RAW Capital Partners’ mortgage loan book was reported to have exceeded £250 million on 1 October 2026. The figure is a loan-book milestone, not the assets under management (AUM) of the RAW Mortgage Fund, which separately passed £200 million in AUM in late 2025.
What the £250 million milestone means
Bridging & Commercial and PropertyWire reported on 1 October 2026 that RAW Capital Partners’ loan book had exceeded £250 million. The figure is reported company information; the coverage does not establish an independently audited amount or a precise balance-sheet date. (Bridging & Commercial; PropertyWire)
A loan book represents loans made by a lender. It is distinct from fund AUM, which describes assets managed by an investment fund. RAW says its lending is funded through the RAW Mortgage Fund, a cell of RAW Alpha PCC Ltd, which gives institutional and private investors access to mortgage loans secured against UK property. That funding relationship does not make the loan-book total and fund AUM interchangeable.

How RAW’s lending business has expanded
RAW Capital Partners launched in 2015 as a Guernsey-based investment management firm and specialist lender. Its first decade focused on mortgages for foreign nationals, UK expatriates and Channel Islanders investing in UK property. It began lending to UK-resident borrowers in December 2025, broadening the borrower base it serves.

In July 2026, RAW announced a first-charge bridging range for buy-to-let investors. The company has described a wider product range and changes including penalty-free overpayments, higher maximum loan-to-value ratios and simpler valuations as factors in its growth. The coverage does not quantify how much any one change contributed.
What the announced bridging range offers
RAW’s 22 July 2026 announcement describes the bridging loans as unregulated, first-charge loans secured against UK residential property. It identifies buy-to-let purchases, broken property chains and development exits as potential uses.

RAW said the range responded to broker demand for fast, flexible finance. The Guernsey Financial Services Commission register lists RAW Capital Partners Limited as licensed to conduct Controlled Investment Business and licensed under Guernsey’s Lending, Credit and Finance law for services ancillary to credit. That register entry concerns the named Guernsey entity; it does not establish the UK regulatory treatment of every product or loan. The bridging range is specifically described by RAW as unregulated.

The loan-book milestone signals the scale RAW reported for its lending, while its expansion into UK-resident lending and bridging shows a broader proposition than its original specialist mortgage focus. The available reporting does not provide a causal breakdown of growth or comparable terms for every RAW mortgage product.
