For tech workers, housing is the clearest cost difference between Seattle and Bellevue. The City of Bellevue’s 2025 analysis says Bellevue’s typical home cost about twice as much as in the Seattle metropolitan statistical area (MSA), even though Bellevue’s 2023 median household income was about 40% higher. That comparison is about home prices and household income—not a rent comparison or a guaranteed salary advantage. Both cities are in Washington, which has no personal income tax; your actual affordability depends on your home, job location, compensation and commute.

Is Bellevue more expensive than Seattle?

For buying a home, Bellevue’s city-published 2025 analysis points to a substantial premium: it says Bellevue’s typical home cost about twice as much as in the Seattle MSA. The report also puts Bellevue’s typical home price at about $1.6 million in 2025, after an increase of about 60% from 2020 to 2025. These are estimates of typical home prices, not rental rates or promises about what a particular property will sell for. City of Bellevue, 2025 Data Analysis and Community Engagement Report.

The same report says Bellevue’s median household income in 2023 was about 40% higher than the Seattle MSA’s. That is useful context, but it does not mean a tech worker’s pay will be 40% higher in Bellevue, nor that the higher household income offsets the home-price difference. The comparison is between Bellevue city and a metro-wide Seattle benchmark, not a controlled comparison of two equivalent households.

Renters need a different comparison

The city report says rent grew more slowly than home prices during the period it examined, potentially because of substantial multifamily development. It does not establish current, comparable rents in Seattle and Bellevue by unit size or neighborhood. For a rental decision, compare current listings for similar apartments, lease terms and included costs near the actual workplaces; do not apply the home-price gap to rent.

What regional living-cost figures can—and cannot—tell you

The U.S. Bureau of Labor Statistics (BLS) reports average annual expenditures for consumer units in the Seattle metro area, which includes Seattle, Bellevue and other locations. In the 2023–24 expenditure period, the metro average was $109,460, including $37,970 for housing. The national averages were $77,907 total and $25,853 for housing. These figures show that the region has a higher average spending profile than the country overall, but they are not budgets for a Seattle resident and a Bellevue resident with the same household and housing situation.

Average annual expenditure Seattle metro area United States
Total $109,460 $77,907
Housing $37,970 $25,853
Transportation $16,452 $13,278
Food $13,648 $10,077
Healthcare $6,750 $6,195

All figures are BLS averages for the 2023–24 expenditure period, published in the September 2026 Seattle Area Economic Summary. A consumer unit is not necessarily a single person, and these metro-wide averages should not be treated as a personal spending forecast.

Does tech pay make Bellevue more affordable?

BLS wage estimates provide regional context, not a Seattle-versus-Bellevue pay comparison. For May 2025, mean hourly wages in the Seattle-Tacoma-Bellevue metropolitan area were $97.72 for computer and information research scientists and $84.09 for software developers. The corresponding U.S. means were $74.00 and $71.20. These are occupational averages across the metro area; they do not predict an individual offer, total compensation, equity value or take-home pay.

Do Seattle and Bellevue have different income taxes?

No state personal income tax advantage separates the two cities: both are in Washington. Bellevue’s economic-development page lists “No personal income tax” among the state’s tax-system features. It also describes property taxes and a business-and-occupation tax based on gross receipts; the page is not a household tax calculator, so it does not determine a worker’s complete tax bill. See the City of Bellevue’s Why Bellevue? page.

For a personal comparison, account for your housing tenure and property-tax exposure as well as any other taxes or fees that apply to your circumstances. Do not treat the absence of state personal income tax as evidence that every tax or household cost is identical.

How much does the commute change the calculation?

Commute costs depend on the home address, worksite, schedule and travel mode—not just which city name is on your address. Bellevue says its Transit Center serves more than 20 frequent regional transit routes and describes the Link light rail 2 Line as connecting the Eastside to Seattle, with cross-Lake Washington service beginning in 2026. That can be useful for workers whose trips fit the network, but it does not establish a particular door-to-door travel time, fare or parking cost. Transit details are on the City of Bellevue’s Why Bellevue? page.

Before choosing between a lower housing cost and a more convenient location, compare the specific trip you would make. Check travel time and service for your likely commute, then include transit fares, parking, driving costs and how often you need to travel to the worksite.

A practical Seattle-versus-Bellevue affordability check

  1. Set the household baseline. Decide whether you are renting or buying, what size home you need and which neighborhoods are realistic for the people who will live there.
  2. Compare equivalent housing. Use current listings for similar homes and record rent or purchase price, recurring fees and other relevant costs. The city report’s home-price comparison does not supply a current, unit-by-unit rent gap.
  3. Use your own compensation. Compare actual offers or current pay, including the parts of total compensation you can reasonably count on. Regional BLS means are context, not an individual salary estimate.
  4. Price the commute from the door to the worksite. Check likely travel times, service, fares, parking and driving costs for your schedule and attendance pattern.
  5. Include household-specific taxes and expenses. Consider property-tax exposure if buying and other costs that differ for your situation; the city’s economic-development summary is not a complete tax estimate.
  6. Keep benchmarks in their lane. Bellevue’s 2025 Area Median Income (AMI) figure—$157,100 for a four-person household—is a regional affordability benchmark, not a tech-worker salary or an estimate of what a household earns. The city’s Affordable Housing Strategy 2026–2032 provides that context.

There is no evidence-backed universal percentage for how much more it costs to live in Bellevue than Seattle across all households. The available figures do not supply a current, apples-to-apples city rent comparison or a matched total-cost model by household, occupation and commute. Build the decision from equivalent homes and your own work and travel details rather than combining metro averages into a city-level verdict.
