text record.

Read the map together with the extract. Confirm that the sub-division label appears in the mapped parcel and that adjoining survey numbers, roads, water features, and other boundary references are consistent with the deed and the site visit. A map without a readable scale, sheet reference, or connection to the official survey record may be useful for orientation but should not be treated as a certified boundary determination.
4. Compare the deed, extract, and map
Create a side-by-side comparison before paying a substantial advance. Match the following fields:
| Item to compare | What to check | Why it matters |
|---|---|---|
| Parcel identity | State, district, taluk or equivalent, village or ward, parent survey number, and full sub-division | Prevents a correct-looking number from being assigned to the wrong jurisdiction or parent parcel |
| Extent | Area stated in the deed and revenue extract, with the same units and any stated share | Highlights omissions, changes, or a sale of only part of the recorded holding |
| Boundaries | North, south, east, and west descriptions against the mapped shape and adjoining numbers | Tests whether the written description fits the recorded parcel |
| Map position | Road access, orientation, neighboring fields, and the parcel’s location on the cadastral sheet | Shows whether the land shown to the buyer is the land identified in the records |
| Record status | Current extract, mutation entries, corrections, and any certification or issue date | Separates a current administrative entry from an old or uncertified copy |
Take the comparison to the site. Look for the physical access, corners, adjoining holdings, and any survey stones or other official markers. Treat a fence, hedge, building, or informal measurement as an observation, not conclusive proof of the legal line.
Revenue records are not a complete title opinion
A survey identifier and revenue extract establish how the parcel is described in a land-record system. They do not, by themselves, establish that the seller has an unbroken, transferable title or that no other person has a competing claim.

Review the conveyance and title documents separately. The Department of Land Resources describes property registration as involving title-deed verification and registration at the Sub-Registrar’s office. In practice, a buyer’s legal review may need to trace prior deeds, registered transfers, releases or partitions, mortgages, court orders, inheritance documents, and other instruments relevant to the property and jurisdiction.
Check registration history through the appropriate registration authority and have a qualified property lawyer explain what the records do and do not establish. Mutation or a name entry in a revenue record can be important administrative evidence, but it is not a substitute for examining the registered instruments that created or transferred the interest.

When the deed uses an older survey number
Older deeds may refer to a parent survey number, a former village name, or a pre-subdivision description. Do not assume that a modern suffix can be inferred from the number alone. Ask the local revenue or survey office for the record that links the old description to the current subdivision, such as the applicable resurvey, subdivision, mutation, or map entry.
When the map and text extract disagree
Preserve copies of both records and identify the exact discrepancy: number, extent, boundary, sheet, or jurisdiction. Ask the issuing office which record is current and what certified map or correction procedure applies. State systems differ, so a process available in one state cannot be presented as a national rule.

Do not move a fence, rely on a consumer measuring device, or sign a boundary acknowledgment based only on an online map. Engage a locally qualified survey professional to identify the recorded line under the applicable state procedure, and obtain legal advice where the discrepancy affects possession, access, area, or the transaction.

State variation: why one portal cannot answer every parcel
India’s land records are administered through state and local systems. Tamil Nadu’s rural search illustrates a workflow that combines district, taluk, village, survey number, and subdivision number, then exposes record types such as Patta, A-Register, FMB/Chitta, and TSLR. Goa’s services illustrate a different presentation centered on record-of-rights, mutation, and map services.
These examples show the verification principle, not a universal national form. Urban properties may use town-survey or ward-based records; rural properties may use village survey and field-measurement records. A state portal may also distinguish informational access from certified copies. Always follow the current instructions of the state where the land lies and check whether the service covers the property’s rural or urban jurisdiction.
ULPIN is different from a survey or sub-division number
The Department of Land Resources describes ULPIN as a 14-digit, coordinate-based land parcel identifier. That does not make every survey or sub-division number 14 digits, and it does not establish that ULPIN replaces the state’s existing identifiers or appears for every parcel.
If a document or portal displays a ULPIN, record it as an additional identifier and ask the issuing authority how it relates to the survey and subdivision references. Continue checking the state revenue extract and cadastral map; do not substitute one identifier for the other without an official cross-reference.
A practical buyer’s verification checklist
- Write down the state, district, taluk, tehsil or equivalent, village or ward, parent survey number, complete sub-division number, extent, and deed references.
- Obtain the current official revenue extract for that jurisdiction.
- Obtain the associated cadastral map, field sketch, or town-survey map.
- Compare every identifier, extent, boundary description, and adjoining parcel in the deed, extract, and map.
- Visit the site and compare access, orientation, neighboring parcels, and visible markers with the map.
- Check registered title documents and registration history independently of the revenue search.
- Ask the revenue or survey office for an official explanation when an old parent number, new suffix, map, or extent does not align.
- Use a qualified local survey professional and property lawyer before completing a transaction affected by an unresolved discrepancy.
Common mistakes that make a verification unreliable
- Searching only the number: The same number can occur in different villages or survey series.
- Dropping the suffix: The parent number may cover several recorded parts.
- Treating an advertisement map as cadastral evidence: A marketing sketch is not an official field record.
- Equating mutation with ownership: Administrative entries must be read alongside registered title instruments.
- Assuming a portal printout is certified: Check whether the transaction requires a signed or certified extract and whether the copy is current.
- Assuming national uniformity: Record names, map systems, and correction routes vary by state and jurisdiction.
- Ignoring a physical mismatch: A fence or building can be misplaced even when the deed number is correct.
The safest conclusion is therefore evidence-based: the sub-division number should match the correct parent survey and administrative location, appear consistently in the official extract and map, and fit the deed and registration history. Any unresolved conflict should be settled through the competent state office and appropriate professional advice before the buyer relies on the parcel description.
