Construction firms can use those records to show not only why they need a revolving line, but how and when it should be repaid. The lender sets the actual checklist and underwriting criteria; no single document list or credit-score cutoff applies to every lender.
Start with the amount, purpose, and repayment plan
Tell the lender how much credit you are requesting, what it will pay for, and how you estimated the limit. Tie the amount to the company’s working-capital cycle: identify expected draws, the projected peak cash shortfall, and the customer receipts or other cash that will reduce the balance. The SBA’s growth funding guidance advises businesses seeking more funding to state the total amount requested and give specific reasons for it.

Prepare a short request memo with:
- The requested limit and intended uses, such as payroll, materials, or subcontractor costs.
- When you expect to draw and repay funds, including the expected peak balance.
- The repayment source, such as collections from identified contracts.
- A brief explanation of how the requested amount was calculated.
Be precise about whether the need is general working capital, costs tied to particular contracts, or financing against receivables or inventory. Those uses may fit different products and monitoring arrangements.
Organize the financial records that explain the business
Gather historical and current financial statements, then connect them to a forward-looking cash-flow forecast. Include the period the lender requests; there is no universal number of years established for every application. Explain the forecast assumptions—such as project start dates, labor and material costs, billing milestones, and collection timing—so a lender can understand what drives the expected balance.
#1 Best Overall
- Historical revenue, expenses, and profit, along with current company financial statements.
- Cash-flow information and projections with their assumptions stated.
- Business bank information, assets, investments, and existing debt details if requested.
- Current accounts receivable and accounts payable aging reports, especially if applying for a monitored facility.
- Inventory reports if applicable to the facility and requested by the lender.
- A business plan or concise business case and trade references if requested.
An SBA contributor article from 2016 mentions recent profit-and-loss statements, cash-flow information, bank accounts, assets, investments, a business plan, and three to four trade references as general application guidance. Treat that as dated advice, not a current universal requirement; the lender determines what it needs for your company and transaction. See SBA’s credit-application guidance.
Show the construction cash-flow cycle by project
A contractor’s line request is easier to assess when it connects committed work to the timing of cash outflows and inflows. For each relevant job, prepare a schedule that shows planned labor, materials, and subcontractor costs; when invoices or milestone bills can be submitted; expected collection timing; and any retainage or other delay that affects cash. Add supporting contract or job documents when available and appropriate.
Separate expected profitability from liquidity. A job may be profitable overall but still require financing because payroll, materials, or subcontractors must be paid before billing or collection. Show the sequence: committed work and costs, the interval before billing, expected time to receipt, the highest projected cash deficit, and how collections are expected to bring down the line balance.
This project schedule is a practical way to explain a construction company’s request, not an SBA-mandated form or a document every lender requires. The SBA’s lender resources discuss contract financing and working-capital uses, while its homebuilder announcement describes project-based working capital for builders and general contractors: SBA lender resources and SBA’s March 3, 2026 homebuilder announcement.

Review credit and existing obligations
Check the business credit file for errors before sharing it with a lender, and be prepared to discuss personal credit history where relevant. Lenders may consider business and personal credit, but practices vary; the cited SBA materials do not establish a universal score cutoff. Gather details of existing loans and other obligations so the lender can see current commitments alongside the proposed line.
Ask each lender for its checklist and compare the terms
Application documents and underwriting standards differ by lender and facility. The SBA states that 7(a) application contents vary with loan size and the lender’s processing method, and that borrowers apply through lenders rather than directly to SBA. Request the lender’s current checklist and confirm which records, formats, and periods apply to your situation. See SBA’s 7(a) loans guidance.

Consider SBA-backed working-capital options when they fit
SBA-backed products are options to investigate, not a substitute for checking eligibility, current terms, and the lender’s requirements. The SBA’s lender resources describe CAPLines as a group of short-term and cyclical working-capital programs. A Contract CAPLine may finance costs of one or more specific contracts, including allocable overhead or general and administrative costs. A Builders CAPLine is for eligible small general contractors constructing or rehabilitating residential or commercial property for resale under program conditions. Maturity rules differ by program, so confirm current details with a participating lender.
The SBA’s 7(a) Working Capital Pilot (WCP) is a monitored line. The SBA says eligible businesses should have at least one year of operating history and be able to produce timely, accurate financial statements, receivables and payables aging, and inventory reports. Its borrower guidance describes lines up to $5 million; that is a program limit, not an approval promise. The WCP may support large contracts or projects, or borrowing against receivables or inventory. SBA’s March 3, 2026 announcement also describes project-based WCP use for homebuilders and general contractors. Program eligibility, terms, and fees can change; confirm them with the lender and current SBA materials.
For that homebuilder financing, the SBA’s March 3, 2026 announcement stated guaranty fees of 0.25% for the first 12 months and 0.275% for each additional 12-month period. These are SBA guaranty fees described for that program context, not the borrower’s full cost of credit; confirm current fees and all lender charges before comparing offers.
Prepare a packet, then confirm what the lender needs
- Write the request memo: requested limit, purpose, expected draw pattern, and repayment source.
- Assemble company financial statements, cash-flow information, and projections with assumptions explained.
- Collect credit information, bank and debt details, and any records the lender requests.
- Build a project schedule linking costs, billing, collections, retainage where applicable, and the projected peak deficit.
- Ask the lender for its current checklist, application steps, and facility terms; provide additional records in the format it specifies.
If you are considering an SBA route, ask whether the lender offers the relevant CAPLine or WCP product and which current eligibility and reporting rules apply. SBA programs are delivered through participating lenders, and matching with a lender does not guarantee a loan.
