Check the specific booking and its terms with the hotel and, when relevant, the booking channel before making other plans.
What might have been sold?
A hotel’s real estate, operating business, brand rights, and management or franchise agreement do not necessarily belong to the same company. A new owner may keep the existing operator or brand, while a change in brand or operator does not by itself establish what will happen to an individual reservation.

For example, Hyatt’s announcement about acquiring Standard International described properties managed, franchised, or licensed by the company even though another company could continue to own the real estate (Hyatt announcement). Accor’s 2016 announcement described a hotel portfolio sale in which properties were to retain the AccorHotels brand under long-term franchise agreements (Accor announcement). These examples show why a sale headline alone cannot tell you whether a particular hotel will operate under the same name or honor a particular booking.
What to verify about your reservation
Use the confirmation and the conditions that applied when you booked. Policies can vary by property and reservation type, including for cancellations, changes, and no-shows (Marriott Terms of Use).

- Find the booking details. Have your confirmation number, guest names, stay dates, room category, quoted total, deposit or prepayment status, and cancellation deadline available.
- Ask what changed. Contact the hotel and ask whether the sale has closed, who owns or operates the property now, and whether it will keep operating under the same name and brand on your dates. Do not treat a news headline as confirmation of your booking’s status.
- Contact the booking channel, too, if applicable. If a travel company or other intermediary handled the reservation or payment, check with it as well as the property. Review who issued the confirmation and which terms it incorporates. Delta’s hotel terms, for example, direct guests to the rules and restrictions for the specific prepaid booking (Delta Hotel Terms & Conditions).
- Reconfirm the details that matter. Ask the property to verify your dates, room type, total price, payment status, cancellation terms, and any amenities or accessibility features important to your stay. Save its response alongside the original booking conditions.
- Get proposed changes in writing. If the hotel offers a different room, property, or price, ask for the alternative, refund or cancellation treatment, and response deadline in writing. Ask explicitly whether your original reservation remains confirmed while you consider the offer; do not assume it does.
Does a confirmed reservation guarantee a stay?
A confirmation is important evidence that a booking was made, but the available published terms do not establish a universal rule that every hotel must provide the stay after a sale. Marriott says a confirmed reservation represents the property’s acceptance of a request, while its terms also say Marriott does not guarantee accommodation will be provided; the applicable policy can depend on the property and reservation type (Marriott Terms of Use).
Reservation guarantees and remedies also depend on the contract and the law that applies where the hotel is located. UK tax guidance from HM Revenue & Customs describes a reservation guarantee as part of the hotel contract and says it usually concerns an agreed standard of accommodation rather than a particular room number. It notes that an alternative nearby hotel may be offered in some cases when suitable accommodation is unavailable. This is UK guidance, not a universal requirement that every hotel relocate a guest or pay particular costs (HMRC guidance, updated 7 March 2025).

Local consumer guidance provides jurisdiction-specific examples, not worldwide rules. New South Wales says a provider cannot change contract terms or unfairly penalize a customer after booking, and that cancellation fees should be disclosed in the original contract rather than increased later without agreement (NSW accommodation guidance). Maine’s Attorney General says lodging providers generally set their own reservation and cancellation policies but should honor the policy in place when the reservation was made (Maine Attorney General guidance). Check the law and contract relevant to your stay rather than assuming either example governs elsewhere.

If the hotel says it cannot honor the booking
- Keep the confirmation, the policy shown when you booked, payment records, and all messages.
- Ask the hotel and the booking channel to put the available choices, any proposed alternative, and refund terms in writing.
- If the amount is significant or you and the provider disagree about the contract, contact the consumer-protection office or a qualified adviser for the place where the hotel is located.
These are practical steps for documenting the issue; they do not guarantee a particular legal remedy.

What happens to loyalty points and benefits?
Do not assume a sale either preserves or ends points earning, elite benefits, or a redemption booking. Whether a property keeps its brand and whether your reservation remains eligible are separate questions, and no general loyalty-program outcome is established here. Ask the hotel and the relevant loyalty program whether the reservation is still linked to your account and which benefits apply.
