For a UK SME, a secured loan may fit when the business can pledge an asset and the written offer justifies the added risk. An unsecured loan avoids pledging business assets, but may cost more and can still require an owner or director’s personal guarantee. Neither type is automatically cheaper or easier to obtain: compare the full terms and whether repayments remain affordable if trading weakens.
What is the difference between a secured and an unsecured business loan?
A secured business loan is backed by an asset pledged to the lender. The British Business Bank says this may be an asset on the business balance sheet; property is common, and stocks and shares may also be used. A lender may accept security from a third party, such as a guarantee, instead of or alongside other security. The loan and security documents establish what is pledged and what the lender may enforce after default. British Business Bank: Business loans

An unsecured business loan does not use business assets as security. That distinction does not, by itself, protect an owner’s personal assets: a lender may still require a personal guarantee. The guarantee is a separate contractual commitment, and its scope depends on its terms. The British Business Bank explains the risks in its guide to personal guarantees for business borrowing.
How do the risks and costs compare?
| Factor | Secured loan | Unsecured loan |
|---|---|---|
| Business assets | An asset is pledged; understand what the lender can enforce if the business defaults. | Business assets are not pledged as loan security, but other contractual obligations may apply. |
| Personal guarantee | May be required; check whether it is in addition to asset security. | May be required despite the absence of business-asset security. |
| Interest and fees | Do not assume security guarantees a lower rate or lower total cost; compare the written offer. | Rates are typically higher according to British Business Bank guidance, but an individual offer may differ. |
| Default exposure | The lender may enforce its rights over pledged security under the contract. | A personal guarantee, if signed, may make an owner or director personally liable if the business defaults or becomes insolvent. |
British Business Bank guidance describes unsecured loans as typically having higher interest rates, not as invariably more expensive. Rates and fees vary by lending proposal. Compare the interest rate, arrangement and broker fees, other charges, and total repayments rather than treating a headline rate as the whole cost. Growth Guarantee Scheme FAQs

What should you check before choosing?
- Identify the security. Ask which business or third-party asset is being pledged, whether it is essential to operations, and what the security documents allow the lender to do after default.
- Read any personal guarantee separately. Check who gives it, its amount or cap, duration, triggers, and release terms. Do not infer personal protection from the word “unsecured.”
- Compare the complete cost. Set out the rate, all fees and charges, repayment schedule, and total amount payable for each offer. A scheme or security arrangement is not a promise of cheaper borrowing.
- Stress-test repayments. Consider the term, payment frequency, early repayment terms, existing debt, and a realistic downside case for trading. There is no universal affordability threshold in the cited guidance; the business should be able to afford the additional debt.
- Match the facility to the need. Compare the amount required and purpose—such as working capital or an asset purchase—and ask whether a term loan or another debt product is suitable.
- Check eligibility and availability. Lender criteria and product availability differ. Scheme access does not guarantee that a particular lender will offer finance.
What does the UK Growth Guarantee Scheme change?
The British Business Bank’s Growth Guarantee Scheme (GGS) supports access to debt finance through accredited lenders. Listed products include term loans, overdrafts, asset finance, invoice finance, and asset-based lending; not every accredited lender offers every product. Use the Bank’s current accredited-lender directory to check participating providers, while remembering accreditation is not an endorsement of an individual lender or offer.
The scheme page says the government-backed guarantee covers 70% for the lender, but the borrower remains fully liable for repaying the facility. Lenders may require personal guarantees under their normal commercial practices. The scheme FAQ says lenders cannot take the borrower’s principal private residence as security under GGS; that is a scheme-specific rule, not a general rule for all business loans. GGS FAQs

The Bank describes the scheme this way: “If a lender can offer a commercial loan on better terms, they will do so.” This describes how the scheme is intended to work; it does not mean GGS guarantees a lower rate, free borrowing, or approval. Fees and interest rates vary with the proposal, and lenders must pass on the economic benefit of the guarantee after scheme costs. Read the lender’s actual offer and fee terms.
On 12 July 2026, the British Business Bank reported an announced estimate of £6.5 billion in additional market lending capacity over four years, with an estimated 33,000 businesses to be helped. These are programme capacity and impact estimates, not lending already delivered or an entitlement for an individual applicant. The same update announced flexibility for term-loan and asset-finance facility terms up to ten years and an increase in annual turnover eligibility from £45 million to £54 million. At the time of that update, existing terms remained operational while the Bank worked with accredited lenders to implement enhancements. Check the current GGS page and lender for the terms actually available.

What if the business is at an early stage?
For some eligible individuals starting or growing a business, the British Business Bank’s Start Up Loans programme may be an alternative to company borrowing secured against business assets. The Bank describes these as personal loans, so the borrower—not merely the company—is liable. Its guidance lists loans of £500 to £25,000, repaid over one to five years, at a fixed 7.5% annual interest rate; confirm current terms and eligibility on the official Start Up Loans programme site. This is a different form of borrowing, not an unsecured company loan.
