How much contents insurance do I need?
The accessible official PDS says: “When you take out a contents policy, you must nominate the replacement value of your contents at today’s prices.” The PDS is hosted at a URL indicating an October 2023 document, and its current applicability has not been confirmed. Make an inventory of belongings and estimate replacement costs at current prices rather than relying on what you originally paid. A written inventory can help you work through the calculation and keep a record, but it is not a policy requirement or a substitute for the insurer’s guidance. Does contents insurance cover fixtures in a strata unit?
CHOICE’s listing says permanent fixtures are covered up to the sum insured, except items insured by the owners corporation or classed as common property. Whether a particular fixture falls into one of those categories depends on the applicable documents and the building’s arrangements. Check the strata building policy and the contents PDS; if they leave the boundary unclear, ask the strata manager or insurer to confirm responsibility in writing.

- Current wording: The accessible official PDS has an October 2023 URL date. The Capricornian’s product page points readers to the PDS for detailed terms, but the available page information does not confirm which wording governs a particular current policy. Obtain the current PDS, any SPDS and your schedule.
- Eligibility and location: The product is described for strata owners, but that label alone does not establish eligibility for every building or location.
- Policy-specific costs: CHOICE says, “We’ve scored this policy on cover only, because the insurer doesn’t share its price data.” Its listing therefore does not establish your premium or whether the policy is good value. Ask for a quote and check the excess and payment terms.
- Cover details: Confirm the insured events, waiting periods, exclusions, optional covers, valuables sub-limits, temporary accommodation conditions and liability terms against your documents.
