For a home, alternatives to conventional softwood lumber fall into two different groups: non-wood construction systems such as cold-formed steel, masonry, concrete and structural insulated panels (SIPs), and engineered wood products that replace sawn lumber in specific structural roles. The right choice depends on whether you are framing a wall, spanning a floor, specifying a beam, selecting sheathing or designing an entire building.
The 2024 International Residential Code (IRC) lists wood framing, cold-formed steel framing, masonry, concrete and SIPs as wall-construction types. It is a model code, however, not proof that the same edition or requirements apply where you live. Confirm local adoption, amendments and the project’s approval path before choosing a system.

First decide what you are replacing
“Wood framing” can mean a wall’s studs, floor joists, a beam, structural sheathing or the building’s complete structural system. These are different design decisions. A material that can replace a solid-sawn beam is not automatically a substitute for a whole wall assembly, and a wall system is not a drop-in replacement for every floor or roof member.

Start with the structural role, loads and spans, then compare complete assemblies. The relevant questions include structural design and connections; the locally accepted code path; thermal and moisture detailing; fire and acoustic requirements; retrofit sequencing; and whether qualified installers and materials are available for the project.

- Quality Construction Material: Made from beautiful, quality Douglas Fir wood - only the best for woodworkers and DIYers. These boards are cut and prepared in the USA
- Sustainably Sourced: All of our wood comes from sustainable forests, ensuring that every tree is replaced and regrown for future generations
Non-wood systems for walls and whole assemblies
Chapter 6 of the 2024 International Residential Code identifies wood-framed, cold-formed-steel-framed, masonry, concrete and structural insulated panel (SIP) wall construction. That is a code classification, not a recommendation that each option suits every site or renovation.
Cold-formed steel framing
Steel framing is a distinct framing system, with its own member connections and assembly detailing. Compare a designed wall—not just the price or availability of metal studs—including its structural connections and thermal details. For a retrofit, check how the proposed system fits existing floors, roofs, openings and finishes. If selecting fasteners, use the framing system’s specifications; a general accessory search such as “metal stud framing screws” does not establish which screw is appropriate.

Masonry and concrete
Masonry and concrete can form structural walls, but they involve different design and construction requirements from light wood framing. They should be evaluated as systems, including their connections, openings, thermal and moisture details, and fit with the existing structure in a renovation. Their recognition in the IRC does not make them interchangeable with individual sawn-lumber members.
Structural insulated panels
SIPs are a panel-based wall construction option. Review the panel specifications, openings, connections and applicable code path for the actual design. A panel system’s performance depends on how the complete assembly is designed and built, not simply on the fact that it replaces a conventionally framed wall.

Engineered wood: a lumber substitute, not a non-wood alternative
Engineered wood products remain wood-based. APA describes them as products made by combining strands, veneers, lumber or other wood fiber with moisture-resistant adhesives. Its Engineered Wood Construction Guide covers structural panels, glulam, cross-laminated timber (CLT), I-joists and structural composite lumber (SCL). SCL includes laminated veneer lumber (LVL), parallel strand lumber (PSL), laminated strand lumber (LSL) and oriented strand lumber (OSL), as described in APA’s Structural Composite Lumber material.
These products can replace solid-sawn lumber in selected applications, such as beams, joists or panels, subject to their product specifications and design. The 2024 IRC references standards for some products, including ASTM D5456 for structural-composite-lumber capacities and ANSI/APA PRG 320 for CLT. Check the locally adopted code and the product documentation rather than assuming any engineered product is automatically approved for a particular use. The APA guide page notes a 2016 revision with 2023 errata.

Hybrid systems combine materials by role
A project need not choose one material for every component. Wood, steel and other systems may be combined where the design calls for different structural roles. HUD’s Hybrid Wood and Steel Details—Builder’s Guide (2008) covers hybrid details and alternatives to solid-sawn lumber. Treat it as background: confirm that any detail remains suitable under current design requirements and locally adopted codes.

- Define the scope. Identify the component or assembly being changed—such as a wall, floor joist, beam, sheathing layer or whole building—and whether the work is new construction or a retrofit.
- Set the design requirements. Establish loads, spans, openings and connections with a qualified designer. Compare options that can perform the same structural function.
- Check the approval path. Ask the local building department which code edition and amendments apply, and what product standards or other documentation the proposed system needs.
- Compare assembly performance. Evaluate thermal, moisture, fire and acoustic requirements for the full assembly, not an isolated material.
- Check construction fit. Verify sequencing, existing-condition constraints, installer familiarity and regional supply with the project’s design and construction team.
- Request comparable estimates. Ask suppliers and qualified contractors to price the same scope, specifications and assembly. A material-only price is not an installed-cost comparison.
Cost, availability and environmental comparisons
Current installed-cost and stock comparisons are not established here; both depend on location, scope and assembly. Obtain local estimates on a like-for-like basis rather than treating a quoted material price as the cost of a completed system.

Environmental comparisons also depend on what is being compared and how the assessment is bounded. NIST’s 2017 BEES 3.0 technical manual describes life-cycle assessment spanning raw-material acquisition, manufacturing, transport, installation, use and waste management. Its publication describes a method and product data; it is not a current local price list or a universal ranking of construction systems.
A 2024 study in Building and Environment modeled multi-story residential buildings. In its cradle-to-grave A–C comparison, modeled mass-timber buildings had an estimated 39–51% lower global warming potential (GWP) than functionally equivalent reinforced-concrete buildings and 28–34% lower GWP than structural-steel buildings. When the study included module D accounting for biogenic carbon and recyclability, the reported reductions were 81–94% versus concrete and 76–91% versus steel. These figures describe those modeled buildings and study boundaries, not a universal material property or a result that can be transferred directly to a detached house. The WoodWorks Return to Form comparison likewise examines particular mass-timber, cold-formed-steel and concrete projects; read its assumptions before applying its results elsewhere.
Quick Recap
Code and project checks before committing
- Verify which residential code edition and local amendments your jurisdiction has adopted; the 2024 IRC is a model code.
- Confirm the proposed system’s structural design, product documentation and required standards for its intended use.
- Review the complete assembly for thermal, moisture, fire and acoustic requirements, along with connections and openings.
- For renovations, have a qualified professional assess existing conditions, sequencing and how new work connects to the structure.
- Get local advice on product supply, installer experience and costs using the same project scope for each option.
