They do not automatically cover every operating cost: labor may end earlier than parts coverage, and routine maintenance, consumables, improper installation, misuse, or unauthorized repairs are commonly excluded. The exact model warranty—not the word “commercial” on a sales page—controls.
Residential and commercial coverage differ primarily in the appliance’s permitted setting and use. A household warranty may restrict use to personal or family purposes, while a commercial schedule may define eligible business or institutional use and impose different parts, labor, service, and documentation rules. A home appliance placed in a business is therefore not automatically covered or automatically excluded; its written terms decide the result.

What a commercial appliance warranty normally covers
A commercial warranty is a manufacturer’s promise tied to a particular appliance, model, component, and use condition. The common covered event is a failure caused by a defect in materials or workmanship. If the claim fits that description and all policy conditions are met, the manufacturer may repair the unit, supply replacement parts, replace the appliance, or provide another remedy specified in the document.
Defects, not ordinary operating costs
Coverage generally addresses an unexpected product failure, not the normal cost of running a business. A warranty may pay for a defective control board, motor, valve, or other covered component, but it usually does not turn the manufacturer into a maintenance provider. Filters, belts, cleaning supplies, seals treated as maintenance items, and other consumables can be excluded. The policy’s definitions matter because one manufacturer may treat a component as covered while another classifies the same type of item as routine maintenance.

The remedy can be narrower than “full repair”
Read the remedy clause as carefully as the coverage promise. Some terms authorize repair with approved parts; others allow replacement of a part or the complete appliance at the manufacturer’s discretion. A replacement may be a comparable model rather than the exact original. A warranty can also limit responsibility to the defective component while excluding consequential business losses, such as spoiled inventory, lost production, or rental equipment. Those limits are policy-specific and should not be inferred from the appliance’s price.
Parts coverage and labor coverage are separate promises
One of the most important distinctions is the difference between the part being covered and the labor needed to install it. A policy can continue paying for eligible parts after the manufacturer stops paying a technician’s time, travel, or other service charges. Calling that arrangement a “three-year warranty” without stating the labor limit gives a misleading impression.
| Document or policy example | Parts term | Labor term | How to interpret it |
|---|---|---|---|
| Whirlpool commercial laundry warranty document dated 08/16 | Three years after the initial period | 90 days, with parts and labor covered together during that initial period | After 90 days, an eligible replacement part may be covered while technician labor is no longer included. |
| Whirlpool commercial laundry warranty for six named models, May 2008 | Two years | 90 days | This older, model-specific schedule demonstrates that terms vary by product and document date; it is not a current universal schedule. |
| Stirling Marathon treatment of primarily residential appliances used commercially or in another non-residential application (page modification date shown as 18 June; year not stated) | 90 days unless otherwise specified | 90 days unless otherwise specified | The stated general treatment is a parts-and-labor warranty for that use category, subject to the applicable terms. |
| Fisher & Paykel USA commercial-use provision | One year | Parts-only | The page separately explains that commercial use affects the domestic manufacturer warranty. |
These figures are examples from named documents, not an industry average. Before buying, identify whether the quoted term starts at purchase, delivery, installation, or another event, and whether different components have different clocks.
Why the use setting changes a residential warranty
Household language is often a condition of coverage
Residential warranties commonly describe the intended environment as ordinary household use. Fisher & Paykel’s warranty information says, “This product has been designed for use in a normal domestic (residential) environment.” That statement signals that a domestic warranty is not necessarily a promise for every location in which the appliance can be installed.

Whirlpool consumer guidance lists commercial, non-residential, and multiple-family settings among exclusions from its consumer appliance warranty. Thermador’s warranty document likewise excludes commercial use and lists other conditions such as misuse, failure to maintain, improper installation, and unauthorized service. The wording of each document controls; these examples should not be converted into a rule that every residential warranty excludes every business use.
A business location is not the same thing as a legal definition
An appliance in an office break room, rental property, restaurant, clinic, school, or shared laundry may be treated differently depending on the policy’s definition. Some terms focus on the purpose of use, some on the environment, and some on both. A lightly used appliance owned by a company may still fall outside a household-only warranty, while a product with an expressly commercial schedule may require installation in a non-residential application.
Do not assume that the purchaser’s name, a business credit card, or the address on the invoice decides coverage. Determine how the appliance is actually used and compare that use with the warranty’s words—such as personal, family, household, commercial, rental, institutional, non-residential, or multiple-family.

“Commercial” on a product label does not mean every setting is acceptable. Lincoln Foodservice states that its commercial equipment warranty does not apply when the equipment is installed or used in a residential or non-commercial application. In other words, a commercial schedule can require a qualifying business or institutional environment just as a household schedule can require domestic use.

Trane’s commercial warranty language defines commercial application as “any application other than for personal, family or household purposes.” That definition illustrates why the same word can be interpreted through a policy’s own text rather than through common usage. Check whether the appliance must be used by a business, operated at a specified duty cycle, installed by an approved professional, or maintained under a documented program.
How long commercial appliance coverage lasts
There is no standard commercial term. The cited Whirlpool documents alone show two schedules: 90 days of parts and labor followed by three years of parts-only coverage in a document dated 08/16, and two years of parts with 90 days of labor for six named models in a May 2008 document. The Stirling Marathon page states a general 90-day parts-and-labor warranty unless otherwise specified for primarily residential appliances used commercially or in other non-residential applications. Fisher & Paykel’s U.S. information provides one year of parts-only coverage for commercial use.
Those differences can arise from model, component, market, document date, or use category. A longer parts term is not necessarily more valuable than a shorter term with labor included, particularly when service calls are expensive. Ask for the complete schedule for the exact model and record the date on which the term begins.

Policies use different language, but several recurring limits appear in the manufacturer examples. Treat this as a checklist for reading the actual document, not as a universal legal list.

Installation, codes, and access
- Improper installation, incorrect electrical or plumbing connections, failure to follow local codes, or installation by an unauthorized provider can be excluded.
- A unit that cannot be reached safely or that was installed in a way that prevents service may create an additional charge or fall outside the manufacturer’s responsibility. Whirlpool’s cited commercial laundry terms specifically identify inaccessible or improperly installed units.
- Confirm who pays for removing cabinets, moving equipment, lifting a machine, or restoring the installation after service.
Maintenance and consumables
- Routine maintenance items and consumables may not be covered.
- Lincoln identifies maintenance items, lack of specified maintenance, and incompatible supplies among exclusions or failure conditions.
- Keep cleaning, filter-change, descaling, lubrication, and inspection records when the warranty requires scheduled care.
Misuse, neglect, and unauthorized changes
- Overloading, abuse, negligence, operation contrary to instructions, or use with incompatible supplies can defeat a claim.
- Unauthorized repairs, modifications, accessories, or replacement parts may be excluded. Whirlpool, Lincoln, Trane, and Thermador each identify some form of unauthorized service, modification, improper use, or unapproved part as a limit.
- Use the appliance only within its published capacity, duty cycle, temperature range, and intended application.
Business losses and service expenses
Even when a defective part is covered, a policy may not pay for lost revenue, spoiled goods, substitute equipment, expedited shipping, travel, pickup, diagnostic time, or overtime labor. Check whether service must be performed by an authorized provider and whether the owner pays travel or shipping outside a defined service area.
How to compare two warranties before buying
Use the same questions for each appliance so a prominent headline term does not hide a weaker service arrangement.
- Define the intended use. Write down the location, operator, duty cycle, number of users, and whether the property is residential, rental, institutional, or commercial. Match that description to the policy’s definitions.
- Identify the covered failure. Verify that the warranty covers defects in materials or workmanship and list the remedy: repair, part replacement, unit replacement, or another specified option.
- Separate parts from labor. Record each term independently. Note whether labor includes diagnosis, travel, installation, removal, and return visits.
- Confirm the start date and duration. Determine whether the clock begins at purchase, delivery, installation, startup, or another event. Check for different terms by model or component.
- Read service conditions. Ask whether an authorized technician is required, which service network applies, and who pays shipping, pickup, travel, access, and diagnostic charges.
- Review exclusions and owner duties. Check installation, codes, maintenance, approved parts, consumables, misuse, modifications, and documentation requirements.
- Verify territory and ownership rules. Confirm the countries or regions covered, whether the warranty is limited to the original purchaser, whether it transfers with the appliance, and what proof is required.
What proof and territory requirements mean
The cited Whirlpool commercial warranty requires proof of original purchase and applies in the United States or Canada only when the product is used in the country of purchase. That is a policy-specific example, not a rule for every manufacturer. Keep the invoice, model and serial photographs, installation records, maintenance logs, and prior service reports together. If equipment is moved across a border, ask for written confirmation before assuming the original warranty follows it.
State or provincial law and the circumstances of a purchase can provide rights in addition to, or different from, the manufacturer’s written promise. The policy comparison alone does not establish a jurisdiction-specific legal conclusion. For a disputed or high-value claim, preserve the documents and obtain advice appropriate to the relevant jurisdiction.

Does using a home appliance in a business void its warranty?
Not automatically, and not automatically never. The answer depends on the exact warranty and the actual use. A policy that limits coverage to personal, family, or household purposes may exclude an appliance operated for a business, rental, institutional, or multiple-family purpose. Another manufacturer may publish a separate commercial-use provision with its own term, such as one year of parts-only coverage. A commercial product may also lose coverage when installed in a residential or non-commercial application.
Before filing a claim, locate the model-specific terms and identify the clause addressing use environment. Describe the appliance’s real operation accurately; do not rely on the fact that it was purchased through a consumer channel or placed in a room that resembles a home kitchen.
How to file a commercial warranty claim
- Stop unsafe operation. Disconnect or isolate equipment if continued use could cause injury or additional damage.
- Document the failure. Record the model, serial number, purchase date, error codes, symptoms, photographs, and the circumstances of failure.
- Collect eligibility records. Gather the invoice, installation details, maintenance logs, and any evidence that the appliance was used in the permitted setting.
- Read the claim procedure. Use the contact method and service network specified in the warranty. Ask in advance whether diagnosis, travel, shipping, removal, or labor is covered.
- Obtain written authorization when required. An independent repair before approval can be treated as unauthorized service and may complicate reimbursement.
- Keep the work order. Save the technician’s findings, parts used, labor description, and any statement explaining why a charge was or was not covered.
Questions to ask a seller or manufacturer
- Is this exact model approved for my setting and duty cycle?
- Which parts are covered, and are consumables or maintenance items excluded?
- How long are parts covered, and how long is labor covered?
- Does labor include diagnosis, travel, removal, installation, and a return visit?
- Must an authorized service provider perform the work?
- Who pays shipping, pickup, access, or emergency service charges?
- What maintenance, approved supplies, and records must I keep?
- Does the warranty require proof of original purchase or limit coverage to a particular territory or purchaser?
- What happens if the appliance is moved, resold, placed in a rental property, or used in a mixed residential-commercial setting?
The practical bottom line when choosing coverage
Compare the whole service promise rather than the largest number in a brochure. A commercial schedule with three years of parts-only coverage may leave the owner paying for labor after 90 days. A shorter parts-and-labor term may be more useful for a business that cannot perform its own repairs. Conversely, a household warranty may appear familiar but exclude the location or duty cycle that matters most.
Do these 3 things before closing this tab:
