Neither renting nor buying is always cheaper in Spain. Buying can build equity and provide stability, but it takes substantial cash upfront and brings taxes, financing costs and responsibility for repairs. Renting avoids purchase taxes and is usually easier to leave, but rent can absorb a large share of household income. Compare a similar home in the same area using your actual mortgage offer, regional taxes, likely ownership costs and expected time in the property.
What to compare before deciding
A useful comparison is between two real options: a home you could buy and a similar home you could rent in the same neighbourhood, with comparable size and condition. National averages cannot tell you whether one choice works for your household. Your region, mortgage terms, rent, property condition and likely length of stay all affect the result.

Compare cash flows over the period you realistically expect to live there. For buying, estimate the deposit, purchase taxes, other transaction costs, mortgage interest, owner charges and maintenance, then account for plausible sale proceeds after selling costs. For renting, estimate rent and other contractually permitted expenses, likely rent changes, and what the cash reserved for a purchase could otherwise earn or fund.
Do not count the entire mortgage payment as a cost: principal repayment reduces the outstanding debt and contributes to equity, while interest is a financing cost. Equity is not a guaranteed gain, however; property values can fall, and selling can take time and cost money.

How the costs and trade-offs differ
| Factor | Renting | Buying |
|---|---|---|
| Cash needed at the start | A deposit or guarantee and any initial payments permitted by the contract and law. Some cash may be tied up temporarily. | A down payment, applicable purchase taxes and other transaction costs. The lender’s underwriting and valuation conditions also matter. |
| Regular housing outflow | Rent, utilities and expenses validly allocated by contract and law. | Mortgage payment, community charges, insurance, utilities, local property tax and maintenance. |
| Changes over time | Rent may change under the contract and applicable rules. There is no mortgage-rate exposure. | Fixed or variable loan terms affect payment stability and total interest. |
| Repairs and condition | The landlord has statutory obligations; the lease and the home’s condition matter when establishing responsibility. | The owner pays for and coordinates repairs and capital work. |
| Moving | Usually more straightforward, subject to the lease. | A sale takes time and may involve costs; a short ownership period makes it harder to recoup upfront transaction costs. |
| Long-term wealth | Rent pays for use of the home but does not create home equity. | Principal repayment and resale value may build wealth, but gains are not assured. |
What buying a home in Spain costs upfront
Purchase tax depends on the home and region
A qualifying new home bought from a developer generally carries 10% VAT. Specified protected-housing cases are taxed at 4%. A resale home or a purchase from a private individual generally attracts property transfer tax (ITP), with rates set by the autonomous community where the property is located. Before calculating the cash needed to complete a purchase, check the applicable rate, taxable base and any buyer relief for that property and location.
Mortgage formalisation costs are separate from purchase taxes
Under Law 5/2019, as summarised by Banco de España, the borrower pays the mortgage valuation, while the lender pays the mortgage deed’s notary, registry, tax and agency costs. This allocation concerns mortgage formalisation; it does not mean the bank covers the home’s purchase taxes or every cost associated with the sale.

Check the registered property information
The Government’s purchase guide describes the nota simple as a common way to check registered ownership and property status. It can show charges such as mortgages or embargoes, special regimes, recorded information about community fees and IBI, possible prohibitions and cadastral coordination. The guide also describes signing the purchase deed before a notary and registering after completing the deed and taxes.
What Spain’s rent-burden figures show
In its Annual Report 2025, Banco de España reported that renter households spent an average 26.7% of average net household income on rent in 2024. Its city figures show substantial variation:
Rank #3
| City | Renter household rent burden in 2024 |
|---|---|
| Madrid | 31.6% |
| Barcelona | 32.4% |
| Valencia | 30.2% |
| Seville | 31.3% |
| Zaragoza | 24.1% |
| Malaga | 34.5% |
These are population estimates for 2024, not forecasts for an individual household. The same report estimates that 32.5% of households that did not own their main residence would have spent more than 30% of net income on housing if paying market rents that year.
Banco de España’s Annual Report 2024 material also estimated that approximately three-quarters of renting households either lacked enough savings for the initial costs of buying an average home in their municipality or would have faced mortgage payments above the report’s recommended ceiling of 35% of net household income. The estimate combines household, local-price and tenure data; it illustrates deposit and income barriers, not a universal lender rule or an individual affordability test.

As of 4 October 2026, the consolidated text of Real Decreto-ley 26/2026, published on 30 September and updated on 1 October, is marked in force from 2 October. It includes provisions affecting certain tenant charges and annual rent updates through 31 December 2027. The precise effect depends on the relevant contract, date, location and statutory conditions, so check the current BOE text and the lease before applying the rule to a particular tenancy.

Where the ceiling is exceeded, the provision states there is no increase; in other cases, absent agreement, an increase cannot exceed 2%.

A practical way to make the decision
- Choose genuinely comparable homes. Match neighbourhood, size and condition as closely as possible; otherwise, differences in location or quality can overwhelm the rent-versus-buy comparison.
- Calculate cash required to buy. Include the down payment, the applicable VAT or ITP, the mortgage valuation and other sale-related costs. Confirm regional taxes and relief rather than assuming one national ITP rate.
- Use an actual mortgage offer. Compare its fixed or variable terms, expected payment and total interest. Do not substitute a generic market rate for the loan you could obtain.
- Estimate ownership costs beyond the loan. Include community charges, insurance, utilities, IBI and a realistic allowance for repairs or capital work. Review property condition and community documentation.
- Estimate the rental path. Include rent, utilities and any expenses validly allocated under the contract and law. For future updates, account for the lease terms and applicable rules rather than assuming rent will stay flat or rise by a fixed percentage.
- Set a plausible holding period and resale case. Consider the chance you may need to move, the time and costs of a sale, and more than one plausible resale outcome. Do not rely on price growth as a guaranteed return.
- Check monthly affordability separately from total cost. A purchase can appear attractive over a long period but still be unaffordable at the outset or on a monthly basis. Keep the cash-to-close requirement and mortgage-payment burden visible alongside the longer-term estimate.
There is no supported nationwide number of years after which buying becomes cheaper than renting. The answer depends on the specific property and rental alternative, purchase taxes, financing, upkeep, rent changes and resale value.
