Rocket combines direct-to-consumer and banker-assisted lending with wholesale, enterprise and correspondent channels, plus a large servicing and homeownership ecosystem. UWM originates exclusively through independent mortgage brokers. That distribution difference affects customer acquisition, margins, technology, servicing and risk. The available company filings and releases do not establish which stock is better at current prices: a defensible investment verdict requires synchronized prices, diluted share counts and like-for-like valuation measures.
Rocket Companies vs. UWM Holdings at a glance
Both companies originate mortgages, sell most newly originated loans into the secondary market and can retain mortgage servicing rights (MSRs). Both therefore earn money from loan production and servicing, while fair-value changes in MSRs and related instruments can make quarterly GAAP earnings volatile. The crucial difference is how each reaches the borrower.

| Axis | Rocket Companies | UWM Holdings |
|---|---|---|
| Primary distribution | Direct-to-consumer and banker-assisted Rocket Mortgage, Rocket Pro wholesale, enterprise partnerships and correspondent purchases | Wholesale-only; independent mortgage brokers arrange the borrower relationship |
| Mortgage scope | Originations, servicing and adjacent businesses in real estate and personal finance | Wholesale mortgage origination, servicing and related interest income |
| Q2 2026 mortgage volume | $49.1 billion total closed volume | $39.7 billion originations |
| Q2 2026 reported earnings | $2.784 billion net revenue and $229 million GAAP net income | $451.9 million net loss; adjusted EBITDA was $185.9 million |
| Servicing scale disclosed for June 30, 2026 | $2.0 trillion servicing-portfolio UPB and 9.1 million loans serviced | Retains MSRs on most production, but may sell MSRs opportunistically; a comparable UPB figure is not stated in the cited Q2 filing |
These figures have different accounting scopes and should not be treated as a simple scorecard. Rocket’s “net revenue” and UWM’s revenue are not interchangeable labels, and Rocket’s consolidated closed volume includes multiple channels.

Rocket’s multi-channel model
Rocket describes itself as a Detroit-based fintech company spanning mortgage, real estate and personal finance. Rocket Mortgage serves borrowers directly through digital tools and banker assistance. Rocket Pro adds a wholesale channel for mortgage brokers, while enterprise partnerships and correspondent purchases extend distribution to third-party originators. The company also operates or owns adjacent businesses including Redfin, Rocket Close (formerly Amrock), Rocket Money and Rocket Loans.
#1 Best Overall
That mix gives Rocket several routes to the same housing transaction, but it also makes consolidated results harder to interpret. Direct-to-consumer economics generally include borrower acquisition and conversion costs; wholesale and correspondent channels depend more on partner relationships, pricing and loan-purchase execution. A consolidated margin can therefore move when channel mix changes even if an individual channel’s execution is stable.
Rocket completed its Redfin acquisition on July 1, 2025 and its Mr. Cooper acquisition on October 1, 2025. Those transactions broadened the platform and changed the assets, expenses and reporting comparisons that appear in later periods. An analyst should identify acquired contributions, integration costs, debt and share-count changes in subsequent filings rather than comparing a pre-acquisition quarter with a post-acquisition quarter as if the businesses were unchanged.
UWM’s broker-only model
UWM Holdings is the publicly traded indirect parent of United Wholesale Mortgage. Independent mortgage brokers source and advise the borrower; UWM performs the origination, processing and underwriting work. UWM primarily originates conforming and government loans in all 50 states and Washington, D.C.
The model concentrates on broker scale, pricing, technology and operational speed instead of building a direct consumer brand. UWM reported that approximately 90% of its FY2025 originations were sold to Fannie Mae, Freddie Mac or transferred into Ginnie Mae pools. Most production MSRs were retained in its 2025 annual filing, although management says MSRs may be sold when market conditions make that attractive.
UWM identifies three origination-business revenue components:
Rank #2
- Comes with secure packaging
- Easy to read text
- It can be a gift option
- Loan production income: gains or losses on originated loans and related instruments, fees and MSR capitalization.
- Loan servicing income: contractual servicing fees and ancillary revenues.
- Interest income: income associated with loans and funding activities.
Production income and MSR values depend on rates, loan-sale pricing, prepayment assumptions and other fair-value inputs. A quarter’s reported profit can therefore reflect valuation movements as well as the cash economics of loans closed and sold.
Mortgage servicing: the metric most likely to be misunderstood
Servicing is an ongoing contractual activity: the servicer collects borrower payments, handles escrow and customer service, and passes principal and interest to investors. The right to receive servicing compensation is an MSR. Companies can sell the asset while retaining subservicing or recapture arrangements, so “servicing portfolio,” “MSRs owned,” “servicing revenue” and “loans serviced” are different measures.
Rocket’s servicing disclosures
Rocket reported a $2.1 trillion servicing portfolio at December 31, 2025 and a 97% annual net client retention rate for that date. Its Q2 2026 release reported a $2.0 trillion servicing portfolio UPB and 9.1 million serviced loans at June 30, 2026.
Rocket also disclosed $53 billion of Q2 MSR sales that generated $795 million in cash proceeds. It retained subservicing and recapture services on nearly 80% of the MSRs represented by those sales. The transaction illustrates why owned MSR balances cannot be inferred from the UPB serviced: Rocket can dispose of an MSR asset and still participate in servicing or future refinance and purchase recapture economics.
UWM’s servicing disclosures
UWM says it retained MSRs on most of its production in the FY2025 annual filing, while reserving the option to sell MSRs opportunistically. The cited Q2 2026 filing explains servicing income and valuation exposure but does not provide a directly matched servicing-UPB figure for comparison with Rocket’s $2.0 trillion. A fair comparison should therefore list each company’s MSRs owned, MSRs sold, servicing revenue, subservicing rights and serviced UPB separately.
Matched operating results
The latest figures below are useful only when their period and definition are kept with the number. Rocket’s Q2 2026 release and UWM’s Q2 2026 Form 10-Q are aligned by quarter; UWM’s FY2025 figures are annual and should not be ranked directly against Rocket’s quarterly results.
| Measure | Rocket Q2 2026 | UWM Q2 2026 |
|---|---|---|
| Revenue measure | Net revenue: $2.784 billion; adjusted revenue: $2.761 billion (company-defined non-GAAP measure) | Revenue components include loan production, servicing and interest income; the cited filing reports a quarterly net loss rather than a directly comparable “net revenue” presentation |
| GAAP net income | $229 million | Net loss of $451.9 million, versus net income of $314.5 million in Q2 2025 |
| Adjusted earnings measure | Adjusted net income: $441 million; adjusted EBITDA: $766 million (company-defined non-GAAP measures) | Adjusted EBITDA: $185.9 million, versus $195.7 million in Q2 2025 |
| Originations or closed volume | $49.1 billion total closed mortgage volume | $39.7 billion originations, essentially flat year over year |
Rocket’s Q2 2026 total closed volume comprised $28.1 billion direct-to-consumer volume at a 4.13% gain-on-sale margin, $11.1 billion Rocket Pro volume at 0.69%, and $10.0 billion correspondent volume at 0.19%. The consolidated gain-on-sale margin was 2.48%. A channel margin should not be compared with another company’s consolidated margin without matching the definition and mix.
Rocket guided to Q3 2026 adjusted revenue of $2.5 billion to $2.7 billion. This is management guidance and an adjusted measure, not a GAAP forecast.
UWM’s annual and fourth-quarter baseline
UWM reported FY2025 originations of $163.4 billion, revenue of $3.2 billion, GAAP net income of $244.0 million and adjusted EBITDA of $697.3 million. For Q4 2025, it reported $49.6 billion of originations, $945.2 million of revenue, $164.5 million of net income and $232.8 million of adjusted EBITDA. Total equity was $1.6 billion at December 31, 2025.
Those annual and fourth-quarter numbers provide scale and cyclicality context, but they do not answer whether UWM or Rocket is cheaper today. The periods, acquired businesses, share counts and valuation dates must be synchronized first.

Why GAAP and adjusted results can diverge
Mortgage companies mark certain loans, derivatives and MSRs to fair value. Changes in interest rates alter expected prepayments, discount rates and loan-sale economics, which can produce gains or losses before the related cash is realized. A large GAAP loss can therefore coexist with positive adjusted EBITDA, while a GAAP profit can include favorable valuation marks that may reverse.
Rocket’s Q2 2026 release reported $229 million GAAP net income versus $441 million adjusted net income and $766 million adjusted EBITDA. UWM’s Q2 2026 filing reported a $451.9 million GAAP net loss and $185.9 million adjusted EBITDA. The adjusted figures are company-defined non-GAAP measures; read each reconciliation before treating them as evidence of superior underlying performance.
For UWM, loan-sale, servicing and interest income are explicitly separate components. For Rocket, the broader platform and recent acquisitions add further consolidation effects. A useful earnings-quality review asks which portion came from production margins, servicing fees, MSR marks, hedging, acquisition accounting and one-time integration items.
Funding, liquidity and capital questions
Mortgage originators typically fund closed loans with warehouse facilities until the loans are sold or securitized. UWM’s Q2 2026 filing says warehouse facilities fund most closed loans and that the company averages 2% to 3% of funding from its own funds, except when it self-warehouses. This structure limits the cash tied up per loan but leaves the company dependent on warehouse capacity, collateral values, lenders and secondary-market access.

How to compare the stocks without creating a false winner
- Fix the valuation date. Record each stock’s closing price on the same date. Mortgage earnings and MSR values can change quickly, so an undated multiple is not reproducible.
- Use diluted shares from the same period. Basic shares, diluted shares, exchangeable interests and acquisition-related issuance can produce materially different market-capitalization figures.
- Match the reporting period. Compare Rocket Q2 2026 with UWM Q2 2026, or compare both companies’ full-year 2025 results. Do not compare Rocket’s quarter with UWM’s fiscal year.
- Separate GAAP from non-GAAP. Show GAAP revenue and net income first, then present adjusted revenue, adjusted net income or adjusted EBITDA with the company’s reconciliation and definition.
- Normalize mortgage earnings. Identify production volume, gain-on-sale margin, servicing income, MSR fair-value changes, hedging and unusual items. A single quarter may be distorted by rate moves or prepayment assumptions.
- Decompose servicing. Record serviced UPB, loans serviced, MSRs owned, MSRs sold, servicing revenue and retained subservicing or recapture rights as separate rows.
- Adjust for acquisitions. For Rocket, track Redfin and Mr. Cooper contributions, integration costs, debt and share issuance after the July 1 and October 1, 2025 closing dates.
- Choose a valuation metric that fits the business. Possible measures include price-to-book, normalized earnings, free cash flow, servicing cash yield or enterprise value to normalized EBITDA. Each requires consistent definitions and a dated share count.
- Read the filings behind the releases. Rocket’s Q2 release and UWM’s management releases summarize results; the SEC filings contain full statements, risk factors, fair-value detail and non-GAAP reconciliations.
Advantages and trade-offs of each model
What Rocket’s model can offer
- Multiple acquisition channels, including direct consumer, broker, enterprise and correspondent distribution.
- A large servicing base that can generate contractual fees and support client retention and recapture.
- Cross-business reach through real estate and personal-finance assets.
- Direct-to-consumer volume with a reported Q2 2026 gain-on-sale margin of 4.13%, alongside lower-margin partner channels.
The trade-offs are channel complexity, integration execution after major acquisitions and exposure to direct-marketing costs, partner economics and MSR valuation changes.
What UWM’s model can offer
- A focused wholesale platform that lets independent brokers own the borrower relationship.
- Large production scale: $163.4 billion of FY2025 originations and $39.7 billion in Q2 2026.
- Operational concentration in conforming and government loans across all 50 states and Washington, D.C.
- Servicing income and potential recapture from retained MSRs, with the flexibility to sell MSRs opportunistically.
The trade-offs are dependence on the broker channel, warehouse and secondary-market access, competitive wholesale pricing and fair-value sensitivity in production and servicing assets.
Management claims should remain claims
Rocket CEO Varun Krishna said in the company’s August 6, 2026 Q2 results release, “Markets change. Systems endure.” That is management’s characterization of the platform, not independent evidence that systems will produce superior shareholder returns.
Recommended Free Tools
UWM Chairman, Chief Executive Officer and President Mat Ishbia said in the February 25, 2026 FY2025 results release that the company has “incredible scale, a low-cost model” and a vision of a “closed-loop platform” involving in-house servicing, the BILT partnership and a pending Two Harbors acquisition. The statement should be read as management’s strategy description; the cited material does not establish the outcome of that vision or the completion and financial effect of every referenced transaction.
Which stock is better?
There is no supported answer from the operating figures alone. Rocket has broader distribution, a larger disclosed servicing portfolio and more adjacent businesses. UWM has a concentrated broker-only model, substantial wholesale volume and a different cost and revenue structure. Rocket’s Q2 2026 GAAP profit cannot be ranked directly against UWM’s Q2 loss without examining fair-value movements, channel mix and accounting adjustments.
To decide between the shares, an investor still needs current market prices, diluted share counts, a consistent valuation date, normalized earnings or cash-flow estimates, balance-sheet data and an assessment of rate, prepayment, housing-volume and funding risks. Until those inputs are aligned, saying one is the “better stock” would overstate what the reported numbers demonstrate.
