Forward EV/EBITDA is at most a rough screening tool for a mortgage real estate investment trust (mREIT), not a dependable standalone valuation measure. The multiple divides an enterprise-value estimate by forecast EBITDA. That framework can obscure the economics that drive an mREIT—net interest income, funding costs, leverage, mortgage-asset marks, hedges, credit losses and liquidity—because EBITDA removes interest expense even though borrowing is central to the business. Start with book value or tangible book value per share, price-to-book, asset and credit exposure, earning spreads, leverage and liquidity; use EV/EBITDA only as secondary context after checking how the provider defines every input.
What the multiple means
Enterprise value (EV) is intended to represent the value of all major capital claims on a business, not just the market capitalization of its common stock. A data provider may add debt and preferred equity and subtract cash, but conventions differ. Some calculations include or exclude non-controlling interests, restricted cash or other claims. Before comparing two figures, read the provider’s methodology and confirm that the balance-sheet items are treated consistently.

Forward EBITDA is an estimate of earnings before interest, taxes, depreciation and amortization for a specified future period. It is not a reported historical result. Forecasts can cover the next fiscal year, the next twelve months or another period, and a provider may use adjusted or “normalized” EBITDA rather than a company’s GAAP figure. The ratio is commonly written as EV ÷ forward EBITDA. A lower multiple can indicate lower expectations, but it can also reflect a riskier forecast, different accounting adjustments or a capital structure that makes the comparison invalid.
The measure works best when companies have similar operating models, accounting, financing and forecast definitions. Those conditions are often absent among mREITs and between mREITs and operating companies.

Why EBITDA is an awkward denominator for an mREIT
Borrowing is part of the product economics
Mortgage REITs earn income from mortgage-related assets and commonly finance those assets with repurchase agreements, secured loans, securitizations or other borrowing. The spread between asset yield and the cost of funds is therefore a core source of earnings. Removing interest expense from the denominator can make a highly levered portfolio look similar to an unlevered one, even though a small change in funding costs can materially change earnings available to shareholders.
Issuer filings identify net interest income and mortgage-asset values among the principal drivers of results. An mREIT can report attractive gross asset yields while its funding costs rise, its financing terms shorten or its margin requirements consume liquidity. EBITDA does not show that spread or the cash needed to maintain financing.
Asset marks and financing interact
Mortgage assets may be carried or measured in ways that expose reported results to market-value changes. Mortgage rates, mortgage spreads, prepayment expectations, property conditions and investor demand can move those values. Leverage magnifies the effect on common equity: a modest decline in asset value can produce a much larger percentage decline in book value when debt remains outstanding. EBITDA is not designed to express that balance-sheet sensitivity.
Business models are not interchangeable
An agency mREIT may hold mortgage-backed securities with credit support from a government-sponsored enterprise, while a non-agency residential investor bears borrower and collateral risk. Commercial mortgage lenders, mortgage-credit investors and hybrid portfolios have different duration, default, prepayment and financing exposures. Two companies can show the same EV/EBITDA multiple while taking very different risks to earn it.
Use the balance sheet and spread first
Book value and tangible book value
Common book value per share (or tangible book value per share when goodwill and other intangibles are removed) is a direct reference point for an asset-backed company. Compare the market price with the latest reported figure using price-to-book = share price ÷ book value per share. Track the direction of book value over several reporting periods, not just the latest discount or premium.

Book value is a dated accounting measure, not a promise that assets could be sold at that amount. Prices for mortgage securities can move after the reporting date; credit reserves and impairment assumptions can change; and hedges may offset some, but not all, market movements. A discount can signal market concern about asset marks, funding or future dilution, while a premium can imply confidence in management, assets or earnings durability. Neither is a verdict by itself.
Asset mix and credit performance
Identify what the portfolio actually owns and how losses are recognized:
- Agency mortgage-backed securities, where interest-rate, spread, prepayment and financing risks may dominate.
- Non-agency residential loans or securities, where borrower performance, delinquencies, collateral values and credit reserves are central.
- Commercial real-estate loans or securities, where property cash flow, valuations, maturities and concentration matter.
- Hybrid portfolios combining these exposures, which require a position-by-position view rather than a single sector label.
Read delinquency trends, realized losses, expected-credit-loss reserves and impairment policies. Ask whether a reported earnings measure includes credit losses or unrealized marks and whether those treatments are consistent from quarter to quarter.
Net interest income, yield and funding cost
Compare asset yields with borrowing costs and examine the resulting net interest income. A company presentation may show investment portfolio yield, cost of funds, book value and leverage together; that combination is more informative than a debt-neutral EBITDA figure. Check whether yields are gross or net of hedges, fees and amortization, and whether the period is a quarter, annualized quarter or trailing period.

Funding structure matters as much as the headline rate. Review the proportion of recourse and non-recourse borrowing, secured versus unsecured debt, maturity dates, collateral requirements and exposure to margin calls. A portfolio that appears profitable at current rates may be vulnerable if lenders demand additional collateral or if short-term funding must be rolled at higher rates.
Leverage, liquidity and hedges change the risk of the same multiple
Leverage definitions
Do not compare leverage numbers until you know the definition. Gross debt-to-equity, recourse debt-to-equity, economic leverage and other measures can produce different answers. Include preferred equity and securitization debt where the issuer’s methodology does, and note whether derivatives are included or excluded. Leverage can amplify both book-value gains and losses, so a low apparent EV/EBITDA multiple may simply compensate investors for a fragile capital structure.

Liquidity and financing capacity
Review unrestricted cash, unpledged assets, available borrowing capacity, warehouse lines and committed facilities. Look for maturity concentrations, collateral haircuts, margin-call triggers and covenant headroom. Liquidity can determine whether an mREIT can hold assets through a volatile market or must sell at unfavorable prices. EV/EBITDA does not reveal that timing risk.
Rate, spread and prepayment risk
Interest-rate hedges may reduce sensitivity to changes in benchmark rates, but they may not offset widening mortgage spreads. Duration changes as borrowers prepay or extend their mortgages, which can leave a hedge mismatched to the assets. Read the issuer’s disclosed sensitivity tables for parallel rate shocks, spread changes, prepayment assumptions and hedge results. Treat modeled outcomes as scenarios, not forecasts.

Earnings and distributions need their own checks
Reconcile GAAP net income with the supplemental measure management emphasizes, such as distributable earnings, core earnings, funds from operations (FFO) or adjusted funds from operations (AFFO). These labels are not standardized guarantees. A REIT filing cautions that FFO and AFFO methodologies can differ between issuers, so compare the reconciliation, not just the name.
For a dividend-focused investor, test distribution coverage using the issuer’s stated measure and GAAP cash-flow information. Identify adjustments for realized gains, unrealized marks, credit losses, stock compensation, one-time costs and hedge results. A distribution can exceed recurring earnings for a period; conversely, a conservative payout may retain capital to support liquidity. EV/EBITDA does not answer either question.
A practical comparison process
- Fix the dates. Use the same share-price date, reporting date and forecast period. A price from today divided by book value from a prior quarter can create a false precision.
- Define EV and EBITDA. Record the provider’s treatment of debt, preferred stock, cash, non-controlling interests and adjustments. Note whether EBITDA is next-twelve-month, next-fiscal-year or another forecast.
- Map the portfolio. Classify assets as agency, non-agency residential, commercial or hybrid, then list major credit and geographic concentrations.
- Measure the spread. Compare investment yield, cost of funds, net interest income and hedge costs for the same period and basis.
- Stress financing. Examine leverage, recourse debt, maturities, collateral haircuts, margin-call exposure and available liquidity.
- Check market-value sensitivity. Read rate, mortgage-spread, prepayment and credit scenarios and identify which risks hedges do not cover.
- Compare book value. Calculate price-to-book or price-to-tangible-book and analyze the change since the previous report.
- Review earnings quality. Reconcile GAAP results and supplemental earnings, then test the dividend against recurring earnings and liquidity.
- Use EV/EBITDA last. Only after the operating and balance-sheet checks should the multiple serve as a broad cross-check among genuinely comparable companies.
Dated figures that show how issuers report the key measures
The following numbers illustrate disclosure formats, not industry benchmarks, current quotes or investment recommendations.
| Issuer and disclosure | Figure | Date and qualification |
|---|---|---|
| TPG Mortgage Investment Trust, Inc. — book value per share | $10.00 | As of June 30, 2026, in the company’s Q2 2026 presentation |
| TPG Mortgage Investment Trust, Inc. — investment portfolio yield | 6.0% | Reported in the same Q2 2026 presentation; company-specific, not an industry average |
| TPG Mortgage Investment Trust, Inc. — economic leverage ratio | 1.8x | Reported in the same Q2 2026 presentation; use the issuer’s definition and date |
| TPG RE Finance Trust, Inc. — peer price-to-book comparison | Peer multiples shown by the issuer | Closing share prices on May 29, 2026, compared with book values on March 31, 2026; a historical snapshot, not a current trading screen |
These examples demonstrate why dates and definitions belong beside every number. They do not establish fair value for any company.

When forward EV/EBITDA can still help
The ratio can be useful as a limited screening flag when the companies have similar portfolios, leverage, accounting and forecast conventions—for example, a narrowly defined peer set of asset managers or mortgage-credit platforms where interest expense is not the primary operating input. It can also reveal that market expectations differ sharply, prompting questions about growth, funding or risk.
Even in that setting, investigate an apparent outlier. A low multiple may reflect a forecast that excludes recurring financing costs, an optimistic adjustment, deteriorating asset marks or a balance sheet under stress. A high multiple may reflect lower leverage, stronger liquidity or a portfolio with less credit risk rather than overvaluation. The multiple is a starting question, not the answer.
What company filings say about the drivers
“The results of our business operations are affected by many factors, a number of which are beyond our control, and primarily depend on, among other things, the level of our net interest income, the market value of our assets and collateral, which is driven by numerous factors, including the supply and demand for mortgage assets in the marketplace, our ability to source new investments at appropriate yields, the terms and availability of adequate financing, general economic and real estate conditions, the impact of government actions in the real estate and mortgage sector, our competition, and the credit performance of our credit sensitive residential mortgage assets.”
This is the company’s description of its own business drivers, not a universal valuation rule. It explains why a debt-neutral earnings multiple should not replace analysis of assets, funding and credit.
Bottom line for an mREIT investor
Forward EV/EBITDA can organize an initial peer screen, but it strips out the very interest costs that help determine an mREIT’s spread and shareholder return. A sound review anchors on current book or tangible book value, portfolio and credit quality, net interest income, funding terms, leverage, liquidity, hedge coverage and the durability of distributions. Once those factors are understood and the dates and definitions are aligned, EV/EBITDA may add context; by itself, it cannot tell you what a mortgage REIT is worth.
