What Are Branded Residences, and Are They Worth the Premium?

Branded residences are private homes sold with the name and operating standards of a hotel, lifestyle or consumer brand. Depending on the contract, that can mean hotel-style services, managed amenities, rental operations and design oversight—or little more than a licensed name. Savills’ 2025 benchmark found that branded homes cost more than comparable unbranded properties on average, but the premium is not a guaranteed investment return. It is defensible only when the location, construction, operator, services and legal terms add measurable value.

For a buyer, the right question is not whether a famous logo is desirable. It is whether the complete package produces enough convenience, service quality, scarcity and resale or rental strength to justify the purchase price and recurring costs.

What is a branded residence?

A branded residence is a privately owned home marketed under a recognized hospitality, lifestyle or consumer brand. The unit may be a condominium, villa, townhouse or apartment in a mixed-use development, a building attached to a hotel, or a standalone residential project. The brand usually defines some combination of architecture, interiors, amenities, service standards and property management.

Ownership remains private: you buy the residence rather than a hotel room. The brand may operate the building, manage rentals, run restaurants and spas, provide concierge services, or simply license its identity and design guidelines to the developer. Those are very different products, so the sales brochure is not enough evidence of what you will receive.

Hotel, lifestyle and non-hotel brands

Hotel companies account for 79% of completed branded-residence stock in Savills’ 2025–26 report. Non-hotel projects use names from design, fashion, food and beverage, wellness, art, media, music and automotive categories. A non-hotel brand can create a distinctive community, but it may not have the infrastructure or operating history of a hotel manager.

Three operating models you may encounter

  • Fully operated residence: the brand or its appointed operator manages front-of-house services, amenities, maintenance and sometimes rentals.
  • Co-located hotel residence: owners live beside a hotel and may buy access to selected hotel facilities, subject to capacity, fees and priority rules.
  • Licensed-name project: a developer pays to use the brand and follow design requirements, while another company manages the building. Services can be limited and may end if the licence expires.

Read the declaration, management agreement, brand-licence agreement and owners’ association rules together. They should identify who is responsible for staffing, maintenance, defects, reserves, insurance, security, amenity access and service standards after handover.

How large is the market, and how much is the premium?

The category has expanded rapidly. Savills counted 323 branded-residence developments in 2015 and expected 910 by the end of 2025. It also identified 837 contracted projects scheduled for delivery by 2032. Its 2026 summary projected 19% year-on-year global growth by the end of 2025 and 55% five-year growth in Asia Pacific.

More supply can improve choice and professionalise operations, but it can also weaken scarcity in a particular resort or city. A project launched as one of only a few branded schemes may face very different resale conditions when several competitors open nearby.

Market measure Figure Qualification
Global average branded-residence premium 33% Savills, 2025; average over comparable unbranded homes
Established cities 30% Savills, 2025; cities with at least 15 completed branded schemes
Emerging cities 30% Savills, 2025; cities with three to 14 completed schemes
Resort destinations 39% Savills, 2025; up from 34% in 2024
Abu Dhabi 87% CBRE, 2025 UAE review; local market figure, not a global benchmark, and the supplied material was not independently verified

The averages describe market groups, not a valuation for your unit. Savills reports that price outcomes in emerging cities vary 57% more than in established cities. A particular floor plan, view, completion date, service charge or ownership rule can therefore move the fair premium far above or below the headline average.

Why buyers pay more

Hotel-style service at home

Concierge desks, housekeeping, valet parking, room service, security, club lounges, spas and professionally run pools can replicate a luxury-hotel routine without living in a hotel. The value depends on service hours, staffing levels and the standard delivered after the sales team leaves.

Lock-up-and-leave convenience

Second-home owners often value a secure property that can be left for months while management handles inspections, repairs, deliveries and emergency access. This convenience is especially important in resort markets and for cross-border owners who cannot supervise contractors locally.

Recognition and reduced uncertainty

An international brand can make a home easier for an overseas buyer to understand. Familiar operating procedures, reservation systems and service expectations may reduce perceived risk, although recognition does not remove local legal, tax or construction risk.

Scarcity and lifestyle programming

Waterfront, ski, golf and gateway locations can be difficult to replicate. Branded projects may add restaurants, events, wellness programmes or cultural programming that an ordinary condominium cannot provide. Scarcity is local: a unique site can support a premium, while a crowded pipeline can dilute it.

Rental distribution

Some operators offer a rental pool, central reservations or access to a hotel distribution network. That support can reduce the owner’s marketing burden, but the contract may impose a revenue split, furnishing requirements, minimum participation period or limits on personal use. Distribution assistance is not the same as a guaranteed occupancy rate.

What do you actually get for the extra money?

Convert the quoted premium into a currency amount, then map each benefit to a contractual obligation. A 33% premium on a $1 million comparable home is $330,000 before taxes, furnishing and financing; that amount must be justified by tangible differences rather than the logo itself.

Value component Questions to answer
Service scope Which services are included, at what hours, with what staffing and response times?
Amenities Are pools, gyms, spas, restaurants and lounges private, shared with a hotel, or pay-per-use?
Design and construction Who approves materials, inspects workmanship and remedies defects?
Management Who employs staff, controls budgets, appoints contractors and reports to owners?
Rental support Is participation optional? What split, expenses, blackout dates and licensing rules apply?
Brand continuity How long does the licence last, and what happens if the operator or brand leaves?

Which costs can erase the premium?

The purchase price is only the first line of the budget. Obtain a written five-year schedule for every recurring and one-time charge.

Cost or restriction Why it matters
Service and amenity charges Concierge, security, housekeeping, landscaping and shared facilities can materially reduce net yield.
Reserve or sinking-fund contributions Underfunded reserves can produce large future assessments; overbuilt amenities can require expensive upkeep.
Rental-management fee and revenue split Gross rent can look attractive before management, cleaning, utilities, taxes and platform deductions.
Furnishing and replacement packages Mandatory hotel-grade furniture may cost more and need replacement on an operator timetable.
Owner-use rules Blackout periods, booking lead times or annual caps can reduce the home’s personal and rental value.
Taxes, insurance and utilities Transfer taxes, local property taxes, foreign-owner charges and insurance vary by jurisdiction.
Financing costs Lenders may apply different terms to off-plan, resort or foreign-owned units.

Ask whether fees can increase automatically, whether owners vote on budgets, and whether the operator receives commissions from suppliers. A low introductory service charge may not remain low after the building reaches full operation.

Do branded residences hold their value?

There is no universal resale premium. Value depends on the micro-location, view, floor plan, building condition, operator performance, remaining brand term, fees and competing supply. A well-run residence in a scarce location can be easier to market than an unknown property, but a weak operator or expensive service package can repel buyers.

New schemes often have limited completed-sale evidence. Launch prices, developer incentives and promised appreciation are not substitutes for recorded transactions. Request at least three completed resales or independent valuations for genuinely comparable units, and adjust for size, floor, outlook, furnishing, tenure and completion date.

Rental performance has the same limitation. A central programme can provide bookings, yet net income may fall after the operator’s split, management charges, cleaning, utilities, taxes, vacancy and owner-use days. Treat any projected yield as an assumption to stress-test, not as a promise.

A six-step test for deciding whether the premium is worth it

  1. Build the all-in price. Add the purchase price, transfer and registration taxes, furnishing package, service charge, reserve contribution, management fees, utilities, insurance and financing costs.
  2. Select proper comparables. Use at least three unbranded homes in the same micro-market and construction-quality tier. Adjust for size, view, age, amenities, parking and tenure rather than comparing a branded waterfront tower with an ordinary inland apartment.
  3. Price each benefit. Estimate what equivalent concierge, security, maintenance, rental administration and amenity access would cost independently. Separate benefits you will use from features you will never consume.
  4. Read the contracts. Confirm the operator’s duties, service levels, brand term, termination rights, fee escalators, owner-use calendar, rental restrictions, defect remedies and responsibility after handover.
  5. Stress-test income and exit. Use completed local transactions and conservative occupancy assumptions. Model higher service charges, lower rents, a delayed completion and a resale discount rather than relying on launch projections.
  6. Make two decisions. As an owner-occupier, decide whether convenience and enjoyment justify the premium even with little rental income. As an investor, require acceptable net yield, liquidity and risk-adjusted resale prospects without counting on brand-driven appreciation.

Branded versus unbranded: a practical comparison

Decision axis Branded residence Unbranded comparable
Brand role May provide design rules, services, operations or only a licence; verify the contract. Usually controlled by the developer, owners’ association or third-party manager.
Location and scarcity Often positioned in resort, waterfront or gateway locations, but supply can grow quickly. May offer more locations and lower entry prices; scarcity depends on the site.
Build and operating quality Brand standards can help, but developer execution and local contractors still determine results. Quality depends directly on the developer and building manager.
Recurring fees Typically includes enhanced services and amenities, with corresponding charges. Often lower, though premium unbranded buildings can also have high fees.
Owner use and rentals May include rental pools, blackout dates or usage restrictions. Usually more flexible, subject to local law and building rules.
Resale liquidity Recognition may help cross-border marketing; high fees or an expiring licence can hurt. Broader buyer pool in some markets, but less service differentiation.
Legal and tax treatment May involve hotel licences, rental regulations and foreign-ownership rules. Still subject to local property, tax and rental law, often with fewer operating agreements.

Due-diligence checklist before signing

Legal and ownership documents

  • Title, tenure, completion obligations and any restrictions on foreign ownership.
  • Declaration, owners’ association rules, budget approval and voting rights.
  • Brand-licence duration, renewal terms, termination events and post-termination branding.
  • Operator agreement, service standards, liability, insurance and dispute resolution.

Money and operations

  • Current service-charge budget, reserve plan, historical increases and proposed fee escalators.
  • Full rental-pool formula, deductions, payment timing, owner-use calendar and termination rights.
  • Utility, housekeeping, parking, storage, furnishing replacement and special-assessment charges.
  • Evidence of the developer’s delivery record and the operator’s experience with comparable properties.

Physical and market checks

  • Independent inspection of finishes, common areas, mechanical systems and defects.
  • Construction programme, handover tests, snagging process and remedies for delay.
  • Three or more completed local transactions, current competing inventory and likely future supply.
  • Independent valuation that separates the land, building, services and brand-related premium.

Common mistakes and how to avoid them

Paying for a logo instead of a service package

Ask the sales team to identify every promised benefit in an enforceable document. If a feature appears only in advertising, treat it as uncertain.

Using gross rent as the investment case

Calculate net income after every fee, vacant period, owner stay, tax and maintenance item. Compare that result with an unbranded property using the same method.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ignoring the end of the brand term

A licence that expires or can be terminated may leave owners with a different building identity and weaker distribution. Obtain notice periods, renewal mechanics and the procedure for changing signage and services.

Assuming hotel access is unlimited

Confirm reservation priority, guest charges, peak-season exclusions and whether hotel facilities can be closed, reconfigured or reserved for paying guests.

Overlooking oversupply

Map every announced and contracted competing project in the catchment area. More branded inventory can reduce scarcity and increase the number of owners competing for the same renters.

When the premium is easier—or harder—to defend

More defensible

  • A genuinely scarce location with durable demand.
  • A credible operator with transparent obligations and demonstrated service delivery.
  • Well-maintained construction, funded reserves and clear defect remedies.
  • Fees that are visible, proportionate and supported by services you will use.
  • Rental and owner-use rules that preserve flexibility.

Less defensible

  • Ordinary construction differentiated mainly by signage.
  • Unclear operator responsibilities or a short, fragile licence term.
  • High or rapidly escalating service charges.
  • Mandatory rental participation with opaque deductions.
  • A business case dependent on unverified appreciation or launch-day scarcity.

Bottom line: are branded residences worth the premium?

They can be worth it for buyers who place a high value on reliable service, lock-up-and-leave convenience, managed amenities and a scarce location. They are not automatically worth it as investments. The global averages—33% overall, 30% in established and emerging cities, and 39% in resorts—show what buyers have paid, not what any particular unit will earn.

Judge the home against local unbranded comparables, calculate the premium in currency, verify every operating promise and model net costs under adverse conditions. If the building would still suit you without the logo and the contracts support the services you value, the premium may be rational. If the numbers work only when appreciation, occupancy and fee levels all meet optimistic assumptions, walk away or renegotiate.
