A professional smart-home installation is a planned integration project, not a visit to mount a few gadgets. The work normally runs from consultation and property survey through system design, infrastructure, device setup, automation programming, testing, handover and optional support. Your written proposal should identify each stage, the equipment and labor being charged, what commissioning includes, and what happens after the installer leaves.
The exact package depends on the home, the systems you want connected and the agreed scope. CEDIA’s homeowner guidance describes the installer’s role and the questions to ask, but it does not define one universal package or a typical price. Use the checklist below to turn a broad promise of a “smart home” into a specific, testable scope.

What a professional smart-home installation actually is
Unlike a do-it-yourself device setup, a professional project treats the home as one coordinated system. The installer first learns how residents use the property, then designs compatible equipment, communications infrastructure and control logic. The result may combine lighting, climate, security, access control and audio-visual equipment under app, touchscreen, keypad or voice control.
Professional does not automatically mean that every room or appliance is included. A proposal might cover only lighting and shades, or it might include a whole-home network, security, climate and multi-room entertainment system. The scope is defined by the consultation, drawings and itemized quote—not by the word “smart” in a salesperson’s description.

CEDIA describes the project sequence as consultation and design, installation and configuration, handover and training, with ongoing support available in some agreements. Its current homeowner overview is available at What does a CEDIA-certified Smart Home Professional actually do?.
The stages and likely inclusions
1. Consultation and site assessment
The first meeting should be about your routines and priorities, not a device catalogue. Explain which rooms matter, who will use the controls, what you want automated and which existing equipment must remain. Useful examples include a morning lighting routine, temperature changes when the house is empty, a security status check at night or synchronized music in several rooms.
The installer then surveys the property. This can reveal wall construction, equipment locations, available power, network paths, wireless coverage and access for wiring. The survey may also identify work that has to be coordinated with an electrician, builder, security contractor or heating and ventilation specialist. Ask for the survey findings and assumptions to be reflected in the proposal.

Planning turns preferences into an implementable system. A detailed proposal may contain:
- Selected products and their compatibility with one another.
- Room-by-room equipment locations and system drawings or schematics.
- Network, wiring, rack, power and mounting requirements.
- The proposed control method, such as an app, touchscreen, keypad or voice assistant.
- Scenes, schedules and other automation sequences.
- A budget separating equipment, labor and professional services.
CEDIA’s designer credential description covers product selection, schematics and drawings, budgets and programming. Those are useful deliverables to request even when the installer does not hold that specific credential.
3. Installation and configuration
At the physical stage, the installer may run or terminate wiring, build network infrastructure, mount equipment, connect devices and configure accounts. CEDIA’s homeowner guide summarizes this responsibility as: “At the installation stage, a CEDIA smart home technician will manage wiring, network infrastructure, and device set-up.” The statement is attributed to David Whitney, CEDIA’s Senior Director of Certification.

Configuration is more than pairing devices. The installer assigns rooms and names, sets permissions, creates scenes and schedules, and establishes how controls behave together. A lighting keypad might trigger a scene, while a security event could change lights or climate settings if that integration is part of the approved design.

4. Testing and commissioning
Testing should cover the complete path from control to result. The installer can verify that a command reaches the controller, the controller communicates with the device, and the device performs the intended action. Test normal operation, schedules, scenes, remote access, user permissions and recovery after a network or power interruption where those behaviors are in scope.
Do not assume commissioning is included because configuration is listed. CEDIA specifically advises homeowners to ask, “Will there be a commissioning visit?” Some projects include end-to-end testing on the installation day; others price a separate visit after the system has been used. Your quote should state which applies, who attends, what is tested and how defects are corrected.
5. Handover, training and documentation
Handover is the point at which the household receives a usable system rather than a collection of installed equipment. Ask the installer to demonstrate everyday controls and the scenes that were programmed. Training should cover the people who will actually use the home, including less technical residents and anyone who needs a restricted account.
Request documentation that identifies installed equipment, room names, network details, control interfaces, automation logic and account ownership. Confirm how administrator credentials, device registrations and subscriptions are transferred. Keep a copy of drawings and configuration records so another qualified professional can service or expand the system later.
6. Aftercare and support
Support may include troubleshooting, software or firmware updates, automation changes, expansion and maintenance. It may be included for a defined period or offered under a separate agreement with a recurring charge. CEDIA recommends asking, “What happens after installation?” Get the answer in writing: response channel, support hours, covered equipment, warranty process, update responsibility and rates for changes outside the original scope.

What systems and components can be included?
CEDIA’s Smart Home Systems overview describes four building blocks: a control method, connected devices, a network and automations such as scenes and schedules. A professional design decides how those blocks work together in your property.
Control methods
Controls can be an app, wall keypad, touchscreen, voice assistant or a combination. A single interface may simplify daily use, but unified control is a design aim rather than a guarantee that every system uses one screen. Ask which functions remain available if a phone is unavailable and whether essential actions have physical controls.
Connected devices
Potential integrations include lighting, climate control, security and access, and multi-room audio/visual. The installer should identify the exact rooms, device models and integration boundaries. For example, “security integration” should specify whether it means status display, arming and disarming, door locks, cameras, alarms or only selected functions.
Recommended Free Tools
Scenes and schedules
Scenes combine several actions under one command; schedules trigger actions at defined times or conditions. A “Goodnight” scene could turn off lights, lock doors, adjust temperature and arm security. That is an illustrative example, not a standard package. Have each scene written with its trigger, actions, exceptions and user controls so you can approve what the system will do.
Why the network and wiring deserve special attention
Devices, controllers and control interfaces must communicate reliably. CEDIA’s certification descriptions treat infrastructure wiring and residential network design, configuration, troubleshooting and maintenance as professional competency areas. A survey may therefore lead to equipment racks, wired access points, switches, structured cabling, power protection or changes to wireless coverage.
Do not buy cable or pre-wire rooms from a generic list before the design is complete. The required infrastructure depends on device locations, bandwidth, building construction and the chosen architecture. Cat6 Ethernet cable can be an example of network infrastructure, but the installer should specify the cable type, routes, termination and testing for your project. The available guidance does not establish Cat6 as a universal requirement.

- Wide Compatibility: With the RJ45 Connector, network cable can be perfectly compatible with computers, laptops, modems, routers, PS5, X-Box and other networking devices. It can also be fully backward compatible with Cat7, Cat6e, Cat6, Cat5e, Cat5
Ask two reliability questions during design: which functions continue if internet service is unavailable, and what happens when the local network or power is restored? The answers depend on the controller and products selected, so they belong in the proposal rather than in an assumption.
What an itemized quote should show
Request a written quote that separates professional services from hardware and makes exclusions visible. CEDIA’s questions for a smart-home installer are a useful starting point.
| Quote area | What to look for | Question to ask |
|---|---|---|
| Consultation and design | Survey, drawings or schematics, product selection and programming plan | Which design documents will I receive, and how many revisions are included? |
| Equipment | Exact products, quantities, rooms and included accessories | Are taxes, mounts, power supplies, licenses and subscriptions included? |
| Labor and infrastructure | Wiring, network work, mounting, configuration and coordination with other trades | What existing electrical, building or network work is excluded? |
| Testing and commissioning | End-to-end tests, defect correction and any separate commissioning visit | Will there be a commissioning visit, and what does it cover? |
| Handover | Training, documentation, account details and final demonstration | Which credentials, drawings and operating instructions will be handed over? |
| Aftercare | Warranty, support period, updates, maintenance and change rates | What happens after installation, and are there recurring charges? |
Also ask how unexpected work and scope changes are priced. A clear change-order process should identify the added labor, equipment, effect on schedule and your approval point. If the full design exceeds your budget, ask whether a phased or lower-cost option can meet the primary need without creating an unusable first phase.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. How to compare proposals and installer qualifications
Compare like-for-like scope
Two quotes are comparable only when they cover the same rooms, systems and integrations. Check whether one proposal includes network infrastructure, programming, testing, training or documentation that another leaves out. Compare equipment and labor separately, then review exclusions and the treatment of existing devices.
Look for a design that supports future additions. It should leave a clear record of spare capacity, available network ports, expansion points and the process for adding devices. Future-readiness is not a promise that every later product will be compatible; it is evidence that the installer has documented the choices and constraints.
Understand professional credentials
CEDIA lists individual certifications for cabling and infrastructure, integrated-systems installation, residential networking and design at its certification page. The page says its CIT and IST credentials are ANAB-accredited to ISO/IEC 17024 and that credentials are valid for three years, with renewal through ongoing learning. Credential details can change, so verify the current status of the individual and confirm that the credential’s scope matches your project. A certification is evidence of training and assessment; it is not a guaranteed measure of a particular installation’s quality or outcome.

Questions to ask before signing
- “What is included in the quote?” Ask for equipment, labor, design, programming, testing, training, taxes and exclusions as separate lines.
- “Will there be a commissioning visit?” Confirm the date or trigger, tests performed and process for correcting failures.
- “What happens after installation?” Clarify support contacts, warranty terms, update responsibility, response expectations and recurring fees.
- Which rooms, devices and integrations are explicitly included, and which are reserved for a later phase?
- What network, wiring, electrical or building work must be completed by others?
- Who owns the controller, cloud accounts, app subscriptions and administrator credentials?
- What continues to work if internet service is unavailable, and how does the system recover after an outage?
- What documents will I receive at handover, and can another qualified installer use them?
- How are additions, substitutions and unexpected site conditions approved and priced?
Handover checklist for the homeowner
Before final payment, walk through the agreed acceptance list rather than relying on a general demonstration.
- Test every listed control in each included room.
- Run every programmed scene and schedule, including exceptions such as an occupied room or manually changed light.
- Verify user accounts, permissions, remote access and any physical fallback controls.
- Check the network and controller status, equipment labels and any required power or ventilation arrangements.
- Confirm that documentation lists model numbers, locations, wiring or network diagrams and configuration notes.
- Receive account credentials, warranty information and the support contact process.
- Record unresolved defects in writing with an owner and completion date.
Costs, duration and scope boundaries
There is no defensible universal project price or duration in the available CEDIA homeowner material. Cost varies with system complexity, property size and the devices specified. A small retrofit and a whole-house installation therefore cannot be represented by one “typical” figure. Your quote should state the labor basis, equipment prices, taxes, allowances, recurring services and any assumptions about site readiness.
Duration also depends on the number of rooms, access for wiring, coordination with other trades, equipment availability and whether commissioning is a separate visit. Treat an estimate as a project plan with dependencies, not as a guaranteed industry average. Ask what could change the schedule and how you will be notified.

A device list without a system design
Buying compatible-looking products does not establish reliable communication, naming, permissions or automation logic. Require a room-by-room design and an explanation of how the devices communicate.
Unclear commissioning
A system can appear finished while scenes, schedules or edge cases remain untested. Put commissioning in the quote, define the tests and schedule a follow-up visit when appropriate.
Cloud dependence left unexplained
Some functions may depend on internet access or a vendor account. Ask which essential controls are local, what fails during an outage and who restores service after an account or network change.
No ownership or documentation handover
If the installer retains administrator access or omits configuration records, future service becomes harder. Make credentials, diagrams, equipment lists and account ownership explicit deliverables.

A practical definition of “included”
For a professional smart-home installation, “included” should mean more than a box mounted and an app installed. It should identify the designed system, required infrastructure, configured automations, verified operation, documented handover and the support terms that apply afterward. Read the proposal against those six points, and insist that every gap is either priced, excluded or assigned to another trade.
