A useful checklist for a condensing steam turbine has four layers: pre-job controls, operator rounds, scheduled preventive maintenance, and outage or overhaul inspection. It must cover the turbine and rotor, bearings and vibration, main and control oil, valves and trips, drains and gland sealing, condenser vacuum, cooling-water conditions, air extraction, hotwell and condensate, instrumentation, and records. Use the checklist as a controlled work document, but take every limit, alarm setting, clearance, lubricant grade, and interval from the unit’s OEM manual, approved drawings, plant procedures, and applicable API/ASME requirements.
The procedure below separates those layers, shows how to investigate condenser performance, and defines the tests and records needed to return a unit to service safely.

What a condensing-turbine checklist must control
A condensing turbine exhausts steam into a surface condenser. The condenser transfers exhaust heat to cooling water while operating under a maintained vacuum, as described in the U.S. Department of Energy Fundamentals Handbook. A problem anywhere in that chain can reduce output, raise exhaust pressure, stress the turbine, or damage auxiliaries. The checklist therefore has to join turbine work and condenser work rather than treating the condenser as a separate utility.
- Mechanical condition: casing, rotor, blades, shrouds, seals, couplings, foundations, supports, and accessible sliding surfaces.
- Bearings and dynamics: journal and thrust-bearing temperatures, clearances, shaft movement, vibration channels, runout, and evidence of rubs or overheating.
- Oil systems: main and control-oil level, pressure, temperature, pump status, filter differential pressure, cooler condition, and contamination or water.
- Steam admission and protection: stop, control, bypass, extraction, drain, and spray-water valves; governor operation; alarms; permissives; manual and automatic trips; and overspeed protection.
- Sealing and drainage: gland-seal pressure and leak-off, drain pots and traps, casing and steam-chest drains, labyrinths, and vacuum-breaker arrangements.
- Condenser and vacuum: vacuum, cooling-water flow and temperatures, tube cleanliness, air-removal equipment, water-box and tube-sheet condition, hotwell level, condensate pumps, and vacuum instrumentation.
- Evidence: readings, trends, photographs, inspection reports, test curves, nonconformance dispositions, work orders, responsible people, and close-out dates.
Generic checklists provide structure only. The approved OEM documents and plant engineering limits determine whether a reading is acceptable.

Set up the job before touching the unit
- Identify the work layer. Mark the job as an operating round, planned shutdown, minor inspection, or major outage. Use the acceptance criteria and sign-off route assigned to that layer; an operator observation is not a substitute for an overhaul inspection.
- Gather controlled documents. Have the current OEM manual, approved drawings and P&IDs, inspection-and-test plan, operating limits, plant isolation procedure, and applicable API/ASME requirements at the work area. Confirm revision status before recording results.
- Make the equipment safe. Apply the site procedure for isolation, lockout/tagout, depressurization, draining, cool-down, and confined-space entry. Verify zero-energy conditions and required atmospheric checks before opening equipment.
- Capture a pre-work baseline. Record turbine load, inlet and exhaust conditions, condenser vacuum, cooling-water inlet and outlet temperatures, every bearing temperature, each vibration channel, oil pressure and temperature, gland-steam conditions, and hotwell level. Include instrument identifiers and the time of each reading.
- Define acceptance and escalation. Write the applicable limit or approved temporary limit on the work package. Assign an owner for each abnormal result and a due date for closure before work begins.
Operator rounds: every shift or daily
Rounds are intended to detect change early without disassembling the machine. Use the same measurement points and instruments each time so that a trend is meaningful.
Walk-around condition
- Look and listen for steam, oil, water, or air leaks; abnormal noise; loose supports; hot spots; and unusual odors.
- Check visible pipe supports, guards, foundations, coupling areas, and accessible sliding points for movement, looseness, or rubbing.
- Note any change from the established sound, temperature, or leakage pattern and open a work order rather than relying on memory.
Bearings, shaft and vibration
- Record each journal- and thrust-bearing temperature and every installed vibration channel.
- Compare readings with the unit baseline and recent trend, not just an alarm threshold. A gradual increase can require engineering review even when an alarm has not actuated.
- Flag a step change, a new frequency component, unexplained shaft movement, or a temperature difference between comparable bearings for engineering evaluation.
Main and control oil
- Check reservoir level, main-oil pressure and temperature, control-oil pressure, running and standby pump status, filter differential pressure, and cooler condition.
- Inspect sight glasses, drains, and accessible piping for visible water, sludge, foam, or other contamination.
- Record any low level, rising filter differential pressure, cooler restriction, or pump changeover and link it to a work-order reference.
Steam admission, drains and gland sealing
- Verify stop, control, bypass, and exhaust-line valve indications. Investigate sluggish travel, leakage, disagreement between command and feedback, or an unexpected position.
- Confirm gland-seal steam pressure and control response, leak-off behavior, drain-pot levels, and trap operation.
- Check casing and steam-chest drains against the required operating condition; a drain left open or closed contrary to the procedure can create a serious thermal or moisture problem.
Condenser, vacuum and hotwell
- Log condenser vacuum, cooling-water inlet and outlet temperatures, air-ejector or vacuum-pump status, air-removal performance, and hotwell level.
- Compare the readings with the OEM condenser performance curve and the current ambient and cooling-water conditions. Do not compare a hot day’s result with a cool-weather baseline without recording the conditions.
- Confirm condensate-pump operation and hotwell instrumentation, and investigate an unexplained level change rather than simply adjusting a control setpoint.
Round documentation
Each entry should include timestamp, instrument or channel, operator, observed value or condition, action taken, and work-order reference. A checklist that cannot identify who saw a change and what happened next is not a controlled record.

Weekly or monthly preventive maintenance
Schedule these tasks at the interval approved by the OEM, oil supplier, and plant reliability program. The calendar frequency is a planning layer; the equipment-specific interval takes precedence.
- Inspect the turbine exterior, auxiliary equipment, pipe supports, foundations, couplings, guards, and accessible sliding surfaces.
- Lubricate only specified points with the specified lubricant. Clean governor and linkage components only where the OEM procedure permits it; do not introduce solvent or lubricant into protected mechanisms.
- Inspect the oil reservoir for sludge or water, check strainers and filters, and send oil for analysis at the interval defined by the oil supplier or OEM.
- Exercise and test the governor, automatic trip, overspeed protection, vacuum breakers, emergency-oil arrangements, alarms, and permissives under an approved test procedure.
- Inspect drains, traps, leak-off lines, gland-seal equipment, ejectors or vacuum pumps, condensate pumps, and hotwell instrumentation.
- Trend condenser vacuum and heat-transfer approach. Deterioration requires a cause investigation; resetting an alarm without finding the cause removes an early warning without restoring performance.
Condenser vacuum and air in-leakage checks
Vacuum is a performance indicator and a diagnostic signal. There is no universal condensing-turbine vacuum target that can be applied safely to every machine. Use the OEM performance curve and account for cooling-water temperature, flow, cleanliness, turbine load, and the accuracy of the vacuum instruments.

Establish whether the reading is real
- Compare the installed vacuum indication with an independent calibrated instrument or the plant’s approved reference measurement.
- Record turbine load, exhaust conditions, cooling-water inlet and outlet temperatures, flow or differential pressure, hotwell level, and air-ejector or vacuum-pump status at the same time.
- Check for a transmitter, impulse-line, isolation-valve, or calibration problem before changing operating settings.
Check cooling-water heat transfer
- Verify inlet and outlet temperatures and the available flow.
- Inspect water-side tube surfaces for scale, biological growth, and debris fouling. Clean with the condenser manufacturer’s approved method.
- During an outage, examine tube sheets, water boxes, expansion joints, and water-box integrity. Document tube plugging or repair decisions.
Check non-condensable removal
- Confirm motive conditions, drains, isolation valves, and operating status for air ejectors or vacuum pumps.
- Verify that air-removal capacity and control response match the approved operating procedure.
- Inspect gland-seal operation and leak-off paths because poorly controlled seals can admit air or overload the exhaust system.
Treat vacuum decay as a diagnostic event
An unexplained vacuum decline can result from air in-leakage, water leakage, tube plugging, fouling, cooling-water temperature or flow changes, or instrumentation error. Investigate each plausible path and record the evidence. A condenser in-service inspection program should identify the leakage source, repair method, cause, post-repair test, and preventive action; those elements are also called for in Nuclear Regulatory Commission guidance.
Planned outage and overhaul inspection
Outage scope should be approved in the inspection-and-test plan and expanded when operating trends, inspection findings, or nonconformances justify it. API inspection guidance for steam turbines identifies the following possible activities:

How to handle an abnormal result
- Preserve the evidence. Record the value, channel, time, load, cooling-water conditions, instrument used, and the operator’s observation.
- Compare intelligently. Check the established baseline, recent trend, OEM curve, and current operating conditions. A single number without context is weak evidence.
- Protect the machine. Follow the plant alarm, trip, operating-limit, and emergency procedure. Do not defeat a protection function or silence an alarm by changing a setpoint without authorization.
- Assign ownership. Name the responsible person or discipline, create a work-order reference, and set a close-out date.
- Verify the correction. Perform the specified leak test, calibration, functional trip test, vacuum test, oil analysis, inspection, or mechanical-run test.
- Close the loop. Document the cause, repair, post-repair result, and any preventive action. If the limit is temporarily changed, record the engineering approval and review date.
This traceability is especially important for recurring vibration, oil contamination, valve leakage, and condenser vacuum decline: the trend and the response are part of the maintenance result.
Limits, standards and local approval
Use OEM limits for clearances, alarm settings, vibration, bearing temperatures, oil properties, gland-seal pressure, vacuum performance, and inspection intervals. Use approved plant procedures for isolation, testing, and release to service. API 611 and API 612 provide relevant steam-turbine inspection and testing guidance, while applicable ASME requirements may govern particular pressure-boundary or examination activities. Because editions and contract requirements change, verify the current documents and the edition named by the project or site.
