Virtual metaverse land has suffered a severe post-boom collapse, but “in the toilet” does not mean every parcel is worthless or every platform has stopped operating. Historical trading and price data show a steep drawdown; newer floor-price comparisons remain far below boom-era highs. Those measures are not the same as completed sales, current liquidity, platform engagement, or income from running an experience.
What “metaverse real estate” actually is
Virtual LAND is generally a platform-specific digital asset, not a deed to conventional real-world property. Its practical utility depends on the world that recognizes it: the platform’s rules, users, tools, and ability to publish experiences all matter. Owning a transferable token does not guarantee ongoing access, visitors, tenants, or financial returns.

The Sandbox offers a concrete example, but its rules should not be assumed to apply to Decentraland or other worlds. The Sandbox describes LAND as “Digital real estate in The Sandbox metaverse used to launch and monetise Experiences, or games, to build communities, earn SAND, and reward players.” That is the platform’s description of intended utility, not a promise of income. Its documentation says LAND is an ERC-721 token on Ethereum and Polygon, with a stated supply of 166,464, and that parcels can be combined into estates. Historical figures show a dramatic retreat from the boom, although they describe different measures and periods. In reporting published in 2022, The Information cited WeMeta data covering land across six virtual-world platforms: monthly trading volume fell from $229 million in November to $8 million in June, a 97% decline, while monthly sales dropped from 16,000 to 2,000. The same report said average land price fell from $16,300 in February to $3,300 in June, nearly 80%; it attributed some of that fall to crypto prices. More recent comparisons point in the same direction, but they measure collection floor prices rather than completed-sale prices. CoinGecko Research’s page, updated April 20, 2026, reports that 2024 metaverse-land floor prices ranged from 0.08 to 1.88 ETH and were 72% below their highs on average. Its comparison puts average floors 34% below 2023 and 55% below 2022. For The Sandbox specifically, it reports an average floor of 0.13 ETH in 2024 versus 2.86 ETH in 2021, a 95% decline. Why floors and sales tell different stories
A floor is the lowest asking price among listings in a collection. It shows what at least one seller is asking, not what a buyer paid. Completed sales show transactions; trading volume measures their aggregate value over a period. A thinly traded collection can have a visible floor while offering little evidence that parcels can be sold quickly at that price. Engagement statistics, meanwhile, describe activity in a platform and do not establish demand for LAND.

CoinGecko collection pages expose changing floors and 24-hour volume, but a snapshot is volatile and does not provide a complete cross-platform liquidity series. A dated capture of The Sandbox collection showed a floor and no reported 24-hour sales volume; that observation should not be treated as a durable market condition. Land values depend on a particular world continuing to attract users and offering useful reasons to own a parcel. Scarcity on a platform is not enough if buyers do not want to build, visit, or trade there. The token may remain transferable even as its platform-specific utility or perceived scarcity weakens.

A 2025 paper examining Decentraland found that parcel prices initially reflected distance from desirable locations, but those patterns stopped applying during the 2021 surge in metaverse and NFT attention. The authors report that early adopters supplied much of the market’s liquidity by selling, while many later entrants made no profit or lost money. This supports a bubble-and-exit account for the Decentraland market and period studied; it does not establish that every virtual world followed the same path. “Anatomy of a Digital Bubble: Lessons Learned from the NFT and Metaverse Frenzy”
Can LAND still make money?
It can have uses, but ownership alone is not a business model. The Sandbox says owners can sell or transfer LAND, including through third-party NFT marketplaces, and that owners set asking prices. It identifies location near major partners and assets included in a bundle as possible value factors. Its FAQ also says owners currently cannot rent LAND through the platform. Private arrangements may be possible, but the documentation does not establish a standardized, platform-supported rental market. The Sandbox LAND FAQ

Building and operating an experience is a separate proposition from buying a parcel in hope of appreciation. The Sandbox’s stated vision is a decentralized metaverse in which users and brands create, own, and monetize experiences through NFTs. Is metaverse land dead?
The evidence supports a more precise verdict than “dead”: the investment boom collapsed, and available floor-price comparisons remain far below their highs. It does not establish that every platform is inactive, every parcel is worthless, or that current markets have no trades. The Sandbox reported more than 580,000 unique players and 1.4 million hours played during Alpha Season 4, as well as more than 25,000 LAND owners in 2024. There is no verified current cross-platform completed-sale volume in the evidence cited here, so it is not possible to give a dependable market-wide liquidity figure. Floors, historical sales, owner counts, and game activity answer different questions and should not be combined into a single claim that the market has recovered—or vanished.
What to check before buying a parcel
Anyone considering a purchase should evaluate the specific world and token rather than relying on the general idea of “metaverse land.” Useful checks include:
- Utility and rules: Confirm what the platform currently lets owners do, including whether experiences can be published, parcels can be combined, and rentals are supported.
- Transactions, not just listings: Look for dated completed-sale data and volume alongside floor listings. A floor price alone does not show that a buyer is available.
- Platform activity: Treat player counts and hours played as engagement indicators, not proof that land is liquid or profitable.
- Measurement and timing: Compare values over the same period and distinguish ETH or native-token prices from dollar values, floors from average prices, and listings from sales.
- Platform dependence: Consider how much the parcel’s value depends on the continued operation, rules, and user base of one virtual world.
A 2026 market table from metaverse.properties reports large floor-price drawdowns for several worlds, but the site identifies itself as an operator, says it holds Decentraland land, and describes its figures as compiled August 28, 2026.
