Smart home upgrades are not shown to sell a house on their own, but some visible exterior projects carry strong reported cost recovery in a national annual report. The most useful exterior candidates are garage doors, entry doors, and siding or veneer, and the lowest-cost options are painting an intact door and cleaning the exterior. Those figures are national estimates, not forecasts for your house, and the sources behind them do not compare exterior work directly with smart-home projects.
What the reported figures actually measure
Most of the numbers that circulate for home improvements come from the Journal of Light Construction’s annual Cost vs. Value Report. Zillow summarizes that report in its home-improvement guide. Each project is modeled with a typical cost and an estimated resale value, and the result is expressed as a percentage: the share of the project cost the report estimates would be recovered at sale. A figure above 100% means the report’s model expects the added value to exceed the cost. A figure below 100% means only part of the cost is expected to come back.

Three limits matter before you use any of these numbers. First, they are estimates for a typical project in a national model, not a guarantee for your home. Second, they describe a project as modeled, which may not match your scope, materials, or local labor costs. Third, the Journal of Light Construction publishes this report annually, so confirm whether a newer edition has appeared before you quote the 2025 values.

Exterior projects with the highest reported cost recovery
The table below lists the 2025 national estimates for six exterior projects, as summarized by Zillow from the Journal of Light Construction’s 2025 Cost vs. Value Report. Use them to compare categories within that single report, not as a ranking that applies to every market.

Two readings are common and both are wrong. The first is that the top figure is a reliable return you can bank on. The report is an average across modeled projects, and a 349.3% estimate for a garage door says nothing about whether your particular door, buyer pool, or neighborhood will reward the same spend. The second is that anything under 100% is a bad investment. A project can be worth doing when a door or siding is failing, even if the report does not expect the full cost to come back.
The front-door color finding
Zillow’s home-improvement guide also cites a 2022 Zillow study in which buyers preferred black front doors to gray ones. The study associated black doors with an estimated $6,450 higher offer. That is a finding about buyer preference in the study’s data, not a promise that painting a door black will add that amount to your sale. The result also depends on the door, the house style, and the surrounding color palette, none of which the figure controls for.

Lower-cost exterior work that makes a home look cared for
Not every useful exterior change requires new hardware or new materials. Zillow’s May 21, 2025 exterior guidance focuses on maintenance and curb appeal, and it points to three low-cost steps. The order below follows how most sellers should approach them.
- Check whether the existing exterior is sound. If a door, siding panel, or garage door is damaged, warped, or failing to operate, address function first. Decorative upgrades do not solve a defect a buyer will spot during inspection.
- Refresh an intact door. If the door is in good condition, painting or staining it can refresh the entry without replacement. This is the most direct low-cost alternative to a door replacement, and it is only a fit where the door material accepts paint or stain.
- Clean the exterior surfaces and walkways. Stains, grime, and cluttered walkways read as neglect in photos and during showings. Cleaning is inexpensive and can be done before the listing photos are taken.
Zillow also advises paying attention to the exterior image in the listing, since it is often the first view a buyer has of the home. If the front of the house photographs poorly, a buyer may not reach the interior at all.

Why smart-home upgrades are hard to compare
This article does not test whether smart-home upgrades affect sale prices, and the sources used here do not establish that they have no value. The closest evidence is Zillow’s 2025 feature analysis, which used sale records and listing data from more than 2 million homes listed for sale in 2024. That analysis reports associations between features and sale outcomes. Zillow expressly cautions that it did not isolate the return from installing individual features solely for resale, so it cannot tell you what a smart thermostat or video doorbell will add to one house.
The exterior figures are built on a different basis. They are cost-recovery estimates for defined projects in a national model. Because the two sources measure different things, a side-by-side ranking of smart-home and exterior spending would invent a comparison the evidence does not support.

How to decide for your own home
Use this sequence before committing money to any exterior project:
- Condition: Repair or replace what is failing or damaged. Treat a sound door or siding as a candidate for refreshing rather than replacing.
- Cost and scope: Get a local installation estimate and compare it with the national project cost behind the reported figure.
- Disruption: Factor in how long the work takes and whether it has to be finished before listing. Larger jobs such as siding carry more disruption than a door or paint project.
- Local buyer expectations: Look at what comparable listings in your area show on the exterior. A high-end entry may be expected in one neighborhood and unnecessary in another.
- Timing: Projects that can be finished and photographed before listing are worth more than projects that delay the sale.
Painting an entry door is the most accessible option in this list. It requires exterior-grade paint and basic painting supplies, and the result depends on the door material and its current condition. Replacing a garage or entry door is a larger decision that should start with a local estimate rather than a national percentage.

Limits of these figures
The percentages above come from a single national report for 2025. Zillow’s May 2025 exterior article cites older 2024 Cost vs. Value estimates, which are different figures. Do not combine the two years in one ranking, and label any figure you quote with its edition year. Local costs, project scope, and the condition of the existing exterior can change the outcome in any market.
Smart-home upgrades are not excluded from a sale. They are simply not measured in the same way, and the reported cost-recovery figures should not be read as a verdict on them.
