The report connected the gain to IREN’s August results and its expanding AI Cloud business—but the monthly figure does not establish one event as the cause of the move.
What was behind the September rise?
The explanation offered by The Motley Fool is a combination of business developments and investor expectations, rather than a single verified catalyst. The narrative begins with IREN’s FY2026 results, released August 27, and the company’s plans to expand its AI Cloud operations. The report also pointed to new customer contracts, expansions and renewals—including Microsoft—and company commentary about higher pricing for multi-year contracts.

Another part of the thesis was that IREN might benefit from public resistance to building new data centers because it can draw on existing capacity. That is an interpretation of a possible competitive advantage, not proof that the issue drove September trading.

What IREN reported about its AI Cloud business
IREN describes itself as a vertically integrated AI Cloud platform, providing data centers, compute and software for AI training and inference. In its August 27 FY2026 results release, the company reported operating annual recurring revenue (ARR) of $1 billion as of August 26, 2026, and set a target of more than $4 billion of ARR operational by December 31, 2026.
Those figures are not interchangeable. IREN says ARR is an operating metric, not a U.S. GAAP measure or a substitute for GAAP revenue; recognized revenue may be materially lower. The year-end target depends on internal assumptions about utilization and pricing. Revenue is expected to ramp after delivery and remains subject to commissioning, testing and customer acceptance. The target is therefore a forward-looking operating goal—not revenue already earned.

Contracts that shaped the growth narrative
Two announcements before September helped establish the backdrop for the company’s AI expansion story. They provide context for investor expectations, but they do not establish the cause of particular trading sessions.
| Announcement | What IREN said | Why it mattered to the narrative |
|---|---|---|
| May 7, 2026 | IREN announced a $3.4 billion AI Cloud contract with plans for NVIDIA Blackwell GPU deployment, alongside a strategic NVIDIA partnership covering its announced 5GW global data-center pipeline. IREN’s business update and Q3 FY2026 results | It signaled a large planned AI Cloud deployment and a partnership tied to the company’s pipeline. |
| July 20, 2026 | IREN announced $2.8 billion in total contract value from new multi-year customer contracts with leading AI developers. It raised its 2026 year-end ARR target to more than $4 billion and said approximately 85% of that target was under contract. IREN’s July customer-contract announcement | It added to expectations for contracted demand and the company’s ability to reach its revised year-end target. |
What could still prevent the target from being delivered?
Contract values and ARR targets do not by themselves show that capacity has been built, commissioned, accepted by customers or converted into recognized revenue. IREN’s FY2026 release identifies several execution dependencies and risks:
Rank #3
- Construction and commissioning: schedules, testing and customer acceptance affect when planned capacity can become operational.
- Power and grid access: data-center operations depend on adequate power availability and connections.
- GPU supply and cost: deployment depends on obtaining hardware at workable costs, and technology can become obsolete.
- Financing and capital expenditure: IREN must secure capital and match spending with contract commitments.
- Customer and service risk: customer concentration, retention and performance against service levels can affect results.
- Facility conversion: repurposing Bitcoin-mining facilities brings its own execution risks.
These qualifications matter when assessing a stock move driven partly by expectations: announced demand and a target are not the same as completed delivery or realized financial performance.

The most defensible account is that IREN’s shares rose 10.1% during September, while an October 5 Motley Fool analysis linked the performance to the company’s results, contract momentum, pricing commentary and the perceived value of existing data-center capacity. The evidence cited for that account does not establish a single cause or quantify how much each factor contributed.
