A FICO score is a credit score calculated from information in a credit report. Mortgage lenders use a score—along with the underlying report, income, debts, assets and other information—to estimate repayment risk, decide whether an application fits a loan program and help set the interest rate. The score shown by a free app or bank is not necessarily the score used for your mortgage because lenders may use a different credit bureau, scoring version or report date.
As of October 2, 2026, lenders approved to sell eligible loans to Fannie Mae or Freddie Mac may choose Classic FICO or VantageScore 4.0 under the Federal Housing Finance Agency’s interim policy. FHA-insured underwriting is a separate channel with its own announced transition to newer models.

What a FICO score actually measures
“FICO score” is a brand name, not a synonym for a credit report. A scoring model processes selected information in a credit report and produces a number intended to estimate how likely a borrower is to repay obligations as agreed. The Consumer Financial Protection Bureau explains that FICO offers multiple versions, and each version can weigh report information somewhat differently. Read the CFPB’s explanation at What is a FICO score?
Your report contains account histories, balances, payment behavior, credit limits, inquiries and public-record information where applicable. The score is the model’s calculation from that data at a particular time. If the report changes, the score can change; if a different model evaluates the same report, the result can also change.

Why two scores for one person can differ
- Different bureau data: Equifax, Experian and TransUnion may receive updates on different days or have different account information.
- Different model: A FICO model and VantageScore model can assign different importance to the same information.
- Different version: Even two FICO versions can calculate different results.
- Different report date: A balance paid down today may not appear in a score generated from a report pulled earlier.
- Different purpose: Mortgage, auto, bank-card and other industries can use specialized versions.
For that reason, a number displayed in a personal-finance app is useful for monitoring trends but is not automatically the mortgage score a lender will pull.
What FICO score do mortgage lenders use?
There is no single score used by every mortgage lender. The lender, loan channel, investor requirements and date of underwriting determine the applicable model. The CFPB says most mortgage lenders use FICO scores, commonly obtain data from all three major bureaus and often use the middle score when considering bureau scores. That is common practice, not a universal rule for every lender or program. See the CFPB’s mortgage-credit-score guidance.
The familiar legacy mortgage versions
For many years, consumer education from myFICO has identified this common bureau-and-version pattern for mortgage evaluations:

| Credit bureau | Common legacy FICO version | How to interpret it |
|---|---|---|
| Equifax | FICO Score 5 | Often described as the older Equifax mortgage version. |
| Experian | FICO Score 2 | Often described as the older Experian mortgage version. |
| TransUnion | FICO Score 4 | Often described as the older TransUnion mortgage version. |
These pairings are a general legacy pattern, not a promise that every lender still uses them. Current program rules are changing, and the lender’s actual credit pull controls. myFICO describes the pattern in Do I need to know all my FICO Scores? and its mortgage-lending score guide.
How the “middle score” convention works
When a lender has one score from each bureau, it may use the middle value rather than the highest or lowest. For example, scores of 700, 720 and 760 have a middle score of 720. If two applicants apply together, a lender’s program rules determine how the applicants’ scores are considered; do not assume that simply averaging all displayed numbers gives the qualifying score.
Current Enterprise policy: Classic FICO or VantageScore 4.0
The FHFA policy page updated October 2, 2026, describes an interim implementation phase for eligible loans sold to Fannie Mae or Freddie Mac. Approved lenders may choose either Classic FICO or VantageScore 4.0. On September 9, 2026, FHFA expanded VantageScore 4.0 availability to all approved lenders, removing an earlier written-approval requirement. FICO 10T is not currently eligible for Enterprise delivery. Read the current policy at FHFA’s Credit Scores page.

This policy affects Enterprise loan delivery, not every mortgage in the market. A lender can still have underwriting procedures, overlays or technology limits that affect which score it orders and how it applies the result. Ask the lender which model it will use for your specific application rather than relying on a general internet list.
| Loan channel or policy point | Model information supported by the cited policy | Important qualification |
|---|---|---|
| Eligible Fannie Mae or Freddie Mac deliveries | Approved lenders may choose Classic FICO or VantageScore 4.0. | Policy status is as of October 2, 2026; implementation and lender procedures can change. |
| FICO 10T for Enterprise delivery | Not currently eligible. | FHFA says it will issue further guidance when eligibility changes. |
| Older mortgage-score convention | FICO Score 5, Score 2 and Score 4 are commonly cited by bureau. | Legacy pattern; it does not override current program rules. |
FHA underwriting is a separate transition
Do not treat FHA-insured underwriting as identical to Enterprise-conforming loan delivery. FHFA announced on April 22, 2026 that FHA would permit VantageScore 4.0 and FICO 10T for FHA-insured underwriting. FICO’s September 11, 2026 announcement says FICO 10T is to be available to FHA-approved lenders beginning January 1, 2027. The announcement establishes that stated timing, but operational details should be checked against current FHA guidance before an application is underwritten.
The announcements are available from FHFA and FICO. A lender handling an FHA loan can tell you which model is actually available in its workflow and how the program applies scores from multiple borrowers.

How lenders use the score in a mortgage decision
A score gives underwriting a standardized risk signal. It can affect whether you qualify for a product and the rate or pricing adjustments offered, but it is not an approval guarantee or a complete risk assessment. The lender also reviews the report itself for recent late payments, collections, bankruptcies, high utilization, disputed information and other context.
Other information that matters
The CFPB identifies several additional factors that can influence a mortgage decision:
Recommended Free Tools
- Income: amount, stability and documentation of earnings.
- Existing debt: required monthly payments and the resulting debt-to-income calculation.
- Savings and assets: funds for a down payment, closing costs, reserves and documented assets.
- Credit history: length, payment record, balances and the details behind the score.
- Relationship and lender history: the lender’s own records and policies may matter.
- Loan characteristics: the program, property, occupancy and other underwriting requirements.
Because these variables interact, a higher score does not guarantee approval, and a lower score does not by itself prove that no loan is possible. The lender must evaluate the complete application under the rules for the selected channel.

Why your mortgage score may differ from a bank or free app
A bank or app may show a score generated from one bureau using a consumer-oriented version, while the mortgage lender orders a different bureau set and a mortgage-specific or newly permitted model. The underlying report may also have changed between the two pulls. Even a score purchased directly from a score provider should be treated as an estimate of your credit position unless the lender confirms that it uses the same bureau, model and timing.
Compare score information using four labels: the bureau, model and version, report date and loan channel. Without all four, two numbers cannot be compared reliably.
How to prepare before applying
- Review all three credit reports early. Look for accounts, balances, payment statuses, addresses and public-record entries that are inaccurate or incomplete. The CFPB warns that errors can lower scores and increase borrowing costs.
- Dispute inaccurate information with the appropriate reporting company. Keep copies of supporting documents and allow time for the investigation and any update to reach the score model.
- Pay every obligation on time. Payment history is part of the information used by scoring models. Set reminders or automatic payments for at least the required amount, while avoiding overdrafts.
- Manage revolving balances. Paying balances down can change the report data a model sees, but no particular score increase is guaranteed.
- Avoid unnecessary new applications. Apply only for credit you need and avoid opening several accounts close to the mortgage process unless a lender advises otherwise.
- Ask the lender precise questions. Confirm which bureaus it will pull, which model and version apply, whether it uses a middle-score convention, and which loan-program rules control.
- Keep documentation consistent. Be ready to explain debts, income changes, account disputes and large deposits so the report and the rest of the application tell a coherent story.
These steps improve the accuracy and stability of the information a lender reviews; they do not promise a particular score, rate or approval outcome.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Scan for outdated or missing drivers - takes under a minute3Clear out junk files and repair common Windows errorsQuestions to ask a prospective lender
- Which credit bureaus will you obtain for this loan?
- Which score model and version will the underwriter use?
- Does this loan channel currently permit Classic FICO, VantageScore 4.0 or another model?
- How are scores handled when there are three bureau scores or multiple applicants?
- How old can the credit report be at underwriting and closing?
- What minimum score, if any, is required by the program, and what other requirements apply?
Getting these answers before paying for a score product prevents a common mistake: buying a number that looks precise but was generated under different assumptions from the lender’s underwriting pull.
Does a higher FICO score always mean a better mortgage?
No. A higher score can strengthen the credit portion of an application and may improve pricing under some programs, but lenders still verify income, debt, assets, credit history and property or loan conditions. Program thresholds and pricing grids vary, and the same score can produce different outcomes in different channels. Treat the score as one input to a documented underwriting decision, not as a stand-alone pass-or-fail certificate.
What to remember about changing score models
The mortgage-score landscape is moving from a long-standing Classic FICO framework toward additional model choices. As of October 2, 2026, the Enterprise policy permits approved lenders to choose Classic FICO or VantageScore 4.0 for eligible deliveries, while FICO 10T remains ineligible for Enterprise delivery. FHA has separately announced permission for FICO 10T and VantageScore 4.0, with FICO’s announced January 1, 2027 availability date for FICO 10T. Always anchor advice to the lender, loan channel and date of the application.
