Outbyte Driver Updater FREEScan for outdated or missing drivers - takes under a minuteDriver Scan →Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →An AI agent can pay for an Irish rent-data API call using a documented x402-over-MCP flow: the server returns payment requirements, the client retries with payment metadata, and the server verifies and settles before returning the result. That describes a protocol pattern, not proof that a particular Irish rent API has been shipped or uses it. Public information supports the data and protocol pieces below, but does not establish any specific service’s implementation, performance, costs or production lessons.
What a pay-per-call rent API needs to do
A useful service has two separate jobs: answer a rent-data question correctly and make the paid request understandable and verifiable to an agent. The payment protocol does not define the meaning or quality of the rent data. Likewise, a data catalogue’s machine-readable endpoint does not by itself provide an agent-facing paid tool.

A practical design therefore needs a clearly described query, a well-defined response, and payment terms the client can act on. For Irish rent data, the query must also preserve the distinctions in the underlying statistics, including tenancy type, geography and reference period.

The x402 Foundation’s MCP transport specification describes this sequence:
#1 Best Overall
- Read Before You Buy — No Video Output: These adapters support charging and USB 2.0 data transfer, but cannot transmit video signals. Except for standard USB webcams (which use USB data only), they are not compatible with HDMI/DisplayPort cables, video-capable USB-C hubs, or docking stations with video output.
- Convert USB-A Ports to USB-C: Designed to connect USB-C earphones, cables, flash drives, card readers, and other USB-C accessories to standard USB-A ports. Plug-and-play with no drivers or software required.
- Aluminum Alloy Housing: Built with a sturdy aluminum alloy shell that aids in heat dissipation and protects against daily wear and scratches. Designed to maintain a stable and secure connection.
- Compact & Travel-Friendly: The ultra-compact design allows the adapter to stay plugged into your device without blocking adjacent ports or adding bulk, reducing wear and tear on your original USB ports.
- 12-Month Warranty: Backed by a 12-month manufacturer warranty for peace of mind. Designed to meet strict quality control standards for reliable everyday performance.
- Call the tool without payment. The client makes the MCP tool call as usual.
- Receive payment requirements. The server responds with a tool result marked as an error and includes PaymentRequired data describing the payment needed.
- Prepare and send payment data. The client creates a payment payload and retries the call. The specification says clients send this data in the MCP
_metafield underx402/payment. - Verify and settle. The server verifies the payment and settles it before returning the requested result.
- Return the result and settlement information. The successful tool result includes settlement information.
This is the behavior described by that specification; it should not be presented as the behavior of an individual API unless its implementation has been checked. A real integration also needs to document which assets and networks it accepts, how a client authorizes payment, what happens when payment or settlement fails, and whether a retry can safely repeat a request. Those choices are service-specific.
What the evidence does—and does not—establish about MPP
A live service portal describes support for both x402 and MPP, but that claim does not establish the titled API’s payment implementation or an apples-to-apples comparison of the protocols. The available information does not establish which MPP version such an API uses, its networks or assets, payer authorization, settlement model, retry behavior, fees, custody assumptions, failure handling or client compatibility.

For an implementation account, those details matter more than naming both protocols. Without the service’s technical documentation or implementation records, it is not possible to say which one was used, how they differ in that service, or what shipping either one taught its author. Treat protocol names as a starting point for questions, not as a substitute for an integration description.
Where the Irish rent data comes from
The Central Statistics Office catalogue lists an RTB Average Monthly Rent Report resource in JSON-stat format, with a machine-readable API endpoint and a CC BY 4.0 licence. The catalogue record shows a September 2026 update. Confirm the live endpoint and licence terms when building or deploying a service; catalogue details and terms can change.

The underlying RTB/ESRI Rent Index is based on tenancy registration data supplied to the Residential Tenancies Board and independently analysed by the Economic and Social Research Institute. It tracks rent-price developments and reports separate measures for new tenancies and existing tenancies. These series answer different questions and should remain distinct in an API’s query options and response fields.
How to avoid misleading rent answers
Keep new and existing tenancies separate
Do not return an unqualified “average rent” when the source distinguishes tenancy segments. The RTB/ESRI Q3 2025 update reported a standardized average of €1,776 per month for new tenancies and €1,494 for existing tenancies. The difference was €282 per month, or 18.9%. These are figures for Q3 2025, not current 2026 estimates.

- Please Note: To reach 10Gbps speed, keep the cable under 3.3 ft. For USB A Male to USB C adapters, try flipping the USB C connector. USB C Male to USB A adapters support bidirectional 10Gbps transfer within 3.3 ft
Preserve geography, period and standardization
Make the location, quarter and tenancy series explicit in both the request and response. The RTB says the quarterly index tracks price developments over time. Its standardized average-rent movements can also reflect market churn—for example, changes in the mix of tenancy segments or properties entering and leaving the market—not only rent changes for otherwise identical homes.
Represent insufficient data as missing, not zero
The RTB’s Average Rent Dataset lets users select property types and quarters from the end of 2007. Available locations depend on population and dataset size, and the RTB notes that a 0.00 result indicates insufficient data. An API should make coverage limits visible and preserve that distinction; presenting such a value as a genuine zero rent would be misleading.

What a responsible shipping account should report
A title promising lessons from shipping a service should be backed by first-party evidence. Protocol documentation and public rent-data records do not verify a particular API’s code, infrastructure, payment configuration, usage, costs, latency, reliability or revenue. Do not infer these facts from the existence of the protocols or dataset.
To make implementation claims useful and checkable, an author should describe the actual service and its records, including:
- the exact x402 and MPP versions used, if both are implemented, and the networks, assets and client SDKs supported;
- how the payer authorizes payment, who controls any wallet or keys, and how verification, settlement and failed or repeated calls are handled;
- which CSO/RTB resource and query dimensions the API exposes, how it labels new versus existing tenancies, and how it represents unavailable values;
- measured request volume, latency, failure rate and cost, each with a measurement period and conditions; and
- the operational problems encountered and the evidence for any claimed lesson.
Without those details, the supportable conclusion is narrower: the data is catalogued in a machine-readable form, the rent measures require careful interpretation, and the x402 Foundation documents a payment-required/retry/result flow for MCP. Those facts outline a possible design, but they do not establish that a named pay-per-call rent API is live or reveal what its operator learned from shipping it.
