Publix goes beyond groceries: What the supermarket bought for $107 million

Publix Super Markets, Inc. paid about $107 million for two fully leased Miami-Dade shopping centers where its supermarkets already operate. The acquisitions are Airpark Plaza near Miami International Airport, purchased for $83.25 million, and The Shoppes at Quail Roost in South Miami-Dade, purchased for $23.7 million.

What Publix bought

Publix bought both properties from First Washington Realty, a Bethesda, Maryland, shopping-center owner and operator. First Washington’s announcement on October 7, 2026, said the centers were fully leased when they changed hands. The purchases make Publix the owner of the retail real estate surrounding its stores, not just a supermarket tenant.

Property Location Reported price Size Publix role Other named tenants Leasing status at sale
Airpark Plaza 5715 NW Seventh Street, near Miami International Airport $83.25 million 171,443 square feet (JLL Capital Markets, 2026) Anchor Burlington, First Watch, Truist Bank, Subway, Wingstop, TD Bank and Burger King Fully leased
The Shoppes at Quail Roost 20201 SW 127th Avenue, South Miami-Dade $23.7 million 73,550 square feet Anchor Community medical center, Great Wall of China restaurant and Gentlemen’s Quarters barbershop Fully leased

The combined figure is commonly reported as approximately $107 million. Adding the unrounded transaction prices produces $106.95 million; reports that describe Airpark Plaza at $83.3 million are rounding the $83.25 million figure.

Airpark Plaza is the larger deal

JLL Capital Markets reported the Airpark Plaza sale at $83.25 million. At 171,443 square feet, it is the larger of the two centers and includes a broad mix of food, banking, service and discount retail tenants alongside Publix and Burlington.

JLL described the transaction as the largest suburban Publix-anchored shopping-center sale in Miami-Dade County in nearly 20 years. That comparison is a market characterization from JLL, not a claim that Publix has never bought another type of property in the county.

Property-size descriptions for Airpark Plaza differ among reports. One account refers to 204,740 square feet across three parcels, while JLL’s transaction release states 171,443 square feet. The JLL figure is the one tied directly to the sale announcement, so it is the appropriate figure for comparing this transaction.

Quail Roost is a smaller neighborhood center

The Shoppes at Quail Roost covers 73,550 square feet at 20201 SW 127th Avenue in South Miami-Dade. The Miami Herald reported Publix’s purchase price as $23.7 million. Its tenant mix includes a community medical center, Great Wall of China and Gentlemen’s Quarters, giving the center a neighborhood-service profile rather than the larger, multi-category lineup at Airpark Plaza.

Why buying the plazas matters

The transactions shift Publix from tenant to landlord at two locations it already anchors. Owning the surrounding centers can give the supermarket more control over future occupancy, neighboring uses and the physical environment around its stores. It also lets Publix retain the real-estate value generated by a center instead of paying rent to an outside owner.

Jorge Portela, senior director at JLL Capital Markets, summarized the broader trend: “More retailers are electing to own their own real estate and Publix is no exception.” Publix did not comment on these purchases. A company spokesperson had previously said Publix would not discuss its “real estate strategy,” so the company has not publicly stated whether it plans a wider acquisition program.

What the purchases do—and do not—show

  • They show direct ownership: Publix now owns two Miami-Dade shopping centers containing its supermarkets.
  • They show a material capital commitment: The reported prices total $106.95 million before rounding.
  • They do not establish a national strategy: No company-wide target, acquisition timetable or additional planned properties was disclosed with these sales.
  • They do not change the reported tenancy at closing: Both centers were fully leased when First Washington Realty sold them.

Transaction timeline and reporting

  1. October 7, 2026: First Washington Realty announced the sale of both fully leased centers.
  2. 2026 transaction reporting: JLL Capital Markets reported Airpark Plaza’s $83.25 million price and 171,443-square-foot size.
  3. October 16, 2026: Miami Herald reporting identified the $23.7 million Quail Roost price and described the combined purchases as about $107 million.

Bottom line for shoppers and investors

Publix’s $107 million move is a real-estate acquisition, not the purchase of another grocery chain. It bought the two Miami-Dade centers around existing Publix stores, with Airpark Plaza accounting for most of the investment and Quail Roost adding a smaller neighborhood property. The immediate strategic benefit is greater control of the retail sites that support those supermarkets; the available announcements do not yet show how far Publix intends to take that approach.
