TIO Territory Home is a home and contents policy issued by Allianz Australia Insurance Limited trading as Territory Insurance Office (TIO), not a telecommunications service. For a strata owner, the key question is how the policy fits alongside the body corporate’s insurance: the scheme’s cover, your unit’s fixtures and your belongings may fall under different arrangements. What is TIO Territory Home?
The Territory Home Insurance Product Disclosure Statement (PDS), prepared on 1 September 2024, identifies Allianz Australia Insurance Limited trading as TIO as the insurer. TIO’s policy-document index lists that PDS for policies effective from 14 January 2025. The PDS says the policy can include buildings cover, contents cover and legal liability cover, with optional accidental damage, disaster cover and portable contents. Legal liability is included with buildings and/or contents cover, subject to the policy terms. The schedule—not a general review—shows which options and limits apply to your policy.
How should strata owners assess the cover?
Start with the body corporate’s insurance documents, then compare them with the Territory Home definitions and the cover shown on your schedule. The available sources do not establish what every strata scheme insures or which fixtures an individual unit owner must insure. Responsibilities can depend on the scheme and property, so ask the strata manager or insurer to clarify any overlap or gap rather than assuming a standard arrangement.

The PDS notes that buildings cover is generally designed for freehold houses and distinguishes it from contents cover. That distinction makes it especially important for a unit owner to confirm how the policy treats the unit and its fixtures in their circumstances. The PDS puts the selection responsibility plainly: “It is up to you to choose the cover you need.”

- Basement storage: CHOICE says contents in a locked basement storage cage are covered up to $2,000. Check the policy wording for applicable conditions and limits.
- Common areas: CHOICE says contents in common areas are not covered. Do not assume belongings left outside your own insured area are protected.
- Waiting periods: CHOICE lists a 72-hour flood waiting period. The PDS says a 72-hour exclusion period may apply to specified cyclone, flood, flood-water, run-off, rainwater and storm-surge losses after cover starts or is increased; it also describes exceptions. Read the PDS wording for the event and circumstances involved.
- Other exclusions and conditions: Check the insured events, water-damage conditions, maintenance-related exclusions, item limits and any conditions on optional cover in the current PDS.
Does your living arrangement affect eligibility?
The PDS says Territory Home is unavailable if the whole home is rented to tenants and directs those owners to landlord insurance. If you rent out part of the home while living at the address, check eligibility with TIO. The policy documents also identify extended periods when a home is unoccupied as a point to check against the applicable terms.

How much does it cost?
There is no reliable general premium for an individual strata owner: the PDS says premiums depend on factors including location, property type, cover type and amount, insured people, claims history, risk, charges and excess. Get a quote and compare it with alternatives using the same sums insured, optional cover and excess. The available information does not establish that TIO is the cheapest option.

What should you check before choosing or renewing?
- Get the scheme documents. Ask the strata manager or body corporate for the building-insurance details and any information about owner responsibilities.
- Compare definitions. Read the PDS provisions for buildings and contents, then ask the insurer or strata manager about any uncertain fixtures or possible overlap.
- Set the cover and limits. Check your contents sum insured, item limits, portable contents needs, liability limit, optional covers and excesses against your own circumstances.
- Check conditions and exclusions. Review insured events, water-related terms, waiting periods, basement-storage limits, common-area exclusions and unoccupancy conditions.
- Confirm eligibility and price. Tell the insurer about renting arrangements and compare current quotes on equivalent cover and excesses.
The PDS describes a 21-day cooling-off period for a new policy or renewal, subject to conditions, including that no claim has been made or needs to be made. It notes that certain government taxes or duties may be deducted from a refund. Consult the applicable policy documents for the full conditions.
