Stockland’s FY26 headline FFO growth and gearing were stronger on the reported figures; Vicinity Centres’ shopping-centre portfolio recorded higher occupancy and leasing spreads. Which is the better buy depends on whether you prefer Stockland’s mix of development and investment-management earnings or Vicinity’s greater focus on retail property—and what price you pay for either.
How Stockland and Vicinity Centres differ
Stockland (ASX: SGP) combines investment management with property development. Its FY26 results covered retail and logistics as well as masterplanned communities, land-lease communities and commercial development. That mix gives it several potential sources of earnings, but also exposes results to development activity and the timing of settlements.
Vicinity Centres (ASX: VCX) is more concentrated in retail property. Its investor materials describe a portfolio of 49 shopping centres and A$26 billion in retail assets under management. The focused model makes retail property performance central to the investment case, including tenant demand, centre operations and asset values.
FY26 figures at a glance
The table compares results for the year ended 30 June 2026. Stockland figures are from its FY26 results announcement and annual report. Vicinity’s cited financial figures are from a FY26 results presentation reproduced by a third party; confirm them against Vicinity’s official FY26 results package before relying on detailed comparisons. The issuers may define measures such as FFO, gearing and leasing spreads differently.

What the results say about growth
Stockland’s larger reported increase in headline FFO is notable, but it should not be read as a clean like-for-like forecast of recurring growth. The company attributed development FFO growth to higher settlement volumes and fee income. Development activity means results can reflect housing and community demand, as well as the timing and volume of settlements. Stockland’s investment-property operations are only part of its earnings mix.
Vicinity’s reported FFO rose from A$673.8 million in FY25 to A$700.1 million in FY26. Its more concentrated retail-property exposure makes centre trading, tenant health, leasing and property costs central to assessing the durability of its earnings. A proper growth comparison would also account for transactions, non-recurring items and each issuer’s FFO definitions; the headline totals alone do not show which business is growing faster on a per-security, repeatable basis.

How to assess income durability
Occupancy and leasing spreads offer useful snapshots of leasing conditions, not guarantees of future rent growth or distributions. To test income resilience, investors should also examine comparable net property income, tenant concentration, lease expiries, rent incentives, operating costs and capital spending. Those measures help explain whether occupied space is producing sustainable cash flow and what it costs to maintain or improve the portfolio.
Stockland’s stated payout ratio provides context for its distribution against FFO. Vicinity’s reported annual distribution amount is not enough to establish its coverage without a comparable payout measure, ideally including AFFO and the issuer’s reconciliation. Distribution per security is not yield: to compare yields, divide each annual distribution by its share price using prices from the same date, and say whether the calculation uses a historical or forecast distribution. A past distribution does not guarantee a future payment.

What the balance sheets do—and do not—show
Stockland reported lower gearing than Vicinity in the FY26 figures above and disclosed its liquidity, debt cost and maturity profile. That is relevant to funding resilience, but gearing alone is not a complete measure of risk. For a fair comparison, check both groups’ definitions and reporting dates alongside debt maturities, hedging, liquidity, credit ratings, development funding needs and any transactions after year end.
Shopping-centre earnings remain exposed to retail demand, tenant financial health, operating costs, asset valuations and capital requirements. Stockland adds development-related exposures, including settlement timing and demand for housing and communities. Neither profile is risk-free; they differ in where the main sensitivities sit.

Why valuation prevents a current buy verdict
The available figures do not establish matched, current market prices or comparable price-to-NTA and FFO multiples for SGP and VCX. A Stockland investor page showed A$4.14, but there is no corresponding Vicinity quote from the same date and market close. That unmatched price cannot support a yield or relative-value comparison.

- Distribution yield: annual distribution per security divided by the security price. Label it historical or forecast, and use the same approach for both stocks.
- Price to NTA: security price divided by NTA per security. Treat the result as a comparison with an accounting valuation estimate, not proof that a security is cheap or expensive.
- Price to FFO per security: security price divided by FFO per security for the same period, with each issuer’s definitions and any relevant adjustments in view. Total FFO cannot substitute for this measure.
Then judge those valuations against the earnings outlook, development exposure, property and capital requirements, debt costs and your tolerance for income variability. A lower gearing figure or a larger distribution per security does not, by itself, make one stock the better value.
Which stock may suit which investor?
- Stockland may merit closer consideration if you want exposure to both property investment and development, and are comfortable with earnings that can be affected by settlement volumes and community demand. Its reported FY26 FFO growth and gearing are positives to investigate, not substitutes for a valuation.
- Vicinity may merit closer consideration if you want a more focused retail-property exposure and are comfortable with shopping-centre and tenant risks. Its reported occupancy and leasing spreads are useful operating indicators, but they do not alone establish future distribution cover or value.
