Spain’s property market is not dead by any official measure. The Colegio de Registradores counted more than 705,000 residential sales in 2025, up 10.7% on 2024. The national statistics office, INE, reported that its housing price index rose 12.2% year over year in the second quarter of 2026. Bitcoin, meanwhile, has not been shown to beat Spanish property on any like-for-like basis. Spain’s financial regulators describe it as highly volatile and warn about its custody risks.
The slogan still has a point. A market can be busy and rising and also be a poor deal for a particular buyer. Prices that climb faster than incomes shut people out. They also compress what a landlord can earn on the purchase price. This article separates what the numbers show from what the slogan implies, then gives you a way to compare the two assets without crowning a universal winner.

What the official data say about a “dead” market
The table below uses only published figures, each tied to its publisher and period. The measures use different methods, so read them side by side rather than as one series.
| Indicator | Figure | Publisher and period |
|---|---|---|
| House price index, annual change | +12.2% | INE, Q2 2026 (published 7 September 2026) |
| House price index, quarterly change | +3.4% | INE, Q2 2026 |
| New homes, annual change | +7.4% | INE, Q2 2026 |
| Second-hand homes, annual change | +12.9% | INE, Q2 2026 |
| Residential sales | More than 705,000 (+10.7%) | Colegio de Registradores, full-year 2025 (published 5 February 2026) |
| Average home price, annual change | +9.5% | Colegio de Registradores, full-year 2025 |
A market with rising volumes and double-digit price growth is hot, not dead. If “dead” means “no longer a bargain,” the claim is closer to defensible, but that is a statement about affordability and returns. The sales and price statistics do not measure either.

Why the INE and Registrars figures differ
INE’s index tracks the sale prices of private homes bought by households, new and second-hand, and adjusts for changes in the mix and quality of homes sold. It covers individual buyers resident in Spain or abroad and excludes purchases by legal entities. The 2026 release uses a 2025 base, so do not splice it onto older 2015-base releases without allowing for the rebasing.
The Registrars’ figures come from a different dataset and method. That is why 9.5% for 2025 and 12.2% for the year to Q2 2026 are not a contradiction. They cover different periods and are built differently. Neither is a measure of an investor’s return after purchase costs, taxes, upkeep, vacancy or financing.

Where the “dead” argument has a real kernel: rents and yield
Rents are the other half of a property investment, and the official picture is incomplete here.

- Rents are also rising. The Banco de España’s 2025 Annual Report cites real (inflation-adjusted) growth of 4.6% in new-contract rents in 2024 and 5% in portal-listed rents in 2025. The bank notes that portal rents have not had the same statistical treatment as official house-price data, so treat the 2025 figure as indicative.
- Yield data lags. The tax agency’s statistics on housing declared in personal income tax include average monthly rent, rent per square metre, days rented and gross yield, with geographic breakdowns. The latest year available is 2024, and 2025 data is scheduled for July 2027. Any yield you calculate from current asking prices and current rents is your own estimate, not an official one.
The practical point is that when prices rise faster than rents, gross yield on a new purchase falls. The sources here do not give a national yield trend, so check the AEAT breakdown for the province or municipality you care about, then compare it with today’s asking prices.

What the Bitcoin side of the slogan actually rests on
The pro-Bitcoin thesis usually claims that it is easier to move and sell than a flat, and that it escapes the rising costs of housing. None of the official sources reviewed here establishes those claims, and no comparable total-return study of Spanish property versus Bitcoin over a common period was found. So treat the thesis as an argument, not evidence. What Spain’s regulators do document is below.
Volatility
The CNMV says crypto-assets remain highly volatile and risky, even under the EU’s MiCA regulatory framework. In a joint notice with the Banco de España, the two bodies state that this volatility means cryptocurrencies do not properly fulfil the functions of unit of account and store of value. That directly challenges the “digital store of value” framing the slogan relies on.

Payment and legal standing
The same joint notice says: “It should be borne in mind that the acceptance of Bitcoin or any other crypto-asset as a means of payment of a debt or other obligation is not mandatory.” Bitcoin is not legal tender for settling obligations in Spain. Selling it for euros, and any tax consequences of doing so, are what turn it into spending power.

Provider authorization under MiCA
According to the CNMV’s MiCA guidance, since 1 July 2026 crypto-asset service providers operating in Spain must be authorized by the CNMV or another competent EU authority. Check that an exchange or custodian is authorized before using it. This regulates the provider, not the asset. Authorization is no guarantee of Bitcoin’s price or returns.

This is a framework of questions, not a scoreboard. The sources reviewed do not quantify most of these axes consistently, so fill in the numbers from your own situation.
| Axis | Spanish residential property | Bitcoin |
|---|---|---|
| Price behaviour | Rising at present on INE and Registrars measures; one national index hides large local differences | Described by the CNMV and Banco de España as highly volatile; no official return figure supports a store-of-value claim |
| Income | Rent is possible; Banco de España shows rents rising, though official yield data is only available to 2024 | No recurring income from holding it |
| Liquidity | A sale takes time and involves a notary and registry; a sales volume above 705,000 in 2025 shows that a market exists | Depends on the authorized platform used; comparative evidence on time to sell was not found |
| Entry and holding costs | Purchase taxes, notary and registry fees, maintenance and vacancy, none quantified in the sources reviewed | Platform and network fees, not quantified in the sources reviewed |
| Leverage | Mortgage financing is available, which magnifies both gains and losses | Leverage is possible through some providers, but it is outside the sources reviewed |
| Concentration | One asset, one location, often one tenant | One asset class; all value depends on the market price |
| Custody risk | Title is recorded in the property registry | Private-key loss or theft can be irreversible (CNMV and Banco de España) |
| Regulatory protection | Established registry and tax framework | Providers must be authorized under MiCA from 1 July 2026; the asset’s price is not protected |
A decision framework by situation
This is general information, not personal advice. These are the questions to settle before choosing either asset.
- Do you need the money within a few years? Volatility is the main hazard for any short horizon, and the regulators single it out for Bitcoin. Property’s costs of buying and selling also punish a short hold.
- Do you need recurring income? Only property offers it, and only if local rents cover your financing and costs. Estimate this from the AEAT regional data and current asking prices, remembering the data is from 2024.
- Do you plan to borrow? A mortgage on a rising market has worked in recent years, but it turns a fall in value into a larger loss on your capital. Never borrow against an asset whose price you cannot comfortably see halving.
- Could you tolerate a large drop without selling? If not, size any Bitcoin position so that a sharp fall does not alter your plans. The same goes for a leveraged flat.
- Do you want to live in the asset? Only property offers that, and it changes the comparison, since you are avoiding rent as well as seeking appreciation.
- Is this a substitute or an addition? The two carry different risks, which is the strongest argument for treating them as complements rather than as a “death and succession” story.
If you do hold Bitcoin: custody basics
The regulators’ key-loss warning is the one risk you control. Holding Bitcoin on an authorized provider means trusting that provider. Holding it yourself means you are responsible for the keys.
- Decide who holds the keys: an authorized provider (convenient, with counterparty risk) or you (self-custody, with sole responsibility).
- If you self-custody, a dedicated hardware wallet keeps keys off an internet-connected computer. It protects against theft and malware. It does nothing about price declines.
- Write the recovery phrase on durable material, never photograph it or store it in cloud notes, and keep at least one copy in a separate secure place.
- Test a recovery with a small amount before moving a large one.
- Make sure a trusted person can find and use the recovery information if something happens to you, without exposing it in the meantime.
Verdict on the slogan
“Dead” fails against the sales and price data, and “long live Bitcoin” fails as a verdict because nothing here shows Bitcoin outperforming Spanish property on a comparable basis, and Spain’s regulators stress its risks. What the evidence does support is narrower. Spanish housing is expensive and still rising. Rental data lags. Bitcoin carries volatility and custody risks that a flat does not. Which one suits you depends on your horizon, your need for income and access to cash, and how much loss you can absorb.
