PropStream brings property search, lead screening, analysis, owner-contact tools, and mobile research into one workflow. Its AI features add property summaries and question answering, but they are vendor-described aids—not independently verified valuations, seller signals, or investment recommendations. Investors should use the platform to prioritize research, then verify the underlying facts before making decisions.
What PropStream does for real estate investors
PropStream describes its service as a property-data and workflow platform used by investors as well as agents, brokers, wholesalers, lenders, contractors, and appraisers. The company says it was founded in 2006 and acquired by Stewart Title in November 2021; those are company-history statements on its About PropStream page.

The platform combines property records and search filters with lead lists, analysis tools, contact lookup, outreach workflows, and a mobile app. The practical value is less about any single data point than about moving from a broad search to a shortlist, evaluating candidates, and deciding which ones merit follow-up.

PropStream’s feature page says users can search by address, parcel number, ZIP code, city, or county, then combine filters or upload lists. It currently advertises more than 165 filters, 21 pre-made lead lists, and data on over 160 million properties. These are vendor-reported figures on the current page, which does not date the counts; they may change and are not independently verified.
#1 Best Overall
Examples of the listed screening categories include pre-foreclosures, pre-probate, senior owners, tax delinquency, tired landlords, upside-down properties, vacant properties, vacant land, failed listings, and zombie properties. PropStream also describes high-equity and other lead categories. These labels narrow a search; they do not establish that an owner wants to sell, that a property is distressed, or that a deal is profitable.
Turn a broad search into a research list
- Choose a geography. Search the relevant area using an address, parcel number, ZIP code, city, or county.
- Apply screening criteria. Combine filters that match the acquisition strategy, such as vacancy, equity, or listing history, rather than treating one flag as a conclusion.
- Review and refine results. Check whether the records fit the intended property type and market; save or export a shortlist for further evaluation.
- Verify candidates independently. Confirm ownership, property condition, title and lien details, and current market information through appropriate records and professional review.
PropStream describes its search and lead-list capabilities on its features page.
Evaluate properties with comps and calculators
PropStream lists comparable-property searches, property reports, demographic insights, heat maps, and calculators for rental cash flow and fix-and-flip scenarios. It says its comps draw on MLS and public-record information. These tools can help organize an initial underwriting pass, but a comp set is not a confirmed sale price for the property under consideration, and calculator outputs depend on the inputs supplied.

In its April 7, 2026 announcement, PropStream said its Intelligence Assistant can answer questions about value, potential profit, rental estimates, trends, and investment topics. The company also says the assistant prioritizes MLS information over public-record sale prices in non-disclosure states, where public sale prices may be less reliable. This is a description of the product’s approach, not independent validation of the data or resulting estimates.
Use analysis tools as checkpoints, not verdicts
- Compare a proposed comp set with the property’s location, size, condition, and timing; investigate outliers or mismatched properties.
- Use rental and flip calculators to test assumptions such as purchase price, repair costs, financing, rent, vacancy, and holding period.
- Check current local records and seek qualified advice when a decision depends on valuation, title, liens, legal status, or financing.
PropStream’s feature descriptions and its April 7, 2026 AI Assistant announcement do not establish independent accuracy rates for comps, automated valuations, or projected returns.
What PropStream’s AI features add
PropStream says it began rolling out predictive AI upgrades in 2024, including property-condition analysis based on MLS photos, foreclosure-factor data, and estimated wholesale-value calculations. The company’s real estate AI page describes these as product capabilities; the materials do not provide independent comparative testing or error rates.

Ask property-aware questions
PropStream describes its Intelligence Assistant as multilingual and able to answer questions in the context of a property. That can make it easier to explore a record or surface relevant information, but an answer should be checked against the underlying record and other reliable sources before it informs an offer or investment decision.
Generate a property summary
On July 30, 2026, PropStream announced a one-click AI Summary on the Property Details page. The vendor says the summary can highlight items such as ARV, comparable properties, owner equity, distress indicators, and linked properties, and suggest next steps such as running comps or opening calculators. These are vendor-described functions, not independently validated findings. An AI-generated “distress” indicator or ARV should be treated as a prompt to investigate, not proof of condition, seller motivation, or achievable resale value. See the July 30, 2026 announcement.
Find contacts and manage follow-up
PropStream Connect combines contact lookup and outreach functions. The feature page lists skip tracing, Click-to-Dial, Dialer Campaigns, Lead Automator, email, and discounted direct mail or postcards. PropStream says contact information may cover people and entities, and describes DNC and litigator alerts. These tools can streamline follow-up, but they do not remove the need to check contact records, observe applicable calling and messaging laws, and honor do-not-contact requirements.
The company’s mobile page says Connect is included with Pro and Elite or available as an add-on for Essentials. Plan features and terms can change, so check the current entitlement details before choosing a plan. PropStream also says it acquired BatchLeads and BatchDialer in 2025; its feature page advertises a BatchDialer discount through PropStream. The acquisition and discount do not by themselves establish an affiliate or referral arrangement.
PropStream describes these tools and saved-property alerts on its features page, with plan inclusion notes on its mobile app page.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitchesResearch properties in the field
PropStream’s mobile app page describes property search, ownership details, loan and lien information, MLS data where available, automated valuation estimates, comps, and drive-mode features. Its driving-for-dollars guide frames field observation as a way to identify properties for further research. A visible maintenance issue or an app flag can justify a closer look, but neither alone proves that an owner is motivated to sell.
Best Value
- Record a candidate during a drive. Note the address and observable details without assuming what they mean about the owner or property.
- Research the record. Use the app to review available ownership, loan or lien, MLS, and property information.
- Evaluate the market context. Review relevant comps and run any rental or renovation scenarios using explicit assumptions.
- Decide whether outreach is appropriate. Verify the details that matter, then use compliant contact methods if follow-up is warranted.
PropStream explains this workflow in its February 9, 2026 driving-for-dollars guide.
How to assess whether the feature set fits your workflow
Before relying on PropStream—or comparing it with another platform—check the parts of the workflow that matter to your strategy:
- Coverage: Does it include the property types and geographic areas you work in?
- Record quality and freshness: Can you verify important ownership, lien, listing, and transaction details from authoritative sources?
- Search control: Do the filters and list-building options let you define useful screening criteria?
- Comparable data: Are comp sources visible and sufficiently comparable for the property and market?
- AI transparency: Can you inspect the records behind a summary or estimate and validate its assumptions?
- Contact safeguards: What is included in contact lookup, what alerts are offered, and what compliance checks remain your responsibility?
- Plan fit: Which features are included, which require an add-on, and what is the total cost for your actual use?
- Field workflow: Does the mobile experience support how you identify and revisit properties?
